NEW PRODUCTION AND COMMERCIAL FACILITIES FOR RENT The production and commercial facilities along with a social and office surface are located in a complex of objects situated within MARR Business Park, located at 10 Nad Drwiną street in Kraków. The complex of four objects of total useable floor area of approx. 14,600 m 2 includes four production and commercial halls as well as four office and social buildings. Location south-eastern part of Kraków, 10 Nad Drwiną street industrial, logistics and warehousing centre of the city in the functioning area of production and warehousing activity (22.5 ha, owned by the MARR) there are 40 enterprises employing ca. 600 persons operating here Kraków, 10.07.2012 r. 2

TECHNICAL SPECIFICATION The property owned by the Malopolska Regional Development Agency, was disposed of in 2011. On a plot of 4.55 ha four production and service facilities were built, along with social and office surface and accompanying infrastructure including roads, parking lot and maneuvering area. I. The development, description of buildings, construction 1. The real estate development Each of the four constructed objects consists of office and social building connected with the production and commercial building for the purpose of easy identification the objects were numbered consecutively 1, 2, 3 and 4. Production and commercial buildings in the facilities no 1,2,3,4 can be assigned for production activities (production or processing and assembly) and / or services (wholesale, warehouses). 2. Description Office and social buildings are structurally independent, two-story (with the possibility of the third storey construction). Their dimensions in a plan are 36.5 x7, 3 meters. On the ground floor there is an entrance hall and a social space. Ground floor is connected with the first floor, where there is office space, by a reinforced concrete staircase. The buildings are connected with manufacturing and service buildings by fire separation walls with the doors. Manufacturing and service buildings are one-storey, one-space halls with dimensions in plan 44.7 x80 m, covered with flat industrial roofs with rooflights and smoke vents. The highest edge of the roof does not exceed 12 m, usable height is 9 meters. The access to the hall is possible via a door from the side of social and office building and from the entry gates. Buildings are equipped with gates with dimensions of 5x5 m or 4.3 x 4 m, and the docks and ramps with automatic gates. Within production and service buildings, are technical and storage facilities, MV switchgear, LV switchgear, transformer station and toilets are located - all these rooms are covered with reinforced concrete deck slabs. All buildings are built without cellars. 3. Construction In the social and office buildings brick walls 24 cm thick with sand-lime blocks strengthened reinforced concrete cores were made. In every social and office building all exterior walls have a U value 0.30 [W/m2K]. Thermal insulation is secured by polystyrene FS 12, 12 cm thick. The buildings have floor slabs and monolithic reinforced concrete columns. Filling and stiffening walls are made of concrete blocks and the staircases are made of reinforced concrete. Buildings are placed directly on the strip and pad footing with the local exchange of non-bearing land to dense sand and gravel ballast. The supporting structure of any office and social building and its foundations were adjusted for possible construction of one additional floor. Kraków, 10.07.2012 r. 4

Production and services buildings are made in the supporting structure of mixed reinforced concrete and steel. The external walls of the building are covered with lightweight sandwich panels filled with polyurethane foam. Supporting structure of production and service buildings and their foundations have been designed to perform in between the buildings roof in lightweight steel. The project assumes that if you need to install a crane in production and service buildings, it will be working on its independent support and foundations structure. Foundation for the floor is made for the floor load of 50kN/m 2. The buildings are equipped with fire extinguishers, smoke vents, internal hydrants. In addition, fire protection is secured also by the external tank fire. II. Communication In order to ensure adequate transport services and to meet the fire protection requirements new roads, surrounding the buildings were constructed within the scope of investment. New internal road system was combined with pre-existing two-way access road, with a width of 9.0 m, which was renovated (new surface). Parking spaces for trucks were located between maneuvering area and the eastern section of the road surrounding the area of investment. These positions are located at an angle of 30 and have dimensions of 3.5 x26,0 m Parking spaces for cars were provided on the western side of the investment in front of the entrances to the office and social buildings. These lots have the dimensions 2.5 x 5, 0 m and 3.6 x 5m - for people with disabilities. To handle the parking lots maneuver roads with the width of 6 m were designed. Within the investment 23 parking spaces for trucks and 280 parking spaces for cars were made. III. Technical infrastructure The buildings are equipped with electricity, water, sanitary and storm sewers. 1. Water supply system Water for the social and living and fire protection purposes is taken from the municipal water supply (external existing developed installation). On average, daily demand for water: QSR = 2.54 m 3 /24h The maximum daily water demand: Qd max 15.05 m 3 /24h The maximum hourly water demand: Qh max = 1.41 m 3 /h The maximum hourly water demand: Qmax = 0.392 l/s Water supply system is designed of pipes with PE 100 HD, SDR 11 for pressure of PN 1.6 MPa. 2. Storm water and sanitary drainage system Along the buildings - an east-west direction, there are four sequences of rainwater systems collecting the rainwater from the roofs of buildings and street drains, incorporated into storm water drain ø 800. It is discharged into the Drwina river, after flow through the clarifier and separator. Wastewater are discharged to the municipal sewerage system. 3. Electricity The buildings are powered by the distribution and transformer stations (respectively SO-5, SO-6 SO- 7, SO-8), supplied from the main distribution of F-1, with the cable type XUHAKxS 3x1x120. Each of the switching stations is equipped with a 630 kva transformer TPR-A25-0630-0015-11 15/0, 4kV of connection system Dyn 5 with the exception of station SO-5, which is equipped with a 800 kva transformer type TRP-025-0800-0015-09 15/0, 4kV of connection system Dyn 5. Media consumption should be individually accounted for by the full wear measure. IV. Additional Information In the offices and social rooms there is a mechanical ventilation for supply and exhaust, manufacturing and service buildings also are equipped with mechanical ventilation for supply and exhaust by air handling units with electric heaters and heat recovery. To protect the gates and entrances against the cold air curtain is used. All buildings are heated by electricity. In winter, warm water is also prepared in electric heaters, while in the spring and summer is obtained for systems with installed solar systems, which allows in the summer provided the full sunlight to completely cover the needs for hot water heating. SURFACES CURRENTLY FOR RENT Building 3 - production and commercial facilities - 3146.0 sq m, - social and office surface - 365.0 sq m, - the hall is equipped with two doors from level 0, dock and ramp with automatic gate. Building 4 - production and commercial facilities - 1x1560, 0 sq m, - social and office surface - 1x172, 0 sq m, - half of the hall for lease is equipped with two doors from level 0 and ramp with automatic gate. It is possible to divide the rental space into smaller modules.
