2 1. Restoration Colorado Will Look For Shingle Granule Damage Shingle granules help to protect your shingles from harsh weather conditions such as rain, sleet, snow, hail, wind and sunlight. Over time, weather and age will damage your shingles. If left alone, the damage could be costly. There are several types of granule damage including shingle blistering, missing granules and shingle failure. We will thoroughly inspect your shingles, looking specifically for any granule damage which may indicate a worn down area or possibly the need for a full replacement. We will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. 2. Restoration Colorado Will Look For Proper Overhangs Some roofing contractors use techniques to hide mistakes or imperfections. One of the techniques is using shingles to make up for a lack of drip edge or flashing. To do this, they simply install the shingles, leaving more over the gutters and/or eves of your home. For contractors who do this, there are certain measurements that are considered safe (1/4 inch to 3/8 inch). If these guideline measurements are not followed, your shingles and/or home could be damaged. Since we understand the importance of proper overhangs, we will thoroughly inspect your overhangs looking specifically for improper length and/or installations. We will present our findings to you, letting you know our recommendations and your possible repair and/or replacements options. 3. Restoration Colorado Will Look For Loose Shingles There are plenty of reasons why your shingles can become loose such as rain, sleet, snow, hail, wind and sunlight. All of these can affect your shingles, causing them to age and/or deteriorate. There are several signs of loose shingles including, but not limited to, large shingle granules in gutters and on ground, visible cracks, shingles without corners and even missing shingles. We will thoroughly inspect your roof, looking for loose shingles and or signs of extreme wear which may cause loose shingles in the future. We will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. In our experience, loose shingles indicate a much deeper and underlying problem. In most cases, the shingles in a specific area will need to be replaced and at times, depending on damage, the roof itself will need to be replaced.
3 4. Restoration Colorado Will Look For Shingle Deterioration Your roof protects your home from the elements such as rain, sleet, snow, hail, wind and sunlight. All of these elements work against your roof, causing your roof to deteriorate over time. Rain and snow are two of the most common elements which can cause shingle deterioration. If these two elements find a way under the shingle or become stagnant (pine straw/leaves mixed with water), they can cause your shingles to fail. If your shingles have been subjected to any of these elements for an extended period of time, then your shingles might need replacing. We will thoroughly inspect your roof, looking for shingle deterioration (curled, brittle or damaged shingles) and signs of extreme wear which might indicate future shingle failure. We will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. 5. Restoration Colorado Will Inspect Your Shingle Seals From time to time, your home will be subjected to high winds which can damage your roof. As shingles age, they can pull away from the foundation of the roof, leaving room for wind to strip them completely off. For the most part, there is nothing that can be done to prevent shingle seal deterioration. It is completely normal as a roof ages. Even so, we will thoroughly inspect all of your shingles for seal damage or deterioration. We will make sure that the shingles are still bonded properly and that they are not forming any cracks or curling that could allow them to unseal. After the inspection, we will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. 6. Restoration Colorado Will Inspect The Fastening Method From The Original Installation There are different kinds of fastening methods that are used in order to install a roof such as hand nailing the shingles down or using an automatic nail gun to attach the shingles. Both of these fastening methods have their own set of advantages and disadvantages and both methods will be used depending on what kind of shingles are being installed. When we inspect the fastening method previously used in your original installation, we are attempting to determine if there was any damage to your shingles that would leave them prone to failure. If there was damage, or the potential for damage, we would recommend using a different method to secure your shingles and ensure that your shingles last as long as possible. Our technicians are highly experienced, with the understanding of how to install shingles to the framework of your home.
4 7. Restoration Colorado Will Inspect All Wall Flashings There are several types of wall flashings that we will inspect, they include: Headwall Flashing This is where your roof meets a wall. The flashing should overlap over the material covering the roof, in most cases the shingles. The primary reason for headwall flashing is to keep water out of the headwall. We will inspect the headwall flashings in your home to ensure there aren t any leaks from cracking, improperly installed headwall flashings or even shrinkage. Sidewall Flashing This is the flashing that lies between a wall and a sloped portion of your roof. The only exception to this is if your walls are made of brick. Again, we will inspect the sidewall flashings in your home to ensure there aren t any leaks from cracking, improperly installed sidewall flashings or even shrinkage. Step Flashing This is the flashing that will overlap every shingle on your roof. This is actually the most common type of flashing to be installed improperly. We will inspect the step flashings in your home to ensure there aren t any leaks from cracking, improperly installed step flashings or even shrinkage. No matter what type of flashing that was used when your roof was installed, we will thoroughly inspect all of them and provide a detailed report outlining our findings and offering our recommendations for repair and/or replacement. 8. Restoration Colorado Will Look For Cracks In Pipe Flashings Pipe flashing is used around pipes and vents that come out through your roof. They are used to prevent water from getting into your home. In some instances, a roof contractor may not install the pipe flashing correctly, which can result in a leaky roof. A leaky roof can lead to devastating home damage if left unattended. That s why we will thoroughly inspect all of your pipe flashings, looking for cracks or improper installations. We will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options.
