SCOPE OF SERVICES: RELOCATION MANAGEMENT AND COORDINATION Project Solutions Group understands the importance of a cost effective and timely relocation. Our relocation scope of services is all-encompassing and includes: Developing a move plan that will define personnel and equipment relocation requirements This plan will be reviewed with the Client for scope, completeness and conformity with company standards Preparing a Request For Proposal (RFP) for procurement of a relocation company. Included in this effort will be the development of relocation specifications, conducting a walk-through and pre-bid conference, analysis and recommendation of the proposals received and negotiation of a final contract Hosting pre-move meetings with designated tenant coordinators. At these meetings, PSG will formulate details for packing, labeling, diagramming individual office furniture arrangements, etc. Coordinating activities with Client s IT department Conducting a pre-move walkthrough Move Day on-site management, oversight and coordination Overseeing contract close out including invoice review and claims coordination In addition, PSG will perform the following activities: Interact with the moving company on Client s behalf Develop a list of appropriate relocation companies Give the movers a tour of the origin and destination Answer logistical questions from the movers pertaining to the move Confirm that the elevator(s) have been padded and locked off for the move Make sure that protective covering is used on the floors and walls Make sure that the protective covering and debris is removed after the move Make sure that all computer peripherals arrive at the right location Coordinate the delivery of move containers (boxes, tuck and tote, etc.) Make sure that each work surface is clean and ready for work Make sure that the right furniture is in the right office Make sure that the office is arranged according to the plans Handle post-move fine tuning Schedule the pick up of the empty containers Walk through the origin at the end of the move to check for any property damage
Capital One Financial Corporation Project and Construction Mangement Data Center Description Capital One Financial Corporation is a McLean, Virginia-based bank holding company and a member of the Fortune 500. Project Solutions Group (PSG) and Capital One enjoy a successful and continuing relationship that began in 2004. PSG performs construction management services for Capital One projects ranging from multi-million dollar data centers and call centers in occupied facilities to branch bank construction in occupied offices to new construction of stand-alone banking facilities. In May 2008, Capital One, having determined that its future corporate growth depended on creating a new data center and expanding the associated infrastructure, selected Project Solutions Group (PSG) to manage the construction of its new 23,000 square foot Tier 3 mission critical data center in Richmond, Virginia. Its new infrastructure included five 1825 KW generator sets, four 600-ton cooling towers and a 265,000 gallon make-up water storage tank. Working closely with Capital One, PSG assembled the project team through procurement of the design team, construction management firm, and the independent commissioning agent. With the group in place, PSG managed the team s collaboration on documenting goals and objectives, budgets, plans and schedules, and design development phases. Major challenges of the Richmond Data Center project included working within the infrastructure of the existing data centers while strictly adhering to Capital One s restrictive security procedures. To preclude disruption of Capital One s ongoing critical business operations, all work required approved proposed Methods of Procedure (MOP). To assist in following Capital One s processes and procedures, PSG provided daily onsite personnel overseeing these endeavors. The Richmond Data Center is the only data center to receive Green Building Initiative s (GBI) certification. The project received a certification of One Green Globe. The Richmond Data Center was delivered on schedule and, at 18% under budget, with significant savings.
NII Holdings, Inc. Data Center Reston, Virginia Description Continuous change and growth in the international cellular communications market required NII Holdings, Inc. to rapidly grow beyond the capacity of their current office space and associated Data Center. NII engaged PSG in what amounted to over two years of combined planning and execution to relocate their entire operation and operating Data Center to a completely new facility incorporating high end corporate office space and a 24/7, N+1 level facility. The requirement from NII to have corporate office space in the same facility as the Data Center presented quite a few logistical and operational challenges. The Project Team was faced with installing major equipment in a building designed specifically for typical tenant / office type space. To further complicate the project, the building chosen by NII resides in the middle of a major Town Center with very limited available space and strict noise and aesthetic concerns by the Property Manager. A challenge felt during the entire project was ongoing base building construction and the daily coordination with the base building team. The use of only one, medium sized freight elevator, utilized by hundreds or workers daily required daily planning for movement of even the most standard materials. PSG worked with NII to assemble the Design and Construction Team, down to the level of MEP subcontractor selection. The Team selection was critical to ensure the workforce and knowledge was available at every level to meet the 16 week design to completion schedule. Work included: Specifying and pre-purchasing the new electrical and mechanical equipment for the Data Center thus eliminating up to thirty week lead time component from the schedule. Pre-purchasing several major data center components through PSG s proprietary National Purchasing Program, reducing original budgeted costs. Extensive communication and negotiation with the Property Manager / Developer to allow for placement of a generator, separate fuel tank and delivery system and HVAC roof-top equipment. The complete 75,000sf and associated Data Center project was delivered on schedule and the Data Center Network infrastructure was migrated successfully over a very narrow maintenance window allowing NII the ability to be fully operational as planned, with no interruption in normal operating business hours.
