Deliberately scaled around walk-able distances, each district acts as a molecule of daily life, addressing its citizens needs for food, faith, health and education within the local community. Built over 15 years, the 3 billion masterplan will transform the 75 hectares of Queen s Island into the Titanic Quarter; a community of 7,000 homes complete with offices, education, retail and leisure facilities. The sweeping lines of the verdant ribbon parks lend the island a lyrical form, their informal woodlands and meadows creating a place for active recreation. Inspired by the construction techniques of traditional Islamic geometries, its sweeping curves and circles hold a timeless quality and cultural validity. A grand Avenue of Light reaches across the carriageway on a wide Garden Bridge to connect the campus quadrangles of learned institutions to the cultural highlights of a waterside Arts Quarter. This physical connection prevents the isolation of the academic sphere, actively encouraging the cross-pollination of ideas as students, scholars and scientists mix freely with the wider community. The broadened minds of Bab al Nur will take the global-decisions that ultimately decide Dubai s future.

10 greenwich peninsula, london, uk GREENWICH PENINSULA LONDON, UK 2002 LEND LEASE EUROPE Leaving memories of ephemeral millennial festivities behind, this design proposal sought to permanently regenerate an engineering icon and its surrounding peninsula. Integrating the former Millennium Dome into a new mixeduse development, it offered over 8 million sq/ft of office, retail and leisure amenities, all served by excellent transport links. Civic spaces filled with shops, restaurants, cafés, and cultural amenities promised to animate the abandoned peninsula. With a dense residential quarter, this former industrial wasteland would have become a vibrant alternative to the south east s segregated-use schemes, as typified by the corporate solemnity of neighbouring Canary Wharf.

11 mana whenua, auckland, new zealand MANA WHENUA AUCKLAND, NEW ZEALAND 2002 AUCKLAND WATERFRONT This bold integration of Auckland s waterfront into a single consolidated masterplan offers a new home for the prestigious America s Cup Village. Extending Victoria Park s carpet of green across Fanshawe Street transforms the muscular armature of Wynyard Point into a central garden mall that doubles as quadrangle for a new learning city campus of schools, offices, residential and retail. Enclosing Westhaven Marina and Waitemate Harbour, it subdivides the water space into sheltered rooms, each catering to a different class of craft. A landmark destination for the City of Sails, Mana Whenua would be one of the most extensive contemporary waterfront developments in the Southern Hemisphere.

12 new est end, london, uk NEW WEST END LONDON, UK 2002 NEW WEST END COMPANY, LONDON Invited to explore one of most the famous shopping districts in the English speaking world, CivicArts proposed sweeping changes to London s New West End. The master plan called for Oxford, Regent, and Bond streets to be divided into 7 villages each hosting one of the primary target cluster groups who visit the area s 7.5 million square feet of retail each year. Working with Shopping Centre Solutions, each village was assigned a well defined boundary, encompassing the appropriate mix of retail, entertainment, dining, and culture. Looking beyond the ubiquitous streets, it successfully shifted the focus to the diverse character of the immediate neighbourhoods, their residents and guests.

13 north lakes, queensland, australia NORTH LAKES QUEENSLAND, AUSTRALIA 2003 LEND LEASE & LENSWORTH PROPERTIES A new heart for North Lakes community of 7,000 homes, this proposal forges a vital link between education and retail development. Career and skills centres, residences, offices and leisure amenities are stacked above a dense retail promenade that connects a landward shopping centre to a major lakefront learning institution. An exemplary model for a modern college town, its plentiful sidewalks, street cafés and restaurants will encourage the interaction of students, residents and guests, forming a marketplace of ideas. Championed by the Hornery Institute, this scheme represents the next generation of town centre development, applying an education branding to its generous civic spaces.

14 riverwalk, chesapeake, virginia, usa RIVER WALK CHESAPEAKE, VIRGINIA, USA 1987 RIVERWALK DEVELOPMENT INC The residential villages of River Walk are sensitively inserted into a dense forest of evergreens and hardwoods, laced with tidal marshes that team with wildlife. An enviable 1 mile stretch of the Elizabeth River acts as the frontage for 446 acres of verdant parkway, enveloping the 12 villages within a natural landscape. Inspired by the local Georgian architecture, each community is entered via copper-roofed brick gatehouses that combine to create a unique civic identity for the scheme. The deliberate range of residences, from starter homes and condominiums to bespoke single family houses, allows River Walk s 1,400 families to stay within the neighbourhood as they grow.
