1 Applying for new council homes in Little London
2 From spring 2015 we will be letting new homes in Little London under a new local lettings policy We will let 50% of our new homes to Leeds City Council tenants who have an excellent tenancy record and live in the Hyde Park and Woodhouse council ward, or who have a local connection to the area. We will give preference to council tenants who have been on the housing waiting list the longest. This will reward tenants who have lived in the area and conducted their tenancy well. Are you a Leeds City Council tenant with a local connection to the Hyde Park and Woodhouse ward? Do you have an excellent tenancy record? Have you kept your rent account up to date? Have you kept your home, garden and neighbourhood in good condition? Have you kept to the terms of your tenancy agreement and been a good neighbour? Are you living in a high rise flat with a dependent child under 18 years old? We will let the remaining 50% of our homes to people with an excellent tenancy record and who have a local connection to the Hyde Park and Woodhouse council ward. When we consider who to offer a new home to we will give preference to people in the highest housing need band who can answer yes to at least one of the following: Are you working? Are you studying for a qualification in a keyworker profession (such as teacher or nurse)? Are you living in a high rise flat with a dependent child under 18 years old? Are you overcrowded or living in a home that is too big for your needs? Are you or your partner a member, or former member, of the armed forces?
3 The following new homes will be available from spring 2015 until x 2 bedroom flats 10 x 2 bedroom houses 20 x 3 bedroom houses 15 x 4 bedroom houses If you have a pet such as dog or cat we will not consider you for one of our new flats as we do not allow them to be kept in this type of property. The new homes will include Double glazing throughout WC on every floor Gas central heating Thermostatic showers Gas and electric cooker points Solar panels Data points
4 Applying for one of our new homes To be considered for one of our new homes, you must have an application registered on our Leeds Homes Register. You will have to let us know you are interested in a property by placing a bid when advertised by Leeds Homes. If you already have an application you can check it is still active by calling the number below. How to get an application form You can apply by completing an application form, which is available: by downloading a copy from the Leeds Homes website from your local housing office or one stop centre by telephoning (9:00 am - 5:00 pm Monday to Friday) by [email protected] and they will post you a form What does an Excellent Tenancy mean? Our new homes are more than simply bricks and mortar. We want to build stronger neighbourhoods where people are proud to live and take pride in being part of the local community. Before we offer one of our new homes we will look at your tenancy record. We will check: you have a good rent payment history; you have kept the property where you live in a good condition. This includes outside areas as well as inside your home (for example gardens or areas you share with neighbours). you do not have a history of anti-social behaviour, causing nuisance or creating environmental issues (such as fly tipping). We will also take photographs. This will help us to make sure we allocate our new homes to people who meet their responsibilities as council tenants, who do not cause problems for their neighbours and who are a credit to their local community.
