Washington, suite 147 Royal Oak, MI or fax: Inspector: Frank Bartlo Michigan Builder s License #: National Association of Certified Home inspectors #: The property was inspected on the above date for general condition, safety, functionality, and workmanship for home warranty purposes. Conditions that are deemed to be due to expected wear and tear or damage by occupants, weather conditions, or other factors not covered in a home warranty are excluded. This was not a code inspection, nor affiliated with the City of Novi or any other municipality. Photos of relevant items needing repair are included where applicable. Limitations Only items that were accessible and safe to inspect were inspected. No potentially destructive dismantling of any system or component of the house was done. No environmental (radon, mold, asbestos, etc.) or pest inspection was done, unless otherwise specified in the inspection contract.
2 Defects found: Exterior: Front porch: Broken end of ceiling wood trim left a gap into which insects could enter and nest (below left). Roof: Drip edge and bottom shingles on the side of the garage facing the front entrance was bent, creating a bump on the bottom of the roof. A few scratches that appear to have broken through the shingles were found on the W side of the N face of the top roof, near the fireplace chimney (below) Exterior flashing: Flashing on top of 1st floor brick was improperly sloped (toward house) and had gaps in the caulk (shown on right). Could direct water to the structure.
3 Air conditioner lines: Electrical wire and tubing from the central AC unit were not properly sealed where they entered the house. Brick: The brick on the inside corner near the NW corner of the house had a gap into which insects and other vermin could enter (above right). Should be sealed. Interior: Attic: One apparent valley area on the E side of the house had a crude looking repair (below left). However, no problems were evident on the outside of the house. Fireplace: The stone facing on the left side of the fire box was loose, and had to be pushed back as far as possible to stay in place (above right). Kitchen cabinet: Top hinge on kitchen cabinet had come loose (right). Needs to be adjusted.
4 Kitchen floor tile: Floor tile had some fine cracks in the grout (right). Great room window: Window on the S side of the W wall of the living room did not close properly: got caught on the bottom aluminum trim. Reinstall the trim so the window can operate properly. Great room heat register: Supply register near center of E wall was stuck closed (below left). Office / Den: Had a vertical settling crack above the door (above right). Did not appear to be structurally significant. Front door lock: Front door deadbolt strike plate was off line. Had to pull the door tightly to lock the deadbolt.
5 Master bathroom and Great room (entrance) floor: Minor cracks were seen in the grout where the floor met the wall, especially near the toilet (below left). Also in the great room, on the S side of the4 front door (below right). Master bedroom window: Master bedroom window was loose at the bottom, near its center (not pictured). NW bedroom floor: Had a noticeable bump under the carpet, near the entrance. Needs to be leveled. May be due to debris or unevenness of the floor boards underneath the carpet (not pictured). NW bathroom window: Was stuck closed, and noticeably discolored, ands apparently very moldy, (right). Appeared to have a serious leak, and needs to be replaced as soon as possible. Closet Doors Closet doors needed adjustment: pins at bottom were skewed (below left). The opening may have been too high for the door, in which case the bottom brackets should be shimmed up to enable their mechanisms to work better. The top center springs were missing from the closet doors in the N & E bedrooms (below right).
6 N bedroom window: Had no screen. Toilets: Toilets in all bathrooms except the 1st floor lavatory filled higher than they should, almost to the top of, almost to the top of its overflow tube (right). This could cause a great deal of water wastage and high bills if the valve deteriorates such that it does not shut off completely. Should be adjusted for a lower water level (about ½ below the top of the tube is good).
