Set within the Surrey Hills on the North Downs, the woodlands incorporate Great King s Wood, Upper Weston Wood, King s Hills, Oaken Grove and Crabtree Plantation, all in an Area of Outstanding Natural Beauty (AONB). The woodlands are accessed via a number of different entrances directly from minor country roads. There is an extensive network of well established internal tracks which give good management access throughout the woods. Some of the tracks are suitable for use by timber lorries. Nearby Shere is a charming and popular village with a range of amenities including pubs, gift shops, a grocers, a church and a teashop. It has featured as a film location and is popular with commuters to the capital and as a tourist destination. Shere Woodlands The woodlands are commercial featuring both coniferous and broadleaf timber crops of various ages. There has been a long history of commercial silvicultural management with a view to production of quality high value timber products. The wide variety of tree species throughout the woodlands is detailed in full in the table below. The woodlands have a formal subcompartment structure and many of the compartments contain a mix of species. All of the conifer and most of the broadleaf trees can be considered as productive crops. The main species include Corsican and Scots pine, Douglas fir, Japanese larch and various mixed broadleaves and conifer stands. Amenity The woodlands are attractive and easily accessible which makes them popular with walkers who use the well-established tracks and paths and enjoy the wonderful mix of flora and fauna that are found there, particularly in the western section. Part of the North Downs Way passes through the woodlands on the southern boundary. The eastern section of the woodlands is more densely afforested and has fewer visitors, offering more privacy.

Sporting opportunities The woodlands offer the opportunity for shooting and stalking. There are currently licences to shoot game birds over different parts of the woodlands. All licences can be terminated early by the purchaser/s if desired. Management The woodlands have been actively and commercially well managed for over 20 years by a leading forestry and timber harvesting specialist. Further details are available from the vendor s agent. Boundaries Due to the size and nature of the woodlands boundary features vary; some are fenced, and some demarcated by tracks and public rights of way. In other areas a change in the crop type indicates the boundary. A detailed plan can be obtained from the vendor s agent. General Method of sale: The property is offered for sale as a whole by private treaty and subject to the shooting and stalking licences outlined below. Provision has been made in the licences for early termination subject to the relevant notices being served. Further details are available from the vendor s agent. Wayleaves, easements, rights and rights of way: The property is being sold subject to and with the benefit of all rights including; rights of way, whether public or private, support, drainage, water and electricity supplies, sporting right reservations, and other rights and obligations, easements and quasieasements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in these particulars or not. There are a number of public rights of way through the woodlands including footpaths, bridleways and byways open to all traffic (BOAT) which pass over some of the woodlands. Further details and a plan are available from the vendor s agent.
