Vineyard ownership estimates the benefit of these incentives at between 40 and 50 percent of the total up-front capital cost of a full turnkey data center. Colorado Springs absorbs approximately 50 percent of data center investment in Colorado, owing to it s low cost power and temperate climate. The Vineyard site has been designed to become the region s first covenant controlled, sustainable, data center campus. As a result of a public-private partnership, the development incorporates innovative and sustainable features such as 100% renewable power, at 4.4 cents per kwh (all in), grey water reuse, storm water conservation program, recycled building materials, permeable pavement, xeriscaping, wetlands preservation, wildlife habitat preservation, tree harvesting and salvage, composting opportunities, county-wide trail system connecting dedicated open space. Specific covenants are intended to reinforce an overall theme of sustainability in building design and environmentally low impact building and business practices. This site allows for single occupancy, wholly owned or leased buildings, colocation and traditional data center support services in a region insulated from natural or man-made disasters.

The City of Colorado Springs will provide rapid response designation that allows for concurrent and priority reviews. > Water Access The City of Colorado Springs and Colorado Springs Utilities have a program in place to allow for the use of water directly from Fountain Creek in place of treated water for non-potable uses. > Preferred Utility Rates - Vineyard and Colorado Springs Utilities have established a special tariff rate for the park that will incentivize the use of power compared to typical users throughout the city. > Marketing Umbrella Vineyard Data Center Park, The Economic Development Council, the state of Colorado, the City of Colorado Springs, and the Wired Real Estate Group are collectively marketing the project. > TIF Financing Tax Increment Financing (TIF) will finance the infrastructure cost of the data center park. > Park-Wide Security Perimeter access control designed for the entire campus. > Long-Term Development Partner Capacity and expertise to provide value from entitlement through operation. > UCCS Workforce Development Partnership Training of existing and new workforce along with established incubator.
