What is the one thing you would change about your neighborhood? Replace the ugly four-plexes with the houses that were there Attractive yards and exteriors (painting etc) No historical designation so I could do what I want with my house The City would stay out of my business Vegetation, not paving Better property maintenance Environmental Code Enforcement (Stop Neglect) New streets and alleys Never have to go to another meeting Know my investment is protected Redevelop dilapidated housing stock More families Close front yard curb cuts where alleys exist Allow more uses No conflict between home owners, historic preservationist, and landlords Want more Owner Occupied: Student ratio More families, fewer rentals Higher-density residential placed near campus Less noise More owner occupants Clean-up and Fix Run Down Structures All property would be clean and well-kept Power lines with poles that are in people s way Fix up Run down Structures Oread wasn t based on profit $$$$
What is your favorite design or architectural feature in the neighborhood? Things look well kept Variety, including old and new styles Pitched roofs Alleys Older homes as turn of the century Mixture of older styles Historic look of older homes and structures Front porches large enough to enjoy with neighbors (no sofas) Different housing options Alleys Diversity of residents The variety of structures open minded and creative Variety of styles Houses look like they are of the same period and design (no contemporary among traditional) Single structure on single lot development Barns in alleys Interesting roof lines Front porches The wide variety Diversity of historic styles Alleys and Porches Historic homes with hitching posts and other historic features
50 years from now, you return and you are so happy that is still here? Students can still afford to live here People-centered (scale) The Wheel Older housing stock Can still get a beer at The Wheel House design with street is the same (no contemporary design among traditional) Old houses are still there A place where students are still renting Still has trees The infill 4-plexes are removed with redeveloped homes of quality More student housing Still a student neighborhood and not a student ghetto Historic houses Owner occupancy still a viable use Many of the structures are still standing and in good condition Tennessee and Kentucky still have older looking structures Prosperity No skyscrapers Same streets and sidewalks Homes look similar to 175 years old Structures are interesting and inviting - I want to spend time here Historic houses Human scale Complex connectivity networks More families and no fewer historic homes
What is the communities top design priority that needs to be resolved? All existing mixed-uses can co-exist in varying proportions according to district Historic Structures & Complimenting Structures RD Zoning back, stolen in 2006 For lack of housing near campus, students are being pushed in large numbers into apartment complexes far from campus. It s not fair to the students, it causes traffic congestion and pollution. I d like Design Guidelines that help fit more students into the Oread neighborhood in ways that minimize noise and the sense of overly-dense housing Would like original zoning back Victorian details will be preserved I m in favor of working out new design guidelines if historic design guidelines are removed. Isn t this duplicative Appropriate density Respect for historic development standards that reflect the original townsite development Be able to change update structure but somewhat keep the historic look of structures Historic Character Preserved ie, Sidewalks, Alleys, Setbacks, Appropriate Density If my home burns down I want to build back to same design and set backs Less Red Tape Historic Structures High Quality of Life Things that Promote Owner Occupant Accessible Sidewalks & Public Stairs in good safe order Historic Preservation and high quality of life for all residents renters & owner occupants Continuity of existing style
What worries you about adopting design guidelines? Loss of income from my student rentals Hurts, slows, impedes development. Makes the process more difficult Not do enough They will not be enforced The it will encourage more development NO FEAR Not strict enough If house burnt down could not build to original size That it will encourage more development Limitations to Additions/Design Process gets longer Not being able to rent mu house Cost of bureaucracy to enforce Stifling evolutionary development Cost to homeowner Everything looks the same Guidelines are regulations and the rest of Lawrence doesn t have them Curb-to-curb development No protection for historic homes outside & in Won t include hot tub allowance Someone telling me what I can and Can t do with my property City won t enforce Stopping redevelopment of dilapidated structures Loss of property rights and value
