Brief Description of the Proposed Works The existing boiler room together with the associated gas meter and electrical intake rooms will be stripped of all existing services equipment and the building fabric refurbished to form a new public toilet, serving and cleaning rooms. Image 1: Existing Services Within Gas House (Existing Boiler Room) Image 2: Existing Services Within Gas House Annex (Existing Electrical Intake Room) The proposed toilet will accommodate a single WC and three hand wash basins; the cleaning room will house a single bucket sink and the serving room a work top and electrical outlets for a micro-wave oven and electric kettles. The storage tank located at rooftop level will be removed together with its housing. All of the existing mains cold water pipework will be removed together with all of the heating system pipework, boilers, pumps and associated electrical control equipment and wiring. On completion of the strip out works the boiler room roof will be removed and replaced, the floor scrabbled up, replaced and finished with quarry tiles. Two walls will be finished in ceramic tiles to 1800mm above finished floor level and the remaining internal walls repaired and paint finished. All of the existing doors will be refurbished, re-painted and fitted with new furniture. The ceiling will be replaced. A cubicle will be fitted together with to accommodate a single WC and three hand wash basins fitted. Hot water will be provided by an electrical water heater connected to a new mains water supply. An extract fan will be fitted at high level within the WC cubicle. Foul drainage from the toilet will be provided by a new service drain running between a new inspection chamber to an existing outfall on the boundary of the site. Excess rainwater will be disposed of through a new soak away excavated locally, however as much rainwater as possible will be harvested by the use of storage butts. The existing redundant three phase electrical supply in a cupboard adjacent to the exboiler room will be replaced with a new single phase supply and meter. A distribution board will be fitted in this room and will serve the new development. A work top will also be installed at working height together with sufficient electrical outlets to enable the use of a micro-wave oven and kettles. The ex-gas meter room will house a single bucket sink for cleaning purposes. The whole of the facility will be rewired and two external lights fitted complete with PIR sensors. A new water supply will be brought in from the site boundary and, in addition to serving the new WC, three new irrigation taps will be provided along the route of the new incoming water main. Remove 3 No. automatic ventilation control panels, connecting supply cables, all field wiring, 1.3 conduit, fittings and isolating devices serving all high level actuators within the existing greenhouse. 1.4 Isolate (gas and heating) and drain down heating system complete and dismantle 3 No. boilers note: boilers are assembled with suspected asbestos rope and gaskets. 1.5 Strip out all heating pumps, pipework, valves, gauges and fittings from boiler room. 1.6 Isolate incoming MCW supply and dismantle roof mounted feed and expansion tank, all pipework and enclosure. 1.7 Dismantle and remove existing stainless steel flues. 1.8 Dismantle all heating pipework (above ground and in floor ducts), valves, and fittings from existing greenhouses. 1.9 Remove existing gas meter and all distribution pipework including valves and fittings. 1.10 Strip off existing roof covering complete with substrate and all facia boards from boiler, electrical intake and gas meter rooms. 1.11 Remove all external doors and frames (boiler, electrical intake and gas meter rooms) 2 Builders Works Total section 1, Strip out works 2.12 2.1 Inspect timber joists and fixings. See preliminary sum No.1. 2.2 Supply and install 18mm plywood deck. 2.3 Increase height of brick parapet wall (boiler and electrical intake rooms) to allow installation of roof membrane upstand, cap with DPC and coping stones. 2.4 Supply and install vapour control layer over new deck and line parapet wall upstand. 