Priory View Independent Living lifestyles Priory View is our first exciting Independent Living development for older people who want to retain their independence for as long as possible. Priory View offers 83 high quality, self contained one and two bedroom apartments for people aged 55 and over. The apartments are spread over five floors, accessible via lifts and stairs, and are available for rent or shared ownership, making Independent Living affordable to local people. Located on Church Street, in the historic centre of Dunstable, and in easy reach of doctors, shops, leisure facilities and the bus-way, it s the best of all worlds a safe and secure home, a community of like-minded people, a social life on your doorstep with support and care when you need it. Special attention has been paid to the design features of the building to help you get around easily and feel confident about using all of the facilities. Subtle colour coding and art work has been used to help you get to know your way round and remember different locations. Lighting and furnishings are suitable for older people and promote the look of a good quality hotel. The layout and design of the shared lounges and other communal areas also encourage you to relax and enjoy time with your neighbours. Great Lifestyle Keeping active is an important part of maintaining independence and as a Priory View resident, you will be encouraged to help shape the ethos and activities programme, helping to create a vibrant and supportive atmosphere in which residents look out for each other and encourage the take up of a range of activities and interests. Local residents will be encouraged to enjoy the restaurant and café and use the on site shop and hairdressers. Priory View residents and their local neighbours will be encouraged to use the services provided by visiting therapists and beauty specialists in the high quality treatment rooms. The restaurant will be table service and offer a range of competitively priced, healthy meals on a pay as you go basis, so that you can choose when you want to eat there. The café will be a great place to meet up with friends and with the doors open to the local community it will soon become a lively social hub for young and old. Serving a full range of hot and cold drinks and light bites, the café will provide something for everyone throughout the day. Of course, if you prefer to prepare your own meals, each apartment has a fully fitted kitchen with an integrated oven and hob. In addition to the facilities that will be shared with the local community, you will be able to enjoy a range of exclusive facilities including: a lounge and solar room accessible spa style bathrooms for those who prefer a relaxing soak a pay as you go laundry room quiet rooms for relaxation and reading activity rooms for groups or individuals to use two guest suites for relatives of residents to use for a nominal charge roof terraces and gardens with opportunities for residents to join in with gardening Special attention has been paid to the design features of the building to help you get around easily a storage room for motorised scooters at the entrance to the scheme (limited room) a car park on site with spaces available on a first come first served basis. Great Team An Activity Co-ordinator and on site care team will provide a 24 hour service, seven days a week to meet planned care needs and to respond to any emergency care needs. The Priory View team will be led by a Manager and Deputy who are on site between 8.30 6.00pm, Monday to Friday and on occasional weekends and evenings to support special events and activities.

Care and support your health and wellbeing are our priority lifestyles It is a wonderful aspect of life today that people are living longer, staying healthier and getting great enjoyment from their years of retirement. Our Independent Living schemes are very different from residential or nursing care homes. They are designed to support a range of care needs, from very low level needs, such as assistance with washing, to higher needs requiring day and night care. Care and support A care and support team are on site to help residents lead a full, independent life. They work closely together to ensure that housing, care and support needs are fully met, and that Priory View thrives as a vibrant community. The care team are on site 24 hours a day, seven days a week to meet planned care needs and to respond to any emergency care needs. The Care Provider has been appointed by the Council following a rigorous selection process to ensure that residents receive consistent, safe, high quality care and support, at a competitive price. Whatever your needs, you can enjoy: Regular how are you calls frequency decided by each resident Prompt response to all calls, day and night, including emergencies Secure, safe and well maintained environment Personalised support and care depending on individual needs A varied and inclusive activity programme informed by residents interests A range of visiting and on site services. For example, hairdressing, podiatry and physiotherapy. We don t believe in a one size fits all approach. We offer a flexible care and support package tailored to your needs. The care packages can be increased or decreased as needs change. Our expectation is that all residents will have their assessed care and support needs met by the on-site care provider, unless there are exceptional circumstances. Care and support might range from personal care and prescription collection, to laundry and housework.

Meeting a range of care needs At Priory view, the aim is to have a mix of residents with differing levels of needs, recognising that residents care needs are likely to increase over time. Whilst Priory View has been designed for residents with a range of care needs, some residents may move in with very little need for care at that time. Some may need help to develop their confidence and possibly regain skills to increase their level of independence. The Council will always allocate apartments or sell shared ownership properties with the intention of achieving a mix of residents with varying care needs, so that Priory View remains a place where people can live independently, be active, healthy and enjoy life to the full. Assessing your care needs The council would gain a full understanding of your care needs and would confirm that your needs could be met before offering a place in the scheme. You will complete a self-assessment form, and provide information for a care assessment. This information is used to prepare an individual care and support plan for you (if required). The on site care team use this plan to work out how care will be provided. If you have care needs that exceed what is available at the scheme, it is possible that you would not be eligible to live there. These care needs could include: a level of physical or mental frailty exceeding that which can reasonably be met by the care provision available a requirement for frequent nursing care beyond the level available from the community nursing service a requirement for specialist health services which cannot be provided in an Independent Living setting The care team are on site 24 hours a day, seven days a week Dementia care We are able to support you if you have mild to moderate dementia or you develop dementia while at Priory View. Special attention has been made to the design features of the building to help you get around easily and feel confident about using all of the facilities. Prior to making an application to live at Priory View, it is important that you and your family understand the support on offer and satisfy yourselves that you will be safe and secure at Priory View. If we are unsure that Independent Living is the right option a member of the care team may visit you in your own home with your family present. The assessment will be undertaken by an experienced care professional and if necessary clarification will be sought from the GP. a level of physical or mental frailty that is likely to cause serious disruption or risk to other residents

Eligibility Criteria lifestyles The eligibility criteria below apply to both rented and shared ownership apartments: (1) Age You (and your partner) must be over 55 years of age. (2) Local connection You must have a local connection to the Central Bedfordshire area. The first two criteria have equal status followed by the third and then the fourth. (1) Your continuous residence during the 3 years prior to application. (2) You have a strong family association (typically son/daughter, sister/brother) or some other special reason, where you have previously been resident in Central Bedfordshire for a period of not less than 5 years. (3) You are currently a resident in Central Bedfordshire. (4) You have a local connection to the area through a strong family association (typically son/daughter, sister/brother) or some other special reason, where you have not previously been resident in Central Bedfordshire. (3) Financial criteria To be eligible for Shared Ownership the following criteria must be met: Satisfy an affordability assessment, to show you can afford to live at Priory View but would be unable to afford to purchase and sustain similar accommodation on the open market Your household income (if still working) does not exceed 60,000 a year Your name is not on the deeds of another property either in the UK or abroad To be eligible for the rented apartments applicants need to meet the following criteria: Your household income (if still working) does not exceed 24,000 a year You have savings / assets of 50,000 or less

For both Shared Ownership and rented apartments you must not be on the deeds of another property either in the UK or abroad. Ineligibility You may not be eligible to apply if any of the following applies: You have a poor tenancy record, for example, debt, poor rent payment, or anti-social behaviour You have outstanding credit problems Your care and /or support needs are such that they cannot be adequately met at Priory View You are prohibited by law as ineligible, for example, under Part VI of the Housing Act 1996 and associated statutory instruments, on the grounds they are subject to immigration control; not habitually resident in the UK; or are an EU national with no leave to remain in the UK.
