ASSET MANAGEMENT MEET THE PROPERTY TEAM Head of Property and Portfolio Fund Managers Gareth Dickinson Head of Property Gareth has been at the helm of the RLAM property team since 2007. He has overall responsibility for the department s funds and processes, retaining a direct hands-on approach to an element of the portfolios managed by the wider team. Gareth joined RLAM in 1999 and worked on a number of the property funds before becoming the fund manager for the Scottish Life Unit Linked Fund; a fund that increased under his management from 120m to over 1.1bn in size. Prior to joining RLAM, Gareth worked for chartered surveyors & property consultants, Gerald Eve for six years, first as a surveyor and later as an asset manager and fund manager. Gareth holds a BSc in Estate Management from Birmingham Polytechnic and an MSc in Property Investment from City University. He is a Member of the Royal Institute of Chartered Surveyors Stephen Elliott RLPF Portfolio Manager Stephen has managed the Royal London Property Fund since joining RLAM in 2007. His investment process combines bottom-up stock selection with top down strategic analysis of both macro and micro economic environments and their influence on the UK commercial property market. Stephen started his professional career at Hunter Payne and then Dron and Wright undertaking both Landlord and Tenant and Agency work. In 2000 Stephen joined ISIS Property Asset Management as an Asset Manager. In December 2003, Stephen moved to an Assistant Fund Manager at Morley Fund Management, later becoming a Fund Manager for the segregated funds team. Stephen holds a BSc in Estate Management from University of Greenwich and a Postgraduate Diploma in Property Investment from the College of Estate Management. P A G E 1 OF 8

James Orr RLPPF Portfolio Manager James joined RLAM in 2006 as a fund manager to run the Industrial Portfolios of the Life and Unit Linked Funds. This involved the buying, letting and selling of estates all over the country. James is the Portfolio Fund Manager for the Royal London Property Pension Fund which is currently valued at approximately 1.8 bn. Prior to RLAM James worked at Land Securities Trillium and then F&C Asset Management where he dealt with the Fund Management of Regional Offices. James has a degree in Urban Estate Management from Northumbria University and was elected a member of the RICS in 1992. Drew Watkins RLLTF Portfolio Manager Drew is the Portfolio Fund Manager for the Royal London Life Fund and heads the retail team with a particular specialism in retail warehousing. He has personally been responsible for developing a significant proportion of the retail warehouse portfolio from site assembly, through the planning process, to construction and letting. Drew s prior experience includes managing the in-house Pension Funds and Property Unit Trust as well as external segregated Funds. Drew graduated from North East London Polytechnic in 1987 with a degree in Land Administration, following which he joined the retail team at GL Hearn & Partners. After a short spell he joined Royal London initially to work within the Southern region and was elected a member of the Royal Institution of Chartered Surveyors in 1992 Keith Miller RL CIS Portfolio Manager Keith is the Portfolio Fund Manager for RLCIS LTF and heads the Office team. He joined RLAM in 1995 and became a Senior Fund Manager in 2005. He has 30 years experience of property investment transactions, asset management, development and fund management. Keith has a special interest in the Central London market. Keith graduated in 1985 with a BSc Honours in Land Administration and then went on to obtain an MSc in Property Investment from City University Business School. Prior to joining RLAM Keith worked in the Commercial Investment Agency team at Strutt and Parker where he was involved in investment agency across all property sectors nationally, development and development finance. He was also Assistant Fund Manager for a retained Pension Fund which generated an interest in the wider investment picture and Fund Management. Keith was elected a member of The Royal Institution of Chartered Surveyors in 1988 and a Fellow in 1993. Stephanie Hacking RLA Portfolio Manager Stephanie is the Portfolio Fund Manager for RLA. She joined RLAM in 2006 as an Asset Manager to work on Asset enhancement initiatives in the Life and Unit Linked Funds. Stephanie was promoted to Fund Manager in 2011 focusing on the Office market undertaking asset management, development and investment transactions across all Funds. Stephanie has a particular specialism in the South East Office market and is responsible for investment transactions in this market. Prior to RLAM, Stephanie worked at Colliers CRE joining the Graduate Surveyor Training Scheme in 2003, and worked predominantly within the Asset Management Department where she specialised in shopping centres and retail warehousing. He is directly responsible for deriving performance from fund properties held in each of the three primary market sectors across the UK. Andrew also has a particular specialism in the long term income property sector. Prior to joining RLAM, Andrew worked in Scotland for GVA Grimley and Jones Lang LaSalle. Daniel Shepherd Senior Asset Manager Daniel joined RLAM in 2014 as a Senior Asset Manager specialising on the office and industrial portfolios across a number of Royal London funds. Prior to joining RLAM he worked for AXA Investment Managers for nine years and Colliers International for four years prior to that. Daniel graduated from De Montfort University in 1997 with a BSc Hons in Land Management. He has been a qualified chartered surveyor since 2000. P A G E 4 OF 8

