2 Location: The Walsh Ranch is located south of Ennis, Montana along the Madison River in the Prettiest Place in the Country. More specifically this ranch is south of Bozeman about 70 miles and south of Ennis about 18 miles. Yellowstone National Park is just minutes away along Highway 287. Bozeman and Ennis Area: Bozeman is the hub for the area s Commercial Air Service to Denver, Salt Lake, Seattle, and Minneapolis. Bozeman is known for Montana State University and the Bridger Bowl Ski Area. Ennis is located south of Bozeman and is a quaint community of about 1000 people and provides numerous services and has an airport (4700 x 75 ) that lands private jets and other aircraft.

3 Ranch Size: The Walsh Ranch contains about 3,377 deeded acres plus about 300 plus acres of BLM lands and about 530 acres of State of Montana lands. See the attached map. Over the years the Madison Valley is known for its cattle production mainly the Angus and Hereford breeds along with raising hay and small grains. Water: The ranch resources for water are of great importance that include spring fed reservoirs, irrigation waters and ditches, natural springs, wells, and the world famous Madison River. Trumpeter Swan, Bald and Golden Eagles, Sand Hill Cranes, and Numerous Waterfowl are at home in this valley.

4 Area Land: The land is a combination of irrigated and sub-irrigated meadows, brushy river bottoms, and expansive benches used for hay and pasture. The Walsh Family has been in the valley since the 1950 s running the ranch as a cattle operation. Now it can be an executive resort for horse back riding, hunting, and world class trout fishing. Madison River Valley: This is a view of the staggered ponds and further up the valley the ranch improvements. This is a productive valley with live water everywhere which is key to a valuable property. The ranch has an extensive list of water rights. See attached information.

5 Fish with Emotion: This River begins in Yellowstone National Park at the intersection of two quality trout streams, the Gibbon and the Firehole Rivers. From there it flows through Hebgen Lake and Quake Lake. From the out let of Quake Lake the true Madison begins. Upper Madison: The fifty mile stretch of river between Quake Lake and Ennis is known as the Upper Madison and by some the 50 mile rifle. The Walsh Ranch is about in the middle of this stretch famous for Brown and Rainbow Trout.

6 Ranch Improvements: The Walsh Ranch has a very private set of buildings located just a mile and a half off the county road in a secluded setting with views of Sphinx Mountain and the Madison Mountain Range. Facilities: Also, there is a rustic 36 x 100 red barn which is a Historic Landmark built in 1917, a 40 x 80 implement shed, a 30 x 40 pole building, an original homestead ranch house built in the late 1800 s still in use, and other nearby improvements for horses and livestock.

7 Residence: Included is an updated residence with a custom native stone fireplace, 2.5 baths, full basement, garage, and numerous rooms for comfortable living with 3,364 sq ft of space. This area is attractively landscaped with an assortment of trees, live water, white fencing, and vast lawns Conservation Easements: The Walsh Ranch does not have a Conservation Easement in place but has the potential to be protected thereby preserving the ranching community of one of the most dramatic mountain valleys in Montana. If there would be such a donation a potential buyer would receive considerable tax benefits.

8 Private Ponds: The Walsh Ranch has a series of private ponds planted with Brown and Rainbow Trout. At a picnic I witnessed the owner s grandson gleaming with a 4 1/2 pound Brown Trout and more recently an eight pound trout was caught. Live Water: Private waters meander through the ranch feeding the reservoirs. They are located on the northern part of the ranch and are spring fed. This resource has unlimited potential for private fish development. Also, this type of environment provides a wonderful habitat for waterfowl and other wildlife.

9 Glorified River: The Madison River may be the most revered water resource in the State of Montana. It seems that every major sporting publication in America has highlighted this river. Fish counts have revealed 2500 to 3000 Brown and Rainbow Trout per mile.
