2 Building Process Your action Our action REMINDER Pre site Step 1 New Home Selection Congratulations. This marks the start of your journey with Carlisle Homes and where we start looking at the best siting options whilst you look at styling options for your new dream home. initial meeting with Sales Consultant to complete walk through, demonstrate inclusions, complete preliminary siting and quote. Client to provide Contract of Sale of Land including clear copy of Land Title or proof of land ownership and funding details for construction. Loan Studio Finance Consultant to contact client for no-obligation verbal pre-approval within 24 hours. Client pays initial deposit of $1,500 securing base price of house, site start allocation and promotional offer. Client completes Customer Experience and Satisfaction Survey. site to be inspected and approved by a Carlisle Homes Representative. If site is deemed unsuitable, a full refund will be provided. If site is deemed suitable, initial deposit is non-refundable. Please Note: To remain on current price, site start must occur within 180 days of initial deposit. client Liaison Executive to contact client for an introduction and book Colour Browse appointment. carlisle Homes to arrange soil test, site survey and order property information. client to meet with Sales Consultant to finalise siting, options and discuss all other requirements. Notes and preliminary costs from the site inspection will be included in the Sales Paperwork and then submitted to Carlisle Homes Head Office. client to complete Colour Browse at the Carlisle Homes Spectra Selection Centre (allow approximately 1.5 hours for appointment and additional time to browse). client to research interior and exterior colour selections, and electrical layout for new home. Things to consider: siting options, changes to standard package (including alternate floorplan options) product options and electrical layout. Please Note: All Colour Browses appointments are conducted on Saturdays. Step 2 Colour Selection This is one of the most exciting steps, where you will get to choose the styling of your home, both inside and out. client Liaison Executive to contact client to book Colour Selection and Tender appointments. Client to complete Colour Selection appointment at the Carlisle Homes Spectra Selection Centre. please allow a full day to finalise decisions for the interior and exterior styling of the home. Please Note: All Colour Selection appointments begin at 9am, and are conducted Monday to Friday only. Step 3 Tender This is the stage where we prepare your tender to build, based on your sales quote, soil test, site survey and preliminary engineering. Carlisle Homes to complete detailed siting and prepare tender document. This includes pricing for site works with preliminary engineering that is based off initial soil test and site survey. Customer requests and Colour Selection items will be included in Tender. Client to complete Tender appointment with final alterations (allow a full day). Client to appoint Demolition Contractor. Carlisle Homes will advise on suitable timeframe for actual demolition. Please Note: Tenders will be subject to a second soil test and site survey after the demolition. Final site costs will be determined once received. Please Note: No further structural changes will be accepted after this appointment. Further deposit of $3,000 is due Step 4 Contract This is where everything comes to life. We prepare your building contract and working drawings for you to look at and sign off. carlisle Homes will prepare the contract drawings, and order the six-star energy assessment. HIA Plain English Contract is prepared. carlisle Homes to mail out HIA Plain English Building Contract including Tender, Colour Selection, preliminary soil test and survey, builders specifications and contract drawings to customer in advance of contract appointment. 2 Building process - knock down rebuild

3 Construction Process Client to complete Contract Signing appointment with Carlisle Homes (allow 3 hours). Client completes Customer Experience and Satisfaction Survey. client to provide Client Liaison Executive with funding details of financial institution (if applicable) and proof of land ownership. If a self-funded client, Carlisle Homes requires the final progress payment of 10% to be paid prior to the site start to be held in trust. upon signing of HIA Contract and balance of 5% of contract value paid, Carlisle Homes to apply for Building Permit and any dispensations required. Carlisle Homes to send a finance pack to the relevant financial institution. Client to apply for Town Planning and Wild Fire Management overlays (if applicable). Balance of 5% of contract value is due Please Note: All Contract Signing appointments are conducted at 9am or 1pm, Monday to Friday only. Step 5 Site Start Preparation Now that your contract has been signed off, there are several steps to complete to get your home ready for site start. demolition to be completed once Carlisle Homes have received a preliminary building permit assesment and no issues are noted. Client to apply for an Asset Protection Permit and provide a copy to Carlisle Homes. carlisle Homes to order second soil test, site survey, re-establishment survey and final slab design. Once all information is received, final site costs are determined and any debits or credits will be completed by way of variation. Final Construction drawings are completed. Client to receive variation from Carlisle Homes and to sign off within 48 hours of receipt. Final drawings to be signed off within 5 business days of receipt. Building permit received, and supplier orders are finalised and placed. Client to provide confirmation of unconditional loan approval and loan documentation. Not required if client is using Loan Studio. Step 6 Site Start Well done. This is the official start of the