21 Tillväxt, miljö och regionplanering Conclusions Public transport accessibility (how many jobs that can be reached by public transport) is a very important variable for the value of a single-family property. High density of housing and jobs close to public transport nodes generate high property values. Homes close to the sea/lake, like a lakeside property, or closeness to a public boat stops, generates high values and clearly shows that proximity to water is a strong urban quality. Accessibility by car has less impact on the variations in the price level than accessibility by public transport (1/3).

22 Tillväxt, miljö och regionplanering More conclusions Proximity to public transport stations (rail) is highly valued, as well as proximity to urban activities. In many cases this can be coordinated and thus create good local centers. Value of surface, as well as stand-alone houses clearly shows that larger properties with greater freedom of space generates a higher purchase price. At the same time these qualities prevents planning for good public transport which in itself is a stronger variable. A large amount of green space within walking distance has a high value. This suggests a need for green space in the proximity of the property for every day visits.