Arlington County Network Operations Center Arlington, Virginia Description Project Solutions Group served as a consultant to the landlord, Vornado, in this 9,000 square foot renovation of Arlington County s Network Operation Center. PSG was hired to assist the Vornado Construction Division to provide technical guidance and alleviate some of the workload. The existing NOC power and cooling were insufficient and the older equipment presented quite a few logistical and operational challenges. The Project Team was faced with installing major equipment to cover the past few years of growth and also future expansion. They were also confronted with very limited pathways, opened shaft walls and engineer revised piping specs. Some of the key factors during the project were the engineering design and review, the equipment selection phase and review of new equipment. The Team selection was critical to ensure the workforce and knowledge was available at every level to meet the design to completion schedule. Work included: Replacing the generator Replacing and upsizing fuel tanks Replacing cooling (HVAC) Data center supports Arlington County s TV stations, dispatch (911), county functions such as accounting & revenue tracking By negotiating pricing and change order control PSG was successful in reducing the costs of this project. The team provided technical submittal review and insisted and qualified the use of MOP s on all critical activities.
Nextel Communications Data Center Atlanta, Georgia Description In support of its continuing growth in the wireless communications industry, Nextel Communications utilized our project and construction management services for the conversion of an existing single-story administrative facility to a fully redundant 24/7 data processing center. The scope of the project was complicated by the need to relocate existing administrative staff within the facility and maintain a fully functional environment during the conversion of 30,000 SF to a data center, with an electrical requirement of 100 watts per square foot. In addition, Nextel imposed exceptionally tight budget and scheduled constraints on the project, a result of the highly competitive wireless communications industry market conditions. To meet the restrictive budget and schedule constraints imposed by the client, a new process for data center development was formulated and implemented. Work included: Researching alternate CRAC units, ultimately specifying a high-air volume unit that reduced the quantity of CRAC s from 40 to 24. Specifying and pre-purchasing the new electrical switch-gear for the building thus eliminating a forty-week lead time component. Pre-purchasing all major data center components through PSG s proprietary National Purchasing Program, saving almost 25% of the material s budgeted costs. An external utility corridor was created within the facility to centrally locate and manage all engineered systems that support the data center s operations. The data center was delivered to Nextel within the company s exceptionally tight schedule and budget. All business functions of the facility remained in full operations during the construction period despite numerous off-hour shutdowns to upgrade the electrical service to the building, installing a new electrical distribution system, and reworking the entire mechanical (HVAC), fire alarm and sprinkler systems. The project received an Engineering Excellence Award from Georgia Engineering Alliance for its innovative design and installation of state-of-the-art building plant systems. Completion Initial project 2004 In 2006, PSG managed an upgrade of the facility.
