1 Living in your apartment means both freedom and responsibilities REMEMBER: Drinking alcohol is illegal for anyone under 21 and may result in the suspension of your driver s license. Serving alcohol to anyone under 21 can result in very heavy fines and possible imprisonment. It is illegal to lie about your age or carry a false I.D. card to obtain alcohol. Getting cited by the police for an alcohol violation may result in judicial action with Edinboro University. Throwing a party may result in a DEFAULT of your lease DEFAULT = EVICTION EVICTION = 3 Days to remove yourself (including roommates) and all personal possessions with no refund of rent. We enforce the Open Container Law. This means no outside consumption of alcohol by anyone of any age. BEER KEGS ARE NOT PERMITTED ON THE PREMISES. It s not your call - - IT S THE LAW.

3 Important Reminder IT IS STRONGLY SUGGESTED THAT ALL RENTERS SECURE RENTERS INSURANCE. (You may wish to check with your parents to see if you are covered through their home owner s policy.) Your apartment is equipped with a sprinkler system that will alert the Fire Department if activated. When the system is activated, the sprinkler will begin spraying water. You will be held responsible for any damage you and/or your guests cause as a result of activating the sprinkler system. The sprinkler system can be set off by hanging things from them, so do not put things on or around the sprinklers to avoid setting them off. (Please refer to your lease for a complete list of lessee responsibilities.)
4 College Park Apartments Office Hours Monday through Friday, 9am 5pm CLEARANCE SHEET You must return your move in inspection form within FIVE days upon moving in. (Remove colored sheet from the center of this booklet). MAINTENANCE PERSONNEL We have the right to enter apartments to rectify any maintenance problems and/ or change filters when needed. If you have a maintenance issue that is an emergency after the office is closed, call emergency maintenance at (814) DAMAGES Any damage done to the apartment unit, inside/outside, walls, windows, doors, stairwells or immediate lawn area is the responsibility of the TENANTS living there or their guests. TRASH Garbage must be disposed of in the dumpsters located next to your building. The trash must be put directly into the dumpster. Tenants are not allowed to leave trash bags in the stairways. LEASE ENFORCEMENT JAMES PROPERTIES, INC. STRICTLY ENFORCES THE LEASE AGREEMENT PETS, NOISY ACTIVITIES, KEGS, AND PARTIES ARE NOT PERMITTED ON THE PREMISES. BE FAMILIAR WITH YOUR LEASE. Anyone not having a copy of the lease may pick up a copy in the rental office. SECURITY James Properties Inc. has On Site Security Personnel to aid in the property management. The Security Personnel can be identified by their James Properties insignia. For after office hours noise complaints, please call the College Park security staff at (814) If you have a complaint during regular office hours, please contact the College Park Management staff at (814) WINDOW DECORATIONS NO lighted signs (including beer signs, Christmas lights and Greek letters) or other unsightly signs/letters will be permitted to be displayed in the windows. Also, no items of clothing, bedding, etc. can be hung outside of apartments (i.e. in the stairwells). No foil or other material is allowed on windows. QUESTIONS Any questions relating to Management Policies should be referred to the rental office. VEHICLES Vehicles need to be parked so that bumpers do not extend over the curbs or sidewalks. Improper parking impedes snow removal, mowing and walking. Excessively loud vehicles that disturb community peace will not be allowed. VISITOR PARKING Any vehicle found in a permit required parking lot not displaying a valid permit will be subject to towing at the owner s expense. Guest parking permits are FREE. You may obtain a temporary guest permit at the rental office. LATE NOTICES: If you do not pay your rent on time a late fee will be assessed. No resident will be permitted to occupy the apartment if any portion of the rent is unpaid. This also applies to residents of the same apartment who have paid their portion of the rent. In this situation no one will be given access to the apartment. Partial payments are not acceptable.
5 IMPORTANT APARTMENT SAFETY TIPS NEVER prop doors open, even for a short period of time. LOCK the door to your apartment (including the deadbolt) whenever you leave; even if you will only be gone for a short period of time. DON T hide your keys over your door or elsewhere. Keep them with you at all times, and never lend them to anyone. REPORT strangers and solicitors loitering in or around the buildings. Burglars often use solicitation as a way to steal. PROMPTLY report any theft or crime. DON T walk alone, especially after dark. ENGRAVE your valuables with an identification number (not your social security number). LISTEN to your instincts. If you have a bad feeling about someone or something, be cautious.
