1 Your responsibilities as a tenant in a sheltered scheme Condensation Condensation Damage Damage caused by you Domestic appliances We will repair domestic appliances if they have been provided by us Keys (lost) We don t keep a spare set of keys for your home.

3 Door entry systems Repairs to door entry systems are our responsibility Doors (internal) We repair all internal doors Door furniture Bells, letterboxes, knockers, chains, numbers, nameplates Electric showers We repair electric showers Front door lock This includes repairs to communal front door locks Fences Repairs to fences are our responsibility Fixtures and fittings Curtain rails, curtains, shelving units, lights Floor boards Structural repairs to internal floor boards Garages Repairs to garages are our responsibility Gardening and trees We re responsible for gardens and trees
4 Gas Glazing If you smell gas, call the Gas Emergency Service on Generally, these repairs are carried out without a crime reference number Hand basins Hand basin plugs and chains are your responsibility Immersion heaters Repairs to immersion heaters are our responsibility Infestations We re responsible for infestations (rats, mice, etc) Kitchens Unless you have fitted your own kitchen Light fittings Except dimmer switches, or other light fittings that you have fitted yourself Mechanical ventilators Repairs to mechanical ventilators are our responsibility Outbuildings We re responsible for repairs to outbuildings Paths and patios Repairs to paths and patios at front and back are our responsibility
5 Penetrating damp Unless this has been caused by your negligence Plastering Cracks are repaired in shared flats Sanitary fixtures and fittings We will fix sanitary fixtures and fittings Plumbing repairs and leaks We will carry out repairs to plumbing if the washing machine or dishwasher was supplied by us Re-washer taps Re-washer tap repairs are our responsibility Rising damp Repairing rising damp is our responsibility Roofs Repairs to your roof is our responsibility Showers This includes the shower hose, head, sink plug or chain Sink units Repairs to sink units are our responsibility Skirting boards Repairs to skirting boards are our responsibility
