Attractive Dual Season Resort

Resort information Grimentz is a picture postcard, traditional Swiss village in the Val d Anniviers, set at an altitude of 1600m with skiing up to 2900m accessed directly from the village. Getting there The village is easily reached by car or public transport with connections to several airports via the Swiss motorways, rail and Post Bus networks. This is a little known gem, a chocolate box pretty traditional village dating back to the 15th century. There are many other beautiful unspoilt villages in the valley which retain the charm and romance of the Swiss Alps at its best. The centre of the old village is traffic free and has a good choice of restaurants, a couple of hotels and cosy bars. The old barns, dark wooden chalets and narrow lanes give these villages a unique atmosphere. Just over 2 hours drive from Geneva but less than 40 minutes from Sion airport. Basel (2hrs 45mins), Zurich (3hrs) and Milan (3hrs) are viable alternatives. During the ski season, Flybe operate a service to Bern from where the transfer takes 1 hour 45 minutes by car through the Lotschberg rail tunnel. The ski area has some excellent off-piste and is gloriously uncrowded. The ski piste descends directly in to the village centre. In summer these pretty villages are a pleasure to visit and this is a wonderful setting for hiking and biking.

Property The Chalet Piste Bleue is at the foot of the slopes just 200m from the télécabine. Construction of the apartments will begin in September 2012 for completion December 2013. Four of the apartments will be available to foreigners. This is a rare opportunity for non-swiss to buy in the area. There will be a total of six apartments spread over four floors; two apartments will be duplexes. They range from 59m2 to 125m2 and will have two to five bedrooms. The exterior design of Chalet Piste Bleue is particularly impressive. The dark wood fits into the landscape beautifully mirroring the alpine forests. The apartments have plenty of windows so there is lots of natural light and stunning views. Location The Chalet Piste Bleue is in the perfect location - right at the foot of the ski piste. Just a few steps from the gondola in the morning and ski home at the end of the day. Two minutes walk to the village centre and all the shops and restaurants. There is no need for a car. This location will also be appealing if you wish to rent your apartment when you are not using it. However, there is no obligation to rent. Each apartment has a ski room on the ground floor. Each one also has a balcony area from which you can enjoy the fantastic views. The building next door has an underground garage with parking spaces with a path leading to Chalet Piste Bleue.

Over 220km of pistes

Winter At 1600m and with snow sure skiing up to 2900m Grimentz offers over 220km of pistes in this spectacular valley with no crowds and few queues. There are two ski schools and a good roped off beginner area at Bendolla and plenty of blue and red runs as beginners progress. For good skiers there is a challenging black which drops 1300m from the top of the mountain almost in to the village. The largest ski area in the world The Valais ski pass gives you access to the largest ski area in the world available on one ski pass. You can ski in a different resort every day as the slopes of Verbier, Crans Montana, and Zermatt are all within easy reach. In the centre of the village Grimentz is a children s bobsleigh slope and an ice-skating rink with a further 12km of tobogganing runs for the more adventurous. As the Where to Ski and Snowboard annual guide highlights Grimentz has richly deserved reputation for its extensive off piste. You don t have to be an expert to explore the Roc d Orzival, a huge bowl where you can make hundreds of turns before skiing out through a forest. This is excellent terrain for cross country skiing and snow-shoeing in magnificent scenery. A new lift is planned to improve the connection between Grimentz and the neighbouring resort of Zinal or you can take the free bus to enjoy sunny skiing and lovely mountain restaurants on the slopes above St Luc just 20 minutes away on the other side of the valley.

Set amongst 4000m mountain peaks

Summer This really is chocolate box Switzerland in summer; the old chalets are adorned with red geraniums and the quaint old Valais hay barns are everywhere. There are many charming restaurants and cafes in the old villages and some fabulous hotels such as the award-winning Bella Tola Hotel in St Luc. There are signed-posted trails everywhere for walkers and mountain bikes. One of the most dramatic is the Planets trail which starts at the astronomic observatory and is marked out with sculptures of the planets. Golf and spa There is an 18-hole golf course in Sion, a championship golf course in Crans Montana and a nine hole course in Le Breche. Activities include paragliding, archery, fishing, swimming, football, and tennis. At the Maxi Fun Sport & Adventure Park you can try bungee jumping, trampoline, climbing wall, swings and suspension brides. There are also plans to build a spa in Grimentz.

Grimentz is a very pretty resort

Finance Swiss banks will lend up to 70% of the purchase price and interest rates are the cheapest in Europe currently around 2% to 2.5%. It is possible to defer changing pounds sterling or euros in to Sfrs for 3 years as the bank will invest your 30% equity in a or investment account. Purchase costs In Canton Valais the costs are amongst the cheapest not just in Switzerland but in the whole of Europe. Total costs including the notary, taxes etc. are approx 2.5%. Payment terms 10% upon signing the sales deed 30% upon commencement of the ground works 40% when the major works are complete 20% upon completion and handover of keys If you take 70% finance the bank will take over the stage payments after you have paid the first 30%. Legal Requirements Canton Valais restrict the number of foreigners who are permitted to buy. In a referendum in March 2012 the Swiss people voted to prohibit all new construction of second homes from 1st of January 2013 so this is the last opportunity to buy a new property in the Swiss Alps as a holiday home. These properties are authorised for sale to foreigners and the notary will apply for your foreigner purchase permit as part of the purchase procedure. Buyers may not resell to a foreigner within 10 years but they may re-sell at any time to a Swiss national or to a foreigner who is residing in Switzerland (with a B or C permit). This will be an excellent investment and will increase in value as no more building permits will be given in future for the construction of new properties like this. Renting A specialist rental company would be pleased to rent your apartment out for you when you are not using it if you wish. The managing director of the company bought an apartment in Grimentz through Investors in Property a few years ago so he is a big fan of the resort.
