Specification Guidelines Key Bilco features to incorporate into a specification as well as what to look for in a competitor s submittal drawing. - Gauge and material of construction Bilco Steel units are fabricated from G-90 galvanized, phosphatized material. Look for lighter gauge and/or galvanized materials. - Lifting mechanisms Bilco units feature fully enclosed compression springs designed such that the upper tube overlaps the lower tube to prevent the accumulation of debris. Look for torsion rods, gas cylinders that are affected by temperature extremes, and compression spring systems where the lower tube overlaps the upper tube. - Gasket Bilco uses a mechanically fastened thermoplastic (santoprene) gasket. Look for adhered, open-cell neoprene, foam, and / or plastic gaskets. - Hinges Bilco uses heavy pintle hinges. Look for tab hinges that offer poor security. - Hold open arm Bilco uses a positive hold open design that securely locks the cover when the cover reaches the fully upright position. Look for light gauge and scissors type hold open arms. - Lock Bilco uses a 316 stainless steel slam lock. Target Markets A. Repair and Renovation Repair and renovation currently account for over 50% of all roofing construction. Local availability of product is the key to capturing this market. To target this market, Bilco has a network of stocking distributors who maintain an inventory of Type S roof scuttles to satisfy the immediate needs of a local market. Solely, the local representative makes the selection of a stocking distributor. The representatives determine who and how many stocking distributors are needed in their respective territories. Distributors typically purchase 12 or more units and receive a 10% trade and a 10% quantity discount. The distributor then sells individual units at list plus nominal mark-up plus the single unit freight cost to the area. A distributor s gross profit margin is usually between 25% and 35% when purchasing and reselling in this manner. B. Stores and Other Commercial Prior to the general decline in commercial construction, this was the number one market for roof scuttles. Scuttles are typically used in low-rise buildings to provide service personnel with access to the roof to service HVAC equipment. C. Metal Buildings A high percentage of buildings below four stories are metal buildings with standing seam roofs. Bilco can modify the base flange on all of our roof products (scuttles and vents) to fit over many leading types of metal roof panels. This provides us with a distinct advantage over many of our competitors. D. Shopping Malls Used to provide access to HVAC equipment and other things on the roof such as lighting.
