Here you will find convenience shops and service offices, a well-equipped Fitness Centre, a large auditorium, a VIP conference room, and a spacious lounge for networking and receptions. The canteen has a capacity of 300 seats including three VIP rooms for business dining. From the canteen there is direct access to an outdoor garden and café, and areas for walking. 13 Accounting & Financial Reporting In China, monthly accounts must be prepared and reported to the local State Tax Bureau following the issuing of the business license regardless of actual operations. NIP Service will handle the daily accounting and monthly financial reporting on behalf of your company during the initial start-up period. 23 This concept is targeted towards large companies already established in China that want to rent a whole office floor. The design meets the need for open office space as well as office cells. A centrally located zone extends all the way through the floor with such facilities as conference rooms, IT & server room, printer room, networking café, reception and a representative lounge. To provide a light atmosphere of openness between the office cells and the open office space the interior walls are made of insulated glass. 26 Office buildings technical description General The main design of the office buildings is a concrete structure with curtain walls and glass facades. The buildings are designed to have a life time of 50 years, and to comply with all requirements according to the latest Chinese regulations and construction standards. Parking The basements under the buildings have 200 parking lots. The additional 50 outdoor parking lots brings the total parking capacity to 250. Facades The curtain wall glass facades are made with two layers of glass with low energy glazing, which provides an efficient insulation in the cold season. The windows have a sun reflecting foil which blocks up to 75% of the heat from the sun, compared to ordinary windows. This design reduces the capacity needed to cool down the interior of the building in the hot season thus lowering power consumption and operation costs. Decoration materials The materials used for the interior decoration have been selected after thorough examination based on factors such as high quality, low level of maintenance, and international standards and levels with respect to emission of hazardous substances. Kitchen and Canteen The canteen has seating capacity for approximately 300 persons, and is design to serve 1200 meals during a two hour rotation. The kitchen will have a capacity to produce lunch meals for distribution to companies in the industrial park, and be equipped to serve both Chinese and Western food. The kitchen and Canteen are located in Building A3. Other shared facilities Other shared facilities are also located in Building A3, and includesa conference room with seating capacity for approximately 70 persons, a video conference room for 20 persons, a fitness center with various kind of exercise apparatus, and a segregated area for special receptions and conferences. Elevators The elevators are delivered by the international manufacturer Schindler. Each of the 4 office buildings have two elevators with a capacity of 1,150 kilos or 15 persons, and a speed of 1,75 meters per second, which ensures efficient and fast distribution between the floors. The elevator cars are certified for disabled and blind persons. Sanitary equipment The sanitary equipment is of highest quality, and each floor has 4 toilets for female, 3 toilets for male plus 3 urinals. Air conditioning and ventilation system The air condition is based on the VRV (variable refrigerant volume) system, which automatically regulates the effect and power consumption according to the actual usage, thus being an energy efficient system. The integrated fan coils in the ceiling can be individual regulated for optimal comfort. The buildings also have a ventilation system with heat exchanger installed, ensuring frequent exchange of the air to provide good working environment. 2 windows can be opened between each column span of 8 meters to allow for natural ventilation. Fire fighting system The buildings are equipped with water fire hydrants in combination with powder based fire extinguishers. In addition a sprinkler system is installed in all ceilings. Smoke detectors are installed in every room and connected to the central fire warning system which is constantly monitored by the technical staff. Electrical system Main distribution is laid easy accessible in a cable trunk above the ceiling in the central corridor zone on each floor and is connected to the electrical distribution boxes, enabling smooth installation if any additional power supply should be required.
