Left Munich Re, London, EC3 The relocation of the London headquarters of the world s largest reinsurance company to one of the City of London s most prominent buildings. A fast track fit-out of 11,000sq.ft. over a 10 week period, encompassing the integration of the company s IT, data and audio-visual requirements. Right: Cubic, Redhill, Surrey This relocation to a substantially upgraded Call Centre Facility required the strip out of a light industrial unit and a fit out that included the extension and modification of existing mechanical services, new plasterboard ceilings with acoustic rated accessible drop in ceiling coffers, bespoke light fittings, resin flooring and high gloss lacquered panelled walls. The scope of works also required Skansen to produce a bespoke data and electrical distribution and termination solution. Project stages Our turnkey solution incorporates all aspects of the fit-out process from start to finish. At this stage, we also run a comparison against your short-listed new office spaces, taking into account not only best fit but also flexibility of services, cost and timescales, and let you know how you can reduce the impact on the environment of any works carried out. 2 Concept design Concept design sets the overall feel and standard for the new office. Departmental space standards and adjacencies are planned together with the interior design. We present our inspirational concepts and finishes in line with your branding expectations using 3D visuals and rendered floor plans. This stage also includes an online feedback and survey process, through which you can gather and provide your insights on our proposals. Mechanical and Electrical Services Modifications to building services such as air conditioning, plumbing, sprinklers and electrical services can often account for more than half the construction costs. Some alterations, depending on the chosen building, are required by law. 3 Detail design Detailed design is the preparation of all design information for subsequent construction. This includes drafting drawings for mechanical and electrical services, IT services, joinery, partitioning, ceilings and structural works. Detailed design also incorporates sign-off of specifications for finishes such as flooring, ironmongery and wall-coverings. 4 Pre-construction and procurement This stage of the process generally involves co-ordination of all site surveys, preparation of Statutory (Building Regulation/Planning Consent) and Landlord approvals and preparation of detailed programmes for pre-construction and construction. It also comprises co-ordinating all the specialist IT, audio-visual and mechanical services teams, preparing all the initial project costs, coordinating supplier and trade contractor tendering and preparing and submitting cost plans. Information Communication Technologies (ICT) No two clients operate in the same way and every company has its own unique configuration when it comes to ICT. Supported by specialist consultants, our team will advise you on the technologies available today as well as provide scope to allow for advances in the future, ensuring a tailor-made solution designed to complement the building infrastructure and plan for the new office. Left PwC, London, SE1 PwC appointed Skansen to carry out the 130,000sq.ft. refurbishment and fit out of Hays Galleria to provide accommodation for the relocation of staff in readiness for a move into their new global headquarters building at MORE London in 2010. Due to the constantly changing operational requirements of PwC the scope of works increased almost by 50% during the construction period. Despite this, the project was still delivered within the original 16 week programme. Right Knight Frank, London, EC2 A fast track relocation for Knight Frank s prestigious City of London Office on the 7th floor of 4 Coleman Street, with stunning views over the city. Furniture Furniture consultancy is a key part of any relocation, whether buying new or taking your existing furniture with you. Unlike other companies, Skansen is not tied to any particular suppliers, so our consultants (if required) are totally impartial and have access and purchasing power across the entire market. Fit-out, by its nature, is a fast-track construction process, so careful furniture coordination during project planning and the pre-construction phases are vital if the project is to run smoothly. Relocation management Perhaps the most intense phase of the fit out and relocation process. We can oversee and manage your entire relocation process ensuring your business is up and running with no impact to your first day operational requirements, bringing in the right expertise often during the design and planning stages of the fit-out process. 5 Construction We have built our reputation as a principal contractor and we are renowned for our high levels of quality and service. Our construction team, made up of more than twenty contracts and site managers, is responsible for not only ensuring your project is completed on time and on budget, but also safely and to the highest possible quality. The construction team co-ordinates each phase of work, reports back on a weekly basis on budgets and programme, ensures a high quality of workmanship and is in regular contact with landlords and local authorities. The team has a commitment not to hand over the project until the client is totally satisfied. Our contract and site managers are responsible for all day-to-day activities on site. They oversee site set-up, landlord liaison, management of all specialist trades and suppliers, quality management and health and safety management. Health and safety We take health and safety extremely seriously and nothing is more important than the welfare of our staff, trade contractors and visitors to our sites. Skansen employs a team of auditors that undertakes safety audits on all our sites and activities. It takes its lead from the Health & Safety Executive, ensuring that all our activities exceed the regulations set out by the Health and Safety at Work Act 1974, Management of Health and Safety at Work Regulations 1999 and Construction Design and Management Regulations 2007. Left Zodiac Maritime Agencies Ltd, London, SE1 A refurbishment and fit out of the top 2 floors (18,000sq.ft.) of the iconic Sea Containers House, incorporating the strip to shell and core prior to a comprehensive reconfiguration of M&E and core services to facilitate the occupier s space planning requirements. Key elements included Cat A & B fit out with installation of new high quality bespoke joinery to the executive areas and office floors and new dedicated WC services. Works were carried out over a 16 week period. Right Intercontinental Bank, London, EC3 A fast track fit out for the bank s new City of London representative office and trading floor. Quality Management We are totally committed to quality in all aspects of our operations. To help us achieve our quality objectives we have developed processes and procedures that are documented in our Skansen Quality and Procedures Manual and reviewed on a quarterly basis. These all comply with the requirements of ISO 9001:2000 Quality Management Systems and Skansen employees and operatives are required to use it at all times. 6 Post construction With the works finished on site our relationship does not just end here. 25% of Skansen s annual turnover is repeat business. That is clients coming straight back to us with new projects. After care service is about being on hand to make changes, fix faults and develop concepts regardless of size cost or nature. It is often how clients judge the success of their project. 8 9 Skansen Above Argyll Business Centres, London SW1 A comprehensive refurbishment and fit out of two Grade 2 listed Georgian buildings into a single luxury serviced office centre. Our MEPS co-ordinators advise on the impact your requirements may have on building services and undertake test and validation surveys on all systems to ensure they are operating as advertised. They also supervise their design, procurement, installation and commissioning.

Left Penningtons Solicitors, London, EC2 A fit out of Penningtons new City of London office. Organised over 2 floors (15,000sq.ft.), the project incorporated the developing trend within the legal sector for working in open plan rather than a more traditional cellular environment. The project included both CAT A and B works. Right TSYS, London, EC2 The programme parameters for this 12,000sq.ft. fit out were dictated by the lease expiry on the existing office, requiring a Christmas 2007 completion. By embracing a team ethos during the pre-construction period and encouraging open communication between team members, the project was successfully delivered within 9 weeks of appointment. Sustainability Skansen is committed to creating practical procedures in the fitting out industry to minimise the environmental impact of the work we carry out for our clients. We are founder committee members for Ska Rating, which enables clients and their advisers to measure the environmental impact of their projects and obtain accreditation through the RICS (Royal Institution of Chartered Surveyors) for their works. Skansen led the research programme with its partners the RICS and Faber Maunsell. The modelling system is available on an easily accessible website (www.ska-rating.com) for use by all involved in the fitting out process. In February 2008, Skansen won the Land Securities Trillium Sustainability Award at CoreNet Global UK s Annual Awards. We were praised for our commitment to developing a webbased environmental assessment tool so that the client decision-making process for fit out projects can be as much influenced by environmental factors as the traditional design, cost and programme factors. According to the judges, the Ska Rating Tool, together with the training of RICSaccredited assessors who can issue RICS Certificates for completed projects, will make a significant contribution to the sustainability agenda within the UK real estate industry.
