TOWNHOUSES HOMEOWNERS ASSOCIATION INC. Ocoee, Florida 34761 2011 Rules and Regulations These rules were developed by the Board of Directors to promote the safety and well-being of the residents, their guests, and protect Lake Olympic Townhouses common property. This document may be changed by ensuing boards to reflect the times and meet current needs of the community. 1
1. Enforcement a. Residents violating the rules and regulations will be cited. b. Disagreements on violations should go before the Board of Directors for arbitration. c. Lake Olympic Homeowners Association members ( Unit owners ), their family members, guests, tenants, tenant s family members, and tenant s guests must comply with the rules and regulations. d. Fines will apply to violations in accordance with the Association s Composite Restrictions - Refer to Article VIII, Section 3. 2. Facilities The facilities of Lake Olympic are for the exclusive use of Association s members their family members, guests, tenants, tenant s family members, and guests in good standing ( dues to the Association up to date.) 3. Pool Rules a. The Pool Rules are posted next to the bathroom doors. b. No Lifeguard on Duty; you will be swimming at your own risk. c. When using the pool, make sure the electronic swipe key card is with you. If you, your guests, or your tenant(s) do not have the electronic swipe key at the time, you, your guests, or your tenant(s) will have to leave the pool and beach area immediately. d. Due to our Insurance and Florida State Law, the pool hours are from 8 AM to 8 PM, unless posted otherwise. e. Glass containers are NOT permitted inside the pool or beach area. f. Pets cannot be inside the pool area. Exceptions to this rule are service dogs. g. Only four (4) guests per resident are permitted at one time in the pool area, unless the Board of Directors gives special permission; guests should know the Unit s number they are staying in and resident s last name, have appropriate identification with them, and hold a resident electronic swipe key card with them. If they do not know this information, or do not have the electronic swipe key card, they will be asked to leave the pool, or beach area. h. Do not prop the electronic entrance door to the pool for any length of time. 4. Tennis Court Rules a. Please, only four (4) guests permitted at one time. b. Tennis court hours are from 9:00am to 10:00pm. c. Glass containers are NOT permitted inside the tennis court area. d. Pets cannot be inside the tennis court area. Exceptions to this rule are service dogs. 5. Noise a. In order to insure your comfort and that of your neighbors, please keep radios, televisions sets, and car stereos volume down to a reasonable level. b. All remodeling or improvement activities must be restricted to the hours between 8:00am and 8:00pm; emergencies are the only exceptions to this rule. 2
6. Pets a. Household pets are welcome in the community providing that they do not create a nuisance, or disturbance to other residents, buildings, or grounds. b. The term pets shall be limited to household dogs, cats, & birds, exotics pets e.g., reptiles of concern, or other animals that have the potential to produce harm to humans or pets - do not fall under this term. Owners of exotics pets must inform the Board of Directors of the presence of these animals in the community. c. Dogs MUST BE walked always on a leash. d. Pet owners MUST clean up and dispose of any nuisance created by their pets. e. Owners will be financially responsible for any damage caused by their pets to buildings, landscaping, or other common property of Lake Olympic Townhomes. f. Dogs barking should be kept to a minimum. 7. Obstructions Sidewalks, entryways, balconies, roadways, driveways, and passage ways must be kept open at all time and shall not be obstructed in any manner. 8. Destruction of Property Association s members, their family members, guests, tenants, tenant s family members, and guests shall not mark, mar, damage, cut, destroy, deface, or engrave any part of the building, landscaping, or other common property. Association s members will be financially responsible for any damage caused by their family members, guests, tenants, tenant s family members, and guests. 9. Exterior Building Appearance To maintain a uniform and pleasing appearance of the exterior of the building, no awning, screens, glass enclosures or projections shall be attached to the outside walls or to the balconies or terraces without the written approval of the Board of Directors. THIS WILL REQUIRE AN ARC APPROVAL TO BE OBTAINED FROM THE MANAGEMENT COMPANY. This includes any type of screen or umbrella. Standard exterior colors shall not be altered. 10. Cleanliness a. All garbage and trash must be placed inside provided receptacles, not stored on patios, or outside of units. b. Any item that is seen from the street should be kept in order. c. The garbage attendants only take items that are inside the trash receptacles. Do not put large items outside trash bins. If necessary, break them apart and put them inside trash receptacle. d. Anyone caught throwing trash out into the road or street will be in violation. e. Make sure your front yard is clear of trash. 3
