SITE / BACKGROUND The property consists of a single corner parcel fronting on the north side of Le Conte Avenue for approximately 165 feet and on the East side of Scenic Avenue for approximately 185 feet. The property is irregular in shape and totals 29,217 square feet, according to County of Alameda Records. Walter H. Ratcliff, Jr. (1881-1973) HISTORY The original sanctuary building was built for the University Christian Church and completed in 1939. Designed by famed architect Walter Ratcliff Jr. who was the first City architect for the City of Berkeley and designed numerous structures of merit in the Berkeley area. In 1956 a two-story addition designed by Ratcliff Architects was added. The street appearance of the property is spectacular and the sanctuary can best be described as breathtaking. STRUCTURE / IMPROVEMENTS The existing improvements consist of two reinforced concrete, wood frame and masonry structures comprising the Ecumenical Center of Berkeley. The original church (and principal structure) was completed in 1939 and consists on the main level of a large sanctuary with seating capacity of over 300 people, adjacent reception hall, several offices and classrooms, a kitchen, three restrooms and 3-level tower. Sanctuary IMPROVEMENTS The lower level is a large multi purpose dining room/auditorium with stage, a commercial kitchen, a number of classrooms and offices, a restroom and utility rooms. In 1956, a two story addition known as the "Student Center" was completed which is attached to the original structure. This building has several offices, a restroom and a large meeting room on the main level, and several offices and a restroom on the ground level. CONDITION OF IMPROVEMENTS The property is generally in good condition. Seismic upgrades were completed in 1990 and 1995. Items of deferred maintenance include electrical panel upgrades, roof replacement, re-pointing and waterproofing of the brick work on the tower, waterproofing at the main entry to the main floor off of Scenic Avenue, repairing of some concrete spalling at both main entry areas, replacement of the heating units, repaving of the asphalt parking lot and concrete driveway apron, and some additional seismic reinforcement. Contractor bids for the above work are available for inspection, the costs of which total in the $400,000 range. Architect Satellite Map

Main Entrance ACCESS Handicapped accessible entrance to the main hallway of the main floor for the original building and to the addition is by ramp off of Le Conte Avenue. No handicapped accessible entrance is currently provided to the ground level of either building. STRUCTURAL DETAILS WINDOWS: Wood casement in concrete frames; CEILINGS: Plaster or drywall in main level assembly areas, acoustic drop ceilings in most offices and lower assembly rooms; FLOORS: Carpet over wood subfloor on main floor. Linoleum in restrooms, kitchens and ground floor assembly room; HVAC: Forced air furnaces; HOT WATER: Central hot water heater; ELECTRICAL: Original main panels supporting 200 AMP 240 Volt service. Main and distribution panels in original structure have not been upgraded. FIRE SPRINKLERS: None; RESTROOMS: On the main level there are two restrooms off the main hall, a restroom in the Bapistry, and a restroom in the addition. On the ground level there are restrooms off the dining hall/assembly area and in the office area of the addition. KITCHENS: A full commercial kitchen with stove, hood and sinks is located on the ground level off the dining hall/assembly area. A smaller kitchen is located off of the main hall on the main floor.
