7 OVERVIEW This four story, twenty four foot wide, south facing, masonry building is located on the north side of King Street between Charlton and Vandam Streets. This Landmark property arose on April 1866, having been conveyed by the Rector Church Wardens and Vestrymen of Trinity Church to George A. Boyce. Originally constructed twenty four feet wide by forty feet deep, the previous owner, in the 1970 s, created an addition extending the left half of the townhouse, measuring approximately twelve feet wide by forty-eight feet deep. Increasing its size more than two thousand square feet while adding east and west exposures. The property has been upgraded throughout the years including a brand new boiler, washer/dryers installed to each apartment as well as updated flooring. In total, this townhouse contains twenty seven rooms, seven bedrooms, eight baths, eight fireplaces (six are currently active), and parlor floor terrace and rear year garden. The Charlton-King-Vandam District was deemed historic in 1966 and is the largest concentration of Federal style row-houses in New York City. The District also contains homes in the Greek revival style and a Queen Anne style former school. This estate was the site of one of the most beautiful mansions ever to grace Manhattan, the famous "Richmond Hill" of the Eighteenth Century. The Georgian home was built in 1767 for Major Mortier, who was in New York "on the King's business". It sat on a hill four hundred feet high, surrounded by gardens, meadows and woods, all with an impressive view of the Hudson River. During the Revolution, George Washington used it as his headquarters. Later, it became the Vice-Presidential Mansion for John Adams, when New York was the U.S. Capitol. Later, the house was bought by Aaron Burr, who used it for lavish entertainment and as a brilliant background for furthering his ambitions. With the development of the City northwards and the expansion of Greenwich Village from a rural to a city landscape, Burr mapped his property in 1797, planning its future develop.

15 NEIGHBORHOOD DESCRIPTION SoHo INTRODUCTION SoHo includes the area bounded by West Houston Street (north), Canal Street (south), Varick Street (west), Crosby Street (east). Soho, an acronym for South of Houston Street, and was coined in the mid-1970 s. This most diverse neighborhood in lower Manhattan has had a long history before becoming the heart and soul of New York City. SoHo came to represent the hip, avant garde scene. After the Civil War, easy splendor gave way to a faster pace of life. By the 1880s, million dollar textile industries had settled in the area. As the population centers shifted uptown, industry and commerce followed. Small firms, import/export houses, trucking companies, wholesale textile houses, the "rag trade," and inexpensive clothing outlets began to move in and have remained even to the present time. SoHo has become the epicenter of Manhattan s top and most exclusive high end clothing stores and the arts.
