There are two sets of double wrought iron gates allowing easy access and turning space for larger vehicles such as a motor home. There is spacious concrete paved parking to two sides of the house. A small building at one end of the garden houses the solar system and a petrol generator. This provides plenty of electricity for the property generated by a bank of adjacent solar panels. This simple system meets all the electricity needs of the property all year round A satellite dish provides for satellite TV. Internet and phone connection is already in place.

2 Enter the house through the front terrace and a traditional wooden door leading in to a large lounge/diner with a kitchen through an archway at one end. There is a log burner in the lounge and radiators throughout the property. There are numerous power points and a satellite TV point. There is plenty of space for a six piece dining set, sofas, sideboard and occasional table. The floors are tiled throughout the property and thus easy to keep clean. The kitchen is fitted with a range of Spanish style modern storage units with granite work surfaces and a wooden breakfast bar/additional preparation surface. This arrangement provides a relaxed setting for family and friends and easy access to the front terrace additional dining area. The fitted fan oven and hob run on bottled gas, the hood and other appliances, including a dishwasher, run on the solar generated electricity. The kitchen provides plenty of storage space for food and equipment. A door from the kitchen leads to a utility room and larder with plumbing for sink and washing machine and further storage space. In the utility room a new wood effect metal three point locking door leads to the patio area at rear of the house. An archway opening from the living area leads to a generous hallway with access to the three bedrooms and bathroom. It also has a traditional stairway in tiles and wrought iron which leads to the upper lounge. Each of the three large bedrooms affords space for a large double bed with room for bedside tables, double wardrobes and dressing table or chest of drawers. There are shuttered windows with fly screens in each bedroom. 2

3 The bathroom has a bath and shower over, there is a a generous sized basin and toilet with plenty of room for a bank of storage units. From the spacious upstairs lounge there is a 360 degree view of the surrounding countryside. There are windows to each wall, a wrap-around terrace accessed via French doors to the front, where the terrace is large enough to accommodate a large dining set. An attractive wrought iron balustrade goes all the way round the upstairs terrace. This all-round terrace provides shaded seating all through the day. Every room has wooden shuttered windows with fly screens. These can be kept shut when the sun is on the room and this keeps it cool. The windows around the four sides of the property can be opened to catch the prevailing breeze thus you have a natural form of air conditioning. Each window has wrought iron bars outside and meet the typical Spanish insurance requirements for security if you are leaving the house unoccupied for a period of time. The property offers a range of options for central. heating: radiators and pipes are already in place. Heating can be provided via a gas boiler, or a highly efficient pellet burner, or a back boiler on a traditional wood burner. These are not currently installed but are easy to put in. Hot water is currently supplied by a new gas water heater. This comfortable home lends itself to permanent residence or holiday hide-away. The current owners have undertaken a range of work to improve the property including new rain ware, new gas water heater, many new energy saving LED light fittings, redecorating inside and out and upgrading electrical sockets and plumbing to modern standards 3

4 The garden is full of fruit and nut trees. There is a tree screened pergola and restful seating. It has plenty of space for an above surface swimming pool. But there is also a good pool just minutes away in Teresa. You can get to the coast or airports at Valencia or Alicante within an hour and a half. Santander and Bilbao afford a ferry link direct from the UK. The house has fully legal paperwork. The villa sits in stunning countryside with hills, a valley and acres of farmland. It is a peaceful location but within walking distance of Teresa De Cofrentes, which has bars shops, a bank and town hall. It is a traditional unspoilt Spanish village but there are a range of residents from UK, Germany, Holland and other locations. There is a good community of builders, gardeners, plumbers and electricians who speak both English and Spanish so you can easily function in either language. A short ten minute drive away is Ayora, a larger town with all the facilities you could wish for including banks, medical services, restaurants and supermarkets as well as many traditional style shops. Further away, but within 20 minutes' drive, is an even bigger town, Almansa, with a castle, a large new hospital and railway station. The whole area is surrounded by rural land with olive groves, cereal crops, vineyards and vegetables grown in proliferation. The area is on the edge of a large natural country park and is brilliant for walking, cycling and studying wildlife to name but a few.
