STRUCTURE / IMPROVEMENTS The existing improvements consist of two reinforced concrete, wood frame and masonry structures comprising the Ecumenical Center of Berkeley. The original church (and principal structure) was completed in 1939 and consists on the main level of a large sanctuary with seating capacity of over 300 people, adjacent reception hall, several offices and classrooms, a kitchen, three restrooms and 3-level tower. In 1956, a two story addition known as the "Student Center" was completed which is attached to the original structure. This building has several offices, a restroom and a large meeting room on the main level, and several offices and a restroom on the ground level. CONDITION OF IMPROVEMENTS The property is generally in good condition. Seismic upgrades were completed in 1990 and 1995. Items of deferred maintenance include electrical panel upgrades, roof replacement, re-pointing and waterproofing of the brick work on the tower, waterproofing at the main entry to the main floor off of Scenic Avenue, repairing of some concrete spalling at both main entry areas, replacement of the heating units, repaving of the asphalt parking lot and concrete driveway apron, and some additional seismic reinforcement.