5 9. Restoration Colorado Will Inspect All Valleys For Cracks And Deterioration Roof valleys are extremely prone to leaks as this is where most water flows before making it to your gutters. As time passes by, the valley will start to age and might develop cracks, seal loss or shingle failure. This happens over time as the materials expand from heat and shrink from cold temperatures. Here are some other reasons why valleys leaks occur: 1. Ice and water shield is missing from valley. 2. Roofing nails used improperly causing early failure of shingles. 3. Collection of dirt and debris which can hold water, adding excessive weight and causing premature failure. There are plenty of reasons why your roof valleys are extremely vulnerable to leaking; everything from improper roofing installations, structural issues, time, age and material deterioration. Of course, we will thoroughly inspect all of your valleys for cracks and signs of deterioration. We will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. 10. Restoration Colorado Will Inspect All Storm Collars For A Proper Seal Roofing statistics have shown that moisture build up can be more damaging than termites, storms and even fires to your roof in left unattended. Storm collars are used to ensure proper ventilation of gas and to make sure no water can leak inside of your home or commercial building. Effectively, storm collars act as umbrellas helping to keep water out of the joint where it meets with the vent pipe. We will determine if the seal as worn down or has been improperly installed and if so we will recommend removing the old sealant that was used and replacing it with new sealant to ensure there is no chance of water leaking into your home. We will thoroughly inspect all of your storm collars, looking for a proper seal with each one to ensure no moisture can make it through, destroying either the interior or exterior of your home. We will also inspect the sealant used and the state that it is in, making sure to replace the old sealant if there is a chance that a leak may occur. After that, we will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options.
6 11. Restoration Colorado Will Inspect All Rubber Boots On Top Of Pipes For Dry Rot Dry rot primarily happens to wood; however, dry rot can also happen to the rubber boots on your pipes. The cause for dry rot in rubber is generally caused by one of the following: 1. UV Rays 2. Ozone Chemicals 3. Oxidation Naturally these three things will cause the rubber boots on your pipes to wear down. If left unattended, dry rot can cause problems such as leaks. We will thoroughly inspect all of your rubber boots for seal dry rot. After the inspection, we will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. 12. Restoration Colorado Will Inspect All Gutters And Downspouts For Blockages Gutters help to direct water from your roof to the ground or another area where damage will not occur. Blocked gutters are totally ineffective and can cause damage to your roof and home if not addressed quickly. Water that cannot move away from the home and roof will eventually find a way in, even if that means straight through the roof. Gutters protect your home from a variety of things that you may be unaware of such as: 1. Flooding within your home and basement. 2. Cracking or damaging of your home s foundation. 3. Infestations from mosquitoes and other insects. 4. Mold build-up. 5. Erosion around your home. 6. Staining of your exterior walls. 7. Rotting and rusting of your exterior walls and fixtures. We will thoroughly inspect all of your gutters and downspouts for blockages. After the inspection, we will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. In most cases, we simply need to remove the blockage and everything will flow as intended.
7 13. Restoration Colorado Will Ensure All Gutters Are Securely Fastened As stated earlier, gutters help to move water from your roof and home. In doing this, gutters help to ensure there s no water build up on your roof, or near your home. Loose gutters, and gutters which have fallen away from your home, do not remove the water as expected. As such, this can create issues in and around your home that can cause failures in your roof, home and foundation. Remember, gutters protect your home from: 1. Flooding within your home and basement. 2. Cracking or damaging of your home s foundation. 3. Infestations from mosquitoes and other insects. 4. Mold build-up. 5. Erosion around your home. 6. Staining of your exterior walls. 7. Rotting and rusting of your exterior walls and fixtures. We will thoroughly inspect all of your gutters and ensure that they are securely fastened. After the inspection, we will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. Most fastening issues can be addressed the same day, on-site. 14. Restoration Colorado Will Measure And Calculate For Proper Attic Ventilation Proper attic ventilation is necessary for air to circulate naturally through your attic. The process that air is moved through the attic is most commonly referred to as a convection system. This means that air is drawn from the outside from lower areas such as attic intake vents and is then expelled through higher areas such as attic exhausts. Without adequate air flow, your attic will store massive amounts of warm air. The warm air, when mixed with cold air, will create a humid environment in the attic. This can cause mold and other problems with your insulation and even your roofing structure. Not to mention, that if the air cannot escape, your home will be warmer and the cost to cool your home could skyrocket. Most people find out that their attic is not ventilated properly after they suffer through a blistering hot summer or an extreme winter where they could never get the temperatures in their home where they wanted. We will measure and calculate the proper attic ventilation numbers for your home. After the calculations, and inspection, we will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options.