11. Entryways, Balconies, and Terraces a. Plants, pots, receptacles, and other movable objects must be kept in a neat and well-maintained manner. b. No clothes, rugs, or mops shall be hung from windows, doors, entryways, balconies, or terraces. 12. Door Locks Members must abide by RIGHT OF ENTRY INTO DWELLINGS IN EMERGENCIES: In case of any emergency originating in or threatening, regardless of whether the owner is present at the time of such emergency, the Board of Directors of the Association or any other person authorized by the Management shall have the right to enter such dwelling for the purpose of remedying or abating the cause of such emergency and such right of entry shall be immediate. 13. Air Conditioning Air conditioner repairs are NOT the responsibility of the Association. Residents are reminded that each air conditioner air handler is equipped with a condensation drain. This drain is easily clogged and must be cleared on a periodic basis. The responsibility for such cleaning is the member s and any damage caused by blockage must be paid by the member responsible. 14. Common Area Damage Members shall be liable for all damages to the building caused by receiving deliveries, moving and/or removing furniture or other articles to or from the building. 15. Refuse a. Garbage and trash should be disposed of in the dumpsters provided. 1) No furniture, appliance, or bulky items 2) No flammable liquids or toxic materials 3) All household garbage must be securely bagged 4) Close lid after use 5) Violators will be assessed a $75 fine b. All refuse must be placed in the dumpsters, as the trash collectors will only remove the contents within dumpsters. c. All items should be bagged before putting them into the dumpster. d. Dumpsters are not to be used to dispose of construction debris. e. Do not hang items outside on the windows, doors or balconies. f. Owners of rental Units will be responsible for all charges that may be generated when their tenants move out and refuse is left behind. 4
16. Roofs a. Under no circumstances shall anyone be permitted on the roof for any purpose except for the maintenance or repair specifically authorized by Management or Board of Directors. b. Satellite dishes are not allowed on the roof. If they are installed on the roof, the roof becomes the owner s responsibility and not the HOA for any and all future repairs for their roof. 17. Solicitation There shall be no solicitation by any person anywhere in Lake Olympic unless specifically authorized by the Board of Directors. 18. Parking a. Each unit is assigned two numbered parking spaces. Resident s guests must use guest parking spaces throughout the property. Vehicles improperly parked will be towed away at the expense of the owner. Residents shall not store campers, motor homes, commercial vehicles, trailers, other similar vehicles on the property at any time. AT NO TIME SHALL ANY VEHICLE BE PARKED ON THE GRASS. This is a violation and subject to immediate towing. b. All owner/renter vehicles must be in good working condition (e.g. windshields intact, no flat tires, etc.) and have current tags. c. If additional parking is needed, please contact the Board of Directors for approval. d. Guest spots are for Unit Owner guests ONLY. Any car that is found parked in a guest spot and belongs to a Unit Owner will be considered a violation. If the violation continues, the Board of Directors has the authority to tow the vehicle without warning. e. Parking outside designated parking spaces (street parking) is a violation, subject to towing. 19. Recreation Keys a. When owners or guest are using the facilities on the common grounds they should always carry their key with them as identification. b. Owners will be assigned one key for the pool area and tennis courts, boat ramp keys are issued upon request. Keys can be obtained from the management company. c. Replacement key costs are as follows: 1) Pool Swipe Key - $75.00 2) Pool Bathroom & Tennis Court Key- $25.00 3) Boat Ramp - $200.00 20. Maintenance on vehicles and other miscellaneous items a. Maintenance work on automobiles, motorcycles, etc., is not permitted. ONLY EMERGENCY REPAIRS WILL BE PERMITTED; repairs must be completed in one day and all clean up must be finished before the sun goes down. b. Operation of motorcycles and vehicles with loud mufflers or stereo systems within the community is not permitted and is a violation. c. Speed limit within the community is 15mph. Speeding within LOTH community is a violation. 5
21. Signs a. Only one sign not to exceed 2 x 2, FOR SALE or FOR LEASE is permitted per unit. No signs are allowed on common areas or main entrance to the Lake Olympic Townhouses Association. b. Derogatory signs are strictly prohibited. 22. Window treatments a. Windows treatments must be blinds, curtains or shutters only. b. It is not allowed to hang blankets, sheets, newspaper, and flags of any kind to be hung over windows as a permanent replacement for draperies or blinds. If these items are seen from the street for more than two days, this is a violation. 23. Playing a. With the limited space and small sidewalks in this complex, we ask all adults to keep a watch on their children. Please keep them out of the main driveway areas for safety s sake. b. Bicycles and skateboards are not allowed on in the tennis courts, or in the pool area. c. Children are not permitted to climb walls or fences. 24. Yard Sales Yard Sales are not permitted anywhere on the property unless it is a community function. Thank You Board of Directors 6