VISA Data Super Center McLean, Virginia Description Project Solutions Group personnel, in previous capacities, managed the planning, design and construction of a 72,000 SF data super center in McLean, Virginia. The project required a unique combination of skill sets, including advanced structural engineering. VISA required that the superstructure be built to California earthquake standards. Work also included specialized security knowledge (a bulletproof and intrusion proof structure was required) and exceptional management skills, which integrated the interests of a technical end user, land developer, and a design-build mission critical infrastructure integrator. The final challenge on the assignment involved the project schedule, because the data center needed to be on-line and fully operational prior to the start of the Christmas buying season. Our team undertook several activities to meet the unique challenges of this assignment: Including specialty consultants such as California licensed structural engineers, advanced security design consultants, and even cabling infrastructure specialists to manage the proposed cabling network Hosting and facilitating an offsite meeting to unify client goals with teammate project objectives, establish project expectations, confirm roles, responsibilities and lines of communication Creating a specific process to implement base building modifications during construction that supported changes to the data center environment and updated by the mission critical facility integrator This project was delivered to VISA on time to provide full operational capabilities prior to the onset of the Christmas buying season. The facility was fully survivable and redundant up to full N+1 capabilities, including paralleling UPS s and switchgear, multiple backup generators, diverse and redundant connections to private telecom utilities, and a remote cooling tower farm. The unique physical requirements of the facility were fully incorporated into the final deliverable, including earthquake protection, intrusion resistance, and a bullet-proof environment.
XO Communications Data Center Fremont, California Description Project Solutions Group was hired to manage the integration, design and construction of a data center in an existing 57,000 square foot space. Immediate actions were required to reduce construction time, and all project-related expenditures. Our team managed: A multiple phase project Restructuring construction of a contracted data center Designing a 65 watt square feet Pre-purchasing all major data center components through PSG s existing National Purchasing Program In the late 90 s data centers were being built at high speeds, XO Communications planned to build over 30. The PSG team was hired to manage the very first Data Center. During this time period a crash in the telecommunications industry occurred, causing XO communication to rethink its plans. The client asked PSG in the middle of the process to change the project objectives, thus building into phases. PSG redesigned the project in order to meet XO s business plan. The goals achieved included: Remaining on schedule for a multiple phase project, 2/3 phase 1, 1/3 phase 2, which completed construction in 162 days Minimizing overall project expenditures thus reducing the outlay from both operational and capital budgets Constructing building to have n + 2 capabilities and back-up power including UPS rotary Developing standardized processes and policies to expedite the development of this new data center Providing high level communications to the client representative, and minimize the impact of project decisions on the client representative s daily schedule
XO Communications Data Center Herndon, Virginia Description Space planning and existing building conditions were leading considerations in XO Communications decision to relocate their corporate headquarters office and network facility in the Northern Virginia area. XO reached out to PSG after having relied on PSG s assistance for many years, to help them through the complete Real Estate services requirements, followed closely by the design and build out of their new corporate office space and related Network / Data Center facility. XO was limited in their flexibility to locate their Network Facility remotely and ultimately decided to integrate the Data Center within their new Tenant space. The property presented numerous challenges as the building chosen by XO was built for standard tenant type office space, not a fully functioning redundant Data Center. PSG worked closely with the Property Management Company as the building is a multi tenant Class A facility where any noise and other tenant interruptions were not an option. There were very limited options to locate a new generator and through many discussions, a mutually acceptable location was found, which minimized impact to the facility and located the generator close to the building, reducing construction related costs and time on the schedule. The Design and Construction Team selection process included the variables of finding companies whose talents and experience included both Fast-Track High-End Tenant and Mission Critical experience. PSG researched numerous companies and presented the best of the best and the up-front research paid off with excellent communication and coordination by the entire team, which allowed the project to come in on time and under budget. In addition to the normal Project Management process, our challenges included: Combined pre-purchase of all long lead items (Tenant & Data Center) requiring additional upfront design time, but saving many weeks off of the construction schedule. Pre-purchasing several major data center components through PSG s proprietary National Purchasing Program, reducing original budgeted costs. Daily consideration of the existing tenants to minimize any evidence of Construction related activity both outside and inside the building. Working with the Property Manager closely and scheduling and completing major underground utility work with no disruption to auto or pedestrian traffic. The 100,000sf tenant build out which incorporated the Data Center was completed in advance of the original expected time frame. PSG s ability to provide oversight and guidance from the point of space consideration, through and including the move management of all personnel, as well as continuing facility maintenance allowed XO to concentrate on their ongoing business activities during the entire process with very little distraction.