2.5 Supply and install roofboard (Kooltherm, K11 as manufactured by Messrs Kingspan Ltd), angled fillet and 2No. layers of fully bonded torch applied waterproof membrane over. 2.6 Supply, fix and paint (minimum 4 coats, primer, under and 2 No gloss), new barge board. 2.7 Supply and installation of guttering and down pipes. 2.8 Form external wall penetrations, 2 No. Ø117 and 1 No. Ø65, for waste outlets and extract fan. 2.9 Scrape internal boiler room walls of all paint and make good as necessary. 2.10 Break up existing boiler room floor and boiler plinths. Excave to level allowing a minimum 2.4m (minimum) ffl to ceiling height. 2.11 Blind hardcore with sand and fit damp proof membrane. Pour minimum depth of 100mm oversite concrete and 25mm screed. Supply and install plasterboard ceiling directly to roof rafters (on completion of first fix wiring) and plaster skim. 2.13 Stabilise and paint 2 coats exterior quality masonry paint (Matt) ex-boiler room walls. 2.14 Supply and fix non-slip quarry tile floor throughout WC. 2.15 Tile and grout basin and WC walls to 1.8m above ffl in white 150x150mm ceramic tiles. 2.16 Mist coat ceiling and paint ceiling (3 No. coats emulsion). 2.17 Supply and installation of all sanitary ware. 2.18 2.19 Supply and install single WC cubicle, Cabrillant Marathon Classic/ 50 as manufactured by Messrs Prospect Ltd. Refurbish all doors and frames complete, supply and install replacement locks, hinges and handles, etc (3 No. door sets). 2.20 Paint all doors and frames in minimum 4 coats, primer, under and 2 No gloss. 2.21 Supply and installation of single WC pan and close coupled cistern. 2.22 Supply and installation of 3 No. wall hung basins, complete with taps and waste sets. 2.23 Repair and re-point all external WC walls. Item Description Cost ( ) 2.24 Excavate nominal (1 x 1 x 1) m rainwater soak away, line and prepare for connection. 2.25 Excavate for new inspection chamber. 2.26 Excavate trenches for both foul and rainwater drainage pipework. 2.27 Supply and install Ø100 rainwater pipework and fittings from down pipe to soak away. 2.28 Supply and install Ø100 foul drainage pipework complete with inspection chamber, fittings and soil and vent stack. 2.29 Supply and install Ø100 internal foul drainage pipework complete from WC to soil and Vent stack. 2.30 Break into existing inspection chamber fit new gulley bend into existing and re-haunch as necessary. 2.31 Supply and install all Ø40 & Ø32 internal drainage pipework from basins and sink soil and Vent stack. 2.32 Test all drainage pipe work, including outfall into existing inspection chamber 2.33 Fill trench to a depth of 5omm above foul and rainwater pipework. Backfill trenches and make good. 2.34 Clean site on completion of all the works and dispose from site. Total sections 2, Builders work 3.0 Mechanical Services Works 3.1 Excavate (approx 40m) trench from site boundary to new WC. 3.2 Extend new Ø32 MDPE MCW supply in newly formed trench from existing meter to new WC. 3.3 Tee off 3 No. Ø20 to serve bib taps complete with double check and isolating valves. 3.4 Extend Ø25 MDPE MCW from final bib tap to WC and rise within WC with stop cock and double check valve. 3.5 HWS and MCW pipework complete with all isolating valves to each basin, sink, WC and water heater including all flexible connections to each. 3.6 Supply and installation of water heater. 3.7 Flush and chlorinate pipework system complete. 3.8 Pressure test gas system. Total sections 3, Mechanical Services work 4.0 Electrical Works Modification of existing three phase supply and service head and provision of replacement 80 4.1 Amp single phase service head. Supply and installation of new 6 way distribution board located @ HL in existing intake 4.2 cupboard. All cables to be enclosed in appropriately sized galvanised conduit and fittings throughout. Supply and installation of all outlets and switches, all surface mounted metal clad as manufactured by Messrs MK Ltd. 4.3 Supply and installation of all light fittings. 4.4 Supply and installation of extract fan. Supply and installation of all electrical supplies to all outlets and luminaires. All cables in 4.5 single core PVC fully enclosed in galvanised trunking or conduit as appropriate. Al small power conductors to be minimum 2.5mm! PVC Cu and all lighting 2.5mm! PVC Cu. 4.6 Testing and commissioning of electrical system complete. 4.7 Refer to notes 1 and 2.