Meet the Team - Retail Sector Drew Watkins Senior Fund Manager Drew is the Portfolio Fund Manager for the Royal London Life Fund and heads the retail team with a particular specialism in retail warehousing. He has personally been responsible for developing a significant proportion of the retail warehouse portfolio from site assembly, through the planning process, to construction and letting. Drew s prior experience includes managing the in-house Pension Funds and Property Unit Trust as well as external segregated Funds. Drew graduated from North East London Polytechnic in 1987 with a degree in Land Administration, following which he joined the retail team at GL Hearn & Partners. After a short spell he joined Royal London initially to work within the Southern region and was elected a member of the Royal Institution of Chartered Surveyors in 1992 Michael Lawrence Fund Manager Michael joined RLAM in 2012 as a Fund Manager to work on the retail properties within the Life, Unit Linked and Royal Liver funds. His role is to help drive forward asset management and asset enhancement initiatives for the retail portfolio and to extract any added value. Prior to RLAM, Michael worked at Strutt & Parker in the Retail Investment department for eight years. Michael began his career at CBRE in 1989. Michael has a degree in Valuation and Estate Management from The University of The West of England and qualified as a Chartered Surveyor in 1992. Yasin Sadiq Senior Asset Manager Yasin joined RLAM in 2014 as a Senior Asset Manager to work on the retail properties across a number of Royal London Funds. Prior to joining RLAM Yasin worked for AXA Investment Managers for nine years as a Senior Asset Manager specialising in retail asset management and development. Yasin has also worked for Atis Real and Jones Lang LaSalle. Yasin graduated from the University of East London in 1997 with a BSc Hons in Estate Management and has been a member of The Royal Institution of Chartered Surveyors since 1999. Rachel Holt Senior Asset Manager Rachel joined RLAM in 2014 as a Senior Asset Manager specialising in retail properties across a number of Royal London Funds. Prior to joining RLAM Rachel worked for Internos Global Investors for seven years as a Retail Portfolio Manager. Rachel holds a Law degree from Northumbria University and a Master s degree in Real Estate from Kingston University. P A G E 5 OF 8

Meet the Team - Portfolio Services and Development Management Tim Greenway Property Researcher and Financial & Performance Analyst Tim joined RLAM in 2015 as a performance analyst, focusing on research and forecasting the UK market, as well as analysing the performance across all the funds. Prior to joining RLAM Tim worked for MSCI (formally IPD) for eleven years, presenting performance results to a number of UK asset management houses. Tim graduated from the University of Brighton in 2003 with a BA Hons in Business Studies. Tim is a member of the Society of Property Researchers (SPR). Kevin Bould Head of Support Services Kevin was elected a member of the Royal Institute of Chartered Surveyors in 1986 and joined the Property Investment team of Refuge Assurance in 1988 specialising in sales. In 1991 he was appointed Fund Manager for the South-East portfolio re-engineering the team including outsourcing the day to day management for the first time. In 1999 he took over responsibility for Property Management across all funds and has developed a best in class approach managing third party outsourced relationships. Kevin joined RLAM in 2000 following the take-over of United Assurance by RLMIS. Kevin is currently the Head of Support Services. Philip Sutton Head of Development Management Philip joined Royal London in 2004 and is responsible for all development and refurbishment projects across the funds. Before joining Royal London, Philip worked for HHY Building Surveying Consultants, where he was an Associate responsible for running several significant and complex mixed use development projects. Prior to that he worked for five years at CLS Holdings plc as a Senior Development Manager, and from 1983 1995 at Cobb McCallum & Co as a Chartered Quantity Surveyor. He started his career as a Quantity Surveyor at Taylor Woodrow Construction. Matthew Bird Development Project Manager Matt joined the Royal London Asset Management (RLAM) property team in 2012 and is responsible for the effective delivery of property development projects across all of RLAM s property funds. Matthew s recent experience was with the City of London Corporation working with the investment team delivering projects to enhance capital values and maximise and maintain rental incomes. Prior to this Matthew spent eight years at Buro Four Project Services gaining significant project management experience through the delivery of schemes for owners, landlords, developers, tenants and occupiers in both the private and public sector. Matthew s early career was spent working as a consultant quantity surveyor developing skills in the commercial, legal and risk aspects of real estate projects. Matthew graduated from the University of Salford in 1995 with a BSc Hons in Quantity Surveying. P A G E 7 OF 8

Mark Carroll Development Project Manager Mark joined Royal London Asset Management in 2014 in the role of a Development Project Manager within the Property team working alongside Philip Sutton and Matt Bird. Mark previously worked for International Project and Cost Consultant Faithful & Gould where he gained extensive experience and performed Project Management roles on numerous construction and engineering projects, and commercial property developments. Mark s key focus at Royal London Asset Management will be to effectively deliver a number of property developments and construction contracts, from inception to completion, across the whole spectrum of our investment property portfolio. Mark is an enthusiastic and passionate individual who brings a unique experience of being both a Chartered Project Manager Surveyor with the RICS and a Chartered Construction Manager for the CIOB. Mark graduated from the University of Greenwich in 1994 with a Design and Construction Management degree, and has been a member of the Chartered Institute of Building since this time, where today he undertakes the role as Finance Officer / Treasurer and Vice Chairman of the Hertfordshire CIOB Centre.