construction process. Client to prepare site for site start. Client Liaison Executive will provide client with requirements. Your land is now prepared with an excavator to provide a level building platform for your concrete slab. carlisle Homes to send a letter confirming construction has commenced. Step 7 Base Stage This is the first major milestone in the construction of your new home, with the laying of your concrete slab. Construction Supervisor to call customer for introduction. The positioning of your house is set out in preparation for the slab. The initial works are also completed for the underground power and drains during this stage. A qualified Building Surveyor will complete inspections of your concrete slab prior to completion. once the slab has been poured, your base stage is complete. client is welcome to inspect this stage with the Construction Supervisor prior to making progress payment, as long as the payment is made within 14 days of the invoice date. First Progress Payment is due 20% of contract value. Step 8 Frame Stage This is the stage where the framing carpenters erect the wall frames and the roof trusses. Framing carpenters construct the wall frames and erect the roof trusses for the roof tiles to be laid. A qualified Building Surveyor will complete an inspection of your frame upon completion. client is welcome to inspect this stage with the Construction Supervisor prior to making progress payment, as long as the payment is made within 14 days of the invoice date. 4 A quality control inspection is completed by a qualified Building Surveyor. Second Progress Payment is due 25% of contract value. Step 9 Lock-Up Stage During this stage, the brickwork, roof tiles, external doors and windows are put in place. This stage includes any temporary doors that may have been installed until the permanent ones arrive at a later stage. The lock-up stage doesn t include the completion of eaves but does include the rear cladding on a double storey. client is welcome to inspect this stage with the Construction Supervisor prior to making progress payment, as long as the payment is made within 14 days of the invoice date. Third Progress Payment is due 20% of contract value. Step 10 Fixing Stage During this stage, plaster is installed to the internal walls and ceilings. You will also see the installation of the skirting boards, architraves, internal doors, cabinets to the kitchen, ensuite, bathroom and powder room (if applicable). A quality control inspection is completed by a qualified Building Surveyor. client is welcome to inspect this stage with the Construction Supervisor prior to making progress payment, as long as the payment is made within 14 days of the invoice date. Fourth Progress Payment is due 20% of contract value. Step 11 Completion Stage You are at the final stage in the completion of your new home. during this stage, you will see the painting and tiling completed. The electrical and plumbing fit-offs, stone bench tops (where applicable), door furniture, shower screens and mirrors are installed. Any external render (where applicable) will also be completed. Towards the end of this stage, your Construction Supervisor will arrange for your new home presentation. This appointment is a chance for your Construction Supervisor to present your home to you, pointing out all of the features. A settlement date will also be confirmed with you at this appointment. settlement generally takes place 7 to 14 days after your new home presentation. A quality control inspection is completed by a qualified Building Surveyor, who will complete the final inspection and issue a certificate of occupancy which is then forwarded onto client.. client to forward certificate of occupancy to financial institution (if applicable) to release final payment. Step 12 Settlement Congratulations! Your new home has been completed and is ready for you to move in. on the day of settlement the Construction Supervisor will conduct an on-site handover. Appliances will be installed at an agreed time after settlement has taken place. client completes a Customer Experience and Satisfaction Survey. client is to make final payment in our office on the day of settlement. This amount includes the last stage payment and any unpaid variations. Once paid, the keys and settlement pack will be presented. carlisle Homes to contact client 14 days after settlement in order to answer any questions. Fifth and Final Progress Payment is due at settlement 10% of contract value plus any unpaid variations. Please Note: A bank cheque or direct deposit is required for final payment. If direct deposit is made, please ensure transfer is made at least two clear business days prior to settlement. 4 Building process - knock down rebuild

5 Warranty Step 13 Introduction and Inspection Three months after settlement we carry out the Carlisle Homes 100-point Warranty Inspection. A representative from Carlisle Homes Warranty Department will contact client to book in Warranty Inspection, three months after settlement. client to provide a date for an appointment at home to meet with the Warranty Inspector. A qualified Warranty Inspector from Carlisle Homes will carry out a 100-point inspection of the home. Step 15 Completion of Works All agreed works are completed and we will put it all in writing for you. A representative from Carlisle Homes will contact the client once all works have been confirmed complete by the respective sub-contractors and supplier. client to confirm all works completed as per the warranty inspection list. carlisle Homes will send out a letter stating all agreed works have been completed. Step 14 Agreed Works Should there be anything that needs touching up this is where it s all organised for you. Please Note: All further structural guarantees are in accordance with statutory requirements. All agreed works will be documented and copies