1 Repairing obligations Retail Partnership Lease Repairing obligations Retail Partnership Lease - Page 1 of 5 Roof coverings Repairs to and replacement of flat roofs, pitched roofs, slates, facias, downpipes and gutters. Cleaning and general maintenance of gutters and downpipes (e.g. unblocking). Structure (including roof structure) Repairs and replacement when we believe it is necessary to foundations, brickwork, chimney stacks, roof joists, parapets and roof decking. Cleaning of airbricks (ensure they are clear and unobstructed). Cleaning, repairs to and general maintenance of chimney pots (including chimney sweeping), stacks and liners. Electrical installation replacement of electrical fixed wiring, electrical heating appliances, extraction fans. Our annual Health and subscribed to will cover the publican s management of annual portable appliance testing, annual inspection of electrical wiring, annual inspection of emergency lighting and fire alarm. Mechanical and heating replacement of kitchen extraction units, air conditioning units, central heating and hot water systems (including boiler, radiators, pipe work, pumps, time controls and thermostats), lifts and hoists, flues and sump pumps. Our annual heating and boiler maintenance service contract when subscribed to will cover the publican s repairs to and planned maintenance of central heating (including boiler, radiators, pipe work, pumps, time controls and thermostats). The service contract does not cover repairs, maintenance or replacement of hot water cylinders, heaters or boilers.

Our annual cellar cooling maintenance service contract when subscribed to will cover the publican s repairs and planned maintenance of cellar cooling equipment. Exterior decoration and landscaping Every third year of the agreement to carry out a full external redecoration of the pub accompanied by periodic washing down of the exterior frontage. replacement of exterior cladding (e.g. tile hanging, render and timber), windows (including window casements and roof/sky lights), external fire escapes, car park area, gardens, paving slabs and exterior concrete (e.g. weeding, litter removal, jet washing and cleaning of surfaces), all fences. On vacation of the pub ensure the exterior of the premises is clean and tidy and free of all waste (e.g. food, domestic and trade waste). Signs and lights replacement of exterior signs and exterior lights (including flood lights). Cleaning, repairs, general maintenance and replacement of interior signs and interior lights. Replacement of all tubes, bulbs and starters.

Internal cyclical decoration of all areas (e.g. trade, domestic, cellar etc.). Repairs to ceilings, walls, floors and cellars. Excludes s loose goods (e.g. carpets). Repairs to and levelling of screed and concrete to new floor finishes (e.g. ahead of fitting new carpets or altro flooring). Replacement of broken glazing. On vacation of the pub ensure the interior of the premises is clean and tidy and free of all waste (e.g. food, domestic and trade waste). Loose goods inventory (publican s fixtures and fittings) replacement of emergency lighting, fire alarms, fire fighting equipment, fixed seating, floor coverings, gas fires, electrical fires, audio systems, intruder alarms, glass washers, tills, ice machines, dishwashers, washing machines, wine chillers, cold shelving/ cabinets for bottled beers, fridges, freezers, catering, toilet roll holders and associated equipment.

4 Repairing obligations Retail Partnership Lease - Page 4 of 5 Drainage/ plumbing replacement of non-mains drainage systems (e.g. cess pit, septic tanks, sewage treatment plant, pumping stations), grease traps, gullies, manholes (including unblocking, jetting and rodding drains), sanitary ware (e.g. wc, baths and sinks). Joinery and ancillary items replacement of company owned back bar fittings, counters and working surfaces, fireplaces, hearths and mantles, joinery items (e.g. staircases, internal doors and skirting), cellar flaps and skids/slides, company owned stillage s and iron monger (e.g. handles, hinges, locks, keys) and sash cords. Statutory Gas Safety Certification of all appliances, annual portable appliance testing, inspections of electrical wiring, inspections and testing of emergency lighting, fire alarms, lift and hoist. Production of all certification to Inns on an annual basis, or on request. Our annual Health and subscribed to will cover the publican s management of gas safety testing, annual portable appliance testing, annual inspection of electrical wiring, annual inspection of emergency lighting and fire alarm.

5 Repairing obligations Retail Partnership Lease - Page 5 of 5 Asbestos Management and where required the removal of asbestos obligation to make available to any contractors and members of staff the asbestos survey and to avoid the disturbance of asbestos. Notify Inns if any disturbance of asbestos occurs. Pest control Treatment to remove pest infestation (e.g. wasps, rodents, fleas, pigeons and ants). Refuse removal Removals of all refuse from the premises. Health & Safety management Production of Health and Safety policy and risk assessments. Our annual Health and subscribed to will cover the publican s management of Health and Safety activity.
