First and second floor to be 22mm treated chipboard, fixed to 250mm or 300mm metal web floor joists designed by specialist with 100mm sound quilt insulation laid between joists. Plasterwork Ceilings to be 12.5mm boards secured accordingly and then skim finish.

Walls to be 12.5mm boards either dot and dabbed or screwed as required and then skim finish. External Windows and Doors UPVC or aluminium windows and patio doors, styles as shown on our drawings. Front doors to be composite door. All to be internally beaded to improve security, with key locks to windows and keys to multi-point locking systems to all doors. Pilkington K-glass 28mm units to provide a high level of thermal performance. All fitted with a FENSA 10 year warranty. Internal Doors Staircase Internal Joinery Kitchens Central Heating Electrics Sanitaryware Wall Tiling Painting Floor Finishes Drainage These are 4-Panel grained effect doors from the Howdens Joinery Co. range or similar to be painted. To be designed and made by a Specialist Contractor. Generally to be constructed from softwood and MDF, with stopchamfered spindles and newels to be painted. 125mm skirting, 75mm architraves, and window boards as required all from standard pattern MDF to be painted. The Kitchens have been designed by Howdens Joinery Co. or similar and include a standard electric oven pack, which includes a Stainless Steel Conventional Extractor, Black Ceramic Hob and a Stainless Steel Conventional Oven. The actual door and worktop choices are to be made from the Greenwich Range. This is to be provided by a gas combination boiler. This is connected to standard radiators as shown on the drawings. The positioning of all the electrics to be agreed on site, and all fittings are to be standard white as per the attached specification. This is to be all white from the Armitage Shanks Sandringham Range, with chrome taps and wastes. We have allowed 20/m² for the purchase of all wall tiles with fixing included. Standard tiling between worktops and wall units in all Kitchen areas, and splash backs to all basins, 450mm high over baths and full height tiling in Shower areas. All internal woodwork is to be primed, undercoated and then a satin finish. All ceilings and walls are to have a sealer coat and then two coats of matt emulsion. Carpets and Vinyl flooring are to be provided throughout and these are to be chosen from the samples provided by ourselves. Both Surface water and Foul water are connected to the Yorkshire Water Main Sewer, all as per our Site Plan.

All gardens are to be prepared and seeded. All other areas are as shown on the Site Plan. All properties are constructed to the exacting standards of the National House Building Council (NHBC) and the 10 Year Protection warranty is issued on completion. The builder reserves the right to alter or amend the specification without notice in the event of non- availability of materials or items specified, or for any other reason. Where the necessity arises replacements will be of similar quality or design. Measurements shown on house layout plans are approximate and should be confirmed on site. All properties are freehold and offered for sale on fixed price contracts subject to exchange of contracts within the four weeks of our Solicitor issuing contract documents.