Restoration Colorado Will Inspect Attic Insulation For Proper R-Value Attic insulation is rated using an R-Value System that determines how resistant the insulation is against heat travelling through it. Of course, the higher the R-Value rating, the better the insulation will work in resisting heat and keeping your home cool. The attic is where most of the warm air collects in the home. That is why it is extremely important to have insulation with the proper R-Value for your home. If the R-Value is less than what is recommended, you could be wasting money on extra air conditioning costs. We will thoroughly inspect your attic insulation, ensuring that it has the proper R-Value for the size of your home. After the inspection, we will present our results to you and let know our recommendations and your possible repair and/or replacement options. 16. Restoration Colorado Will Look For Mold And Dry Rot In Your Attic Excessive moisture in your home can be very damaging, not only for your roof, but also your structure, your foundation and even your family. Depending on where the moisture is coming in, the costs could be extensive. Two of the most common signs of excessive moisture are: 1. Dry Rot While most commonly associated with wood, this fungus can, and will, attack rubber as well. Most occurrences of dry rot occur in areas of the home that aren t well insulated, with excessive levels of moisture present, no light and where temperatures normal stay about 50 degrees Fahrenheit. In most cases, this is normally going to be your attic. 2. Mold Mold can cause a number of health problems such as respiratory issues and can slow down the time in which you are able to recover from simple illnesses such as a common cold. Mold forms whenever there is limited air flow, combined with moisture and high heat. Again, this is normally going to be your attic. We understand how damaging dry rot and mold can be for your home and your family. During our inspection, we will look for mold and dry rot signs, alerting you to any trouble spots. After that, we will provide our recommendations and your possible repair options.
9 17. Restoration Colorado Will Look For Blockages In Your Attic Intake Vents The intake vents in your attic are responsible for providing sufficient ventilation for your home. These intake vents allow fresh air to move through your attic and helps to control the temperature of your home. Blocked intake vents will cause excess heat to store in your attic and moisture which can saturate your insulation and cause wood root to your roof structure. Knowing this, our experienced technicians will inspect your attic and look for any intake vent blockages. Once the inspection is complete, we will present our findings to you, letting you know our recommendations and your possible repair and/or replacement options. 18. Restoration Colorado Will Inspect For Holes, Cracks And Shrinking In Your Attack Intake Vents Warm air will rise and collect in your attic. This increase in warm air will increase the pressure in your attic. Whenever there is a pressure buildup, the warm up will attempt to find any way it can out of your home where the pressure is lower. This is referred to as the stack effect and it is important to understand that the larger the space for the warm air to collect, the more aggressive it will be in seeking a way out of your home. That s why it is important to make sure that your attic does not have any holes, cracks or other unwanted air escapes in your attic intake vents. We will thoroughly inspect your attic intake vents, looking for any holes, cracks or signs of shrinkage. After the inspection, we will present our results to you and let you know our recommendations and your possible repair and/or replacement options.
10 19. Restoration Colorado Will Inspect Your Chimney For Cracks In The Mortar Cracks in chimney mortar can lead to several problems, all of which can be extremely devastating and costly. A few of the problems associated with cracks in chimney mortar include: 1. Water running down your chimney flute. 2. Water running down your brickwork in your home or attic. 3. Interior water damage from running water. 4. Mold inside of walls and insulation. Beyond that, you are putting your health at risk if you have cracks in your chimney mortar. Three of the most common, and serious, health risks include: 1. Carbon Monoxide Poisoning 2. Chimney Fires 3. Mold Illnesses At Restoration Colorado, we will thoroughly inspect your chimney mortar looking for any signs of damage or deterioration. After the inspection, we will present our findings to you and let you know our recommendations and your possible repair and/or replacement options. It is best to address even the smallest of cracks before they are allowed to cause major issues within your home, roof and/or foundation. 20. Restoration Colorado Will Look For Missing Caulk Around Chimneys And Vents Caulk is an essential sealant used in almost any type of home repair or building project. It is used to prevent air or water from seeping into your home. As temperatures change, cracks and gaps can begin to appear in caulking used around your chimneys and vents. This can allow unwanted air and moisture to find their way into your home. Any time that this happens, your home is subject to mold spores, air leaks, drafts and heat loss. During our inspection, we will look for any caulking issues, especially around your chimneys and vents. If we see an issue, we will document it in our report and then offer our recommendations for how to repair the issues.
11 21. Restoration Colorado Will Look For Missing Chimney Bricks While your chimney may look sturdy, if it is missing any bricks, then you have a potential for damage to your home. Missing bricks expose the underlying structure of the chimney, and your home, to potential damage. If left untreated, it can cause many problems for your home and/or roof. Some of the many problems can include: Damage to your chimney accessories (vents, covers). Damage to your interior walls from water leaks. Unsightly exterior chimney walls. Damage to the structure of your chimney (can cause chimney collapse or settling). Damage to your roof, the wood or any coverings close to the chimney. We will thoroughly inspect your chimney, looking for any missing or cracked bricks. After the inspection, we will present our results to you and let you know our recommendations and your possible repair and/or replacement options. Bonus: Restoration Colorado Will Look For Rodents And Nests In Your Attic And Chimney Areas Squirrels, mice, birds and other rodents have been known to try and move in with you. Most of the time, they use the areas we don t occupy much such as attics and chimneys. While they may look all cute and cuddly, they can cause damage to your home if left unattended. Nests in your chimney can cause fires whereas squirrels, rats and mice can eat away at the wood which supports your roof or chew through wires.