6 College Park Apartments 103 Brora Drive Edinboro, PA (814) Things you can do before calling Maintenance: No electric in an area of your apartment? a. Check your breaker box located in the hall utility closet. Kitchen, bathroom sink or toilet is clogged? a. Use a plunger. Toilet is overflowing? a. Shut off water to the toilet. b. Empty out the toilet bowl in the sink or tub & plunge with plunger. If there is more than one toilet in your apartment, use the other and then call maintenance. No Heat/Air Conditioning? a. Heat i. Check breaker box. Be sure thermostat is turned to correct setting. b. Air Conditioning i. If unit is blowing, is the air coming out cool or warm? Check the air filter to see if it is cleaned, as a clogged filter will block air flow. ii. Placing any items under the AC unit will eventually lead to blocked air flow and a possible leak or condensation. iii. Check thermostat to see if it is on the correct setting. If you still cannot get the temperature you desire, call maintenance. Appliances are not working? a. Check to see if appliance is plugged in. b. Check breakers. c. Check appliance settings. If appliances are still not working, call maintenance.
7 Fire Protection for Your Safety Keep an emergency flashlight for use during power outages. We suggest candles never be used. DO NOT SMOKE IN BED Fire extinguishers are placed in each apartment for your protection. Smoke detectors are also placed in each apartment or in the immediate hallway. It is YOUR RESPONSIBILITY to keep charged batteries in your apartment smoke alarms. If the battery quits working, we will replace it free of charge. If the battery is missing, however, you may be billed for replacement. Be sure your oven and stove are grease free. Absolutely NO KEROSENE OR FLAMMABLE LIQUIDS are to be stored in the apartment.
8 TIPS ON KEEPING YOUR SECURITY DEPOSIT Clean your oven often. Periodically clean refrigerator and defrost freezer. o NEVER USE ANY SHARP OBJECTS TO DEFROST THE FEEZER!!! Clean tub thoroughly every week. Vacuum carpet often. Keep furniture away from walls. DO NOT remove the screens from the windows. DO NOT rough house on the furniture. If hanging pictures, use only small tacks or brads DO NOT USE ANY TACKY SUBSTANCES! If you are locked out of your apartment after regular office hours: DO NOT ATTEMPT TO BREAK IN! Please call emergency maintenance at (814) for assistance. There is a $15.00 Lock Out charge for after hour lock outs. (You will be asked to pay the charge at the time of service.) Make sure your feet are clean before walking on the carpets.
9 A LETTER FROM SECURITY Dear Residents, College Park Security is employed by James Properties Inc. to enhance security awareness at our apartment complex. It is our job to respond to situations that we perceive as having a negative impact on the overall security of our buildings and residents. We will respond to and investigate loud parties and noisy activities as well as suspicious activities that we discover. NO KEGS ARE PERMITTED ON THE PROPERTY. WE ARE NOT A SUBSTITUTE FOR THE POLICE OR FIRE DEPARTMENT! If you have an emergency or a need for police assistance call: 911 Please remember we are a tool of the management and have no authority to make policy. If we have to visit your apartment for a noisy or disturbing activity, please be aware that we do so as an investigative response, and your cooperation will determine whether or not it is necessary to contact the Edinboro Police Department. Any questions that arise as to management s policy will be referred to the rental office. We are not authorized to negotiate policy. Please note that this service is wireless, and if your laptop/desktop computer DOES NOT have wireless capabilities you will need to purchase a wireless card to access the internet from your apartment/townhouse. How To Plug Into The Network Instructions will be handed out with apartment keys upon moving in. As each building will have different usernames & access codes, please make sure to check your key envelope that you receive upon moving in for your specific Username & Password. How to Plug Into the Network at the College Park Community Center **Please note that the internet service in the College Park Community Center is also wireless, so if your laptop/desktop computer DOES NOT have wireless capabilities you will need to purchase a wireless card to access the internet from the Community Center.** For Wireless Users, please note the following information you will need for the Community Center s Internet Service: The Network Username is: CollegePark The Network Password is: **File Sharing** THIS IS A MONITORED SYSTEM. If you have programs such as Limewire, Kazaa, Bear Share and Bit Torrent installed on your system, it is likely that they will be detected, even if you are not using them. This MAY get your computer BLOCKED from using the internet. Following the above pointers will assist us and you in having a pleasant internet experience.