provided to client on the day of inspection. sub-contractors and suppliers for the subsequent work will contact client to book in a time for works to be completed. All works to be completed as set out from the Warranty Inspection. client to review inspection list of warranty works and to receive a copy for their own records. client to confirm booking with sub-contractors and suppliers. I/We understand the initial deposit and further deposit is non-refundable as it will be used by Carlisle Homes for tasks including (without limitation) all sales and administrative costs to process your purchase and third party costs for any necessary certificates, information, reports and drawings. Site to be approved by a Carlisle Homes representative. If the site is deemed unsuitable, a full refund will be provided. By signing this document, I/We acknowledge and agree to these terms and conditions. Signed by Owner(s) I/We further understand that some structural restrictions apply including a maximum permissible site fall of 1000mm over the building area as well as height restrictions relating to any specific retaining wall requirements. Carlisle Homes reserves the right to accept or decline the construction of their homes on any given site at their sole discretion. Signed by Owner(s) Building process - knock down rebuild 5

6 Things you need to know Approval Process Carlisle Homes will conduct an extensive onsite inspection by a member of our building team. During this visit a review of the following will be assessed: Services and connections locations Overhead power lines and permits (if required) Location of trees Neighboring properties Requirements for traffic management Accessibility Orientation of the proposed dwelling OH&S requirements Asset Protection Permits You will need to obtain an asset protection permit from council for the duration of the demolition works and for during the construction of your new home. This permit protects you against paying for existing damage to Council Infrastructure, including vehicle crossings, footpaths, nature strips, etc. Temporary Fencing Temporary fencing will be required during your demolition to protect neighboring properties. Carlisle Homes will organize temporary fencing during the construction of your new home. Demolition Permit Client to ensure they receive and provide to Carlisle Homes all appropriate certificates of compliant work and required permits for works completed during demolition: obtain a demolition permit (Demolition Contractor can typically obtain this permit) obtain an asbestos clearance certificate from Demolition Contractor and provide to Carlisle Homes Established Fencing Older fences on boundaries may need to be assessed and removed for the construction of your new home. Front fences will need to be removed during the demolition of your existing home. Water Meter It is recommended that you protect your water meter during the demolition of the existing dwelling and construction of your new home. If relocation of the water meter is required this can be completed prior to site start by the owner. Tree Removal Obtain permits as required and remove all trees including stumps and root systems within 10 meters of the proposed dwelling on your block of land (An Arborists report may be required to obtain a permit and to advise how to safely remove above mentioned trees and root systems). 6 Building process - knock down rebuild

7 Removal of Services Disconnection of all existing services is required as part of your demolition process to provide a clear site prior to the construction of your new home: remove sewer lines back to the tie location and provide a sewer cap remove storm water drains back to the legal point of discharge if located on the property or to the title boundary if located outside of the property remove mains water lines back to the tapping point near the meter (if existing) and cap line Disconnect and remove existing gas supply including underground gas lines and meter, to be capped by Distribution Company Disconnect and remove existing incoming electrical supply back to the pole or pit by Distribution Company Relevant certification of the removal of these services will be required in order for Carlisle Homes to start on site. Payment Process All payments are nominated in the HIA Building Contract and are as follows: Deposit 5% (Includes initial deposit and further deposit from Tender appointment. The balance is required to be paid at Contract signing) Base 20% Frame 25% Lockup 20% Fix 20% Completion 10% Demolition of the Existing Dwelling* Client to arrange for the house to be demolished and site is to be left ready for construction to commence: Remove structures from the proposed construction area (above and below ground) and from any path new services will need to follow for connection Remove any excess soil and debris following demolition Following confirmation of a clear site and receipt of all required documents a second survey and soil test will be ordered Re-establishment survey will be completed to confirm boundaries If a pool is existing and is to remain, an approved and certified pool cover is required for the duration of the construction After the demolition is complete you will need to maintain the block so that it is clear and ready for construction. If there is any importation of fill required after demolition there may be a requirement for concrete piers or screw piles to be installed as part of your foundations. *Important note Demolition should only be undertaken after Carlisle Homes has received a preliminary building permit assessment stating that a building permit will be issued subject to the final soil test and slab design being submitted. This eliminates the risk of your existing home being demolished and discovering that Council have refused a building permit for your new home. Building process - knock down rebuild 7
