3 LEAKING OR BROWN SPOTS ON CEILINGS THIS IS OFTEN THE FIRST SIGN OF A ROOF PROBLEM. UNFORTUNATELY, BY THE TIME YOU HAVE LEAKS INSIDE YOUR HOME, YOU MAY HAVE SIGNIFICANT ROOF DAMAGE. BECAUSE WATER ENTERS THE HOUSE FROM THE ROOF AND CAN TRAVEL DOWN THE RAFTERS, YOU MAY SEE THE WATER STAINS OR LEAKS IN A DIFFERENT PART OF YOUR HOME THAN THE SOURCE OF THE ROOF FAILURE.
4 FLASHING PROBLEMS PROBLEMS CAUSED BY THE INSTALLATION OF FLASHING CAN OFTEN BE CORRECTED IF IT IS DISCOVERED EARLY. IMPROPERLY INSTALLED FLASHING CAN LEAD TO LEAKS. THESE PROBLEMS CAN ALSO HAPPEN AS A RESULT OF WIND OR STORM DAMAGE. FLASHING SHOULD BE INSPECTED REGULARLY TO ENSURE THAT IT REMAINS WATERTIGHT. ANY SIGN OF BENT OR TORN FLASHING COULD INDICATE A PROBLEM.
5 GRANULE LOSS ON ASPHALT SHINGLES IF YOU HAVE ASPHALT SHINGLES AND YOU NOTICE A LOT OF GRANULES ON THE GROUND OR IN YOUR GUTTERS, IT MAY BE TIME TO REPLACE YOUR ROOF. THE GRANULES ARE ADDED TO ASPHALT SHINGLES TO REPEL WATER FROM YOUR ROOF AND PROVIDE UV PROTECTION. SHINGLES NATURALLY LOSE THEIR GRANULES AS THEY AGE. WEATHERING CAN ALSO AFFECT GRANULES AND CAUSE THEM TO WEAR AWAY. IF YOU NOTICE BARE SPOTS ON YOUR SHINGLES, YOU ARE LOSING GRANULES AND YOUR HOME IS EXPOSED TO LEAKS.
6 MISSING SHINGLES WHEN YOU LOSE SHINGLES, YOUR ROOF IS EXPOSED TO THE ELEMENTS. RAIN, WIND AND HAIL CAN CAUSE SERIOUS DAMAGE TO AN EXPOSED ROOF. BY VISUALLY INSPECTING YOUR ROOF AFTER A STORM, YOU CAN TELL IF ANY SHINGLES ARE MISSING. WHEN ADDRESSED QUICKLY, THE DAMAGE CAN SOMETIMES BE REPAIRED WITHOUT REPLACING THE ENTIRE ROOF. WHILE LOSING A FEW SHINGLES AFTER A STRONG STORM IS FAIRLY COMMON, IT ISN T NORMAL. IF THE SHINGLES ARE COMING OFF YOUR ROOF BECAUSE THE TAR STRIP IS BECOMING OLD AND WORN, MORE SHINGLES WILL EVENTUALLY FALL OFF AND THE ROOF WILL NEED TO BE REPLACED.
7 CRACKED, CURLED OR SPLIT SHINGLES AS SHINGLES AGE, THEY TEND TO BECOME BRITTLE. THIS PROBLEM CAN ALSO BE CAUSED BY POOR ATTIC VENTILATION. CURLED SHINGLES DO NOT ADEQUATELY PROTECT YOUR ROOF. IF YOU NOTICE THAT SOME OF YOUR SHINGLES ARE CURLING, THEY WILL EVENTUALLY CRACK AND BREAK. THE BROKEN SHINGLES LEAVE YOUR ROOF WITHOUT THE NECESSARY PROTECTION TO KEEP LEAKS OUT OF YOUR HOME. ONCE THE SHINGLES START TO CURL AND CRACK, YOUR ROOF NEEDS TO BE REPLACED.
8 STAINING IN THE ATTIC OR ON THE RAFTERS DARK COLORED STAINING ON YOUR ROOF DECK OR RAFTERS OFTEN INDICATES THAT YOUR ROOF IS NOT WATERPROOF. THE WATER THAT IS LEAKING INTO YOUR HOME COULD EVENTUALLY CAUSE MOLD OR MILDEW TO FORM IN YOUR HOME IF IT IS NOT ADDRESSED QUICKLY. A NEW ROOF IS OFTEN NECESSARY WHEN THERE IS VISIBLE WATER DAMAGE IN YOUR ATTIC.
9 SAGGING IF, WHEN YOU STAND BACK AND LOOK AT YOUR HOUSE, YOU NOTICE THAT A PORTION OF YOUR ROOF IS SAGGING, YOU MAY HAVE SERIOUS DAMAGE AND NEED A NEW ROOF. THE SAGGING CAN BE CAUSED BY WATER ABSORPTION OR WATER DAMAGE TO THE STRUCTURE OF YOUR ROOF OR FROM PAST REPAIRS THAT LAYERED TOO MANY SHINGLES ON YOUR ROOF. THIS DAMAGE MAY ALSO BE SEEN FROM INSIDE YOUR ATTIC.
10 EXTENSIVE HAIL AND WIND DAMAGE AS A FLORIDA RESIDENT, YOU ARE USED TO THE FREQUENCY OF THUNDERSTORMS, TORNADOES, AND HURRICANES THAT PASS THROUGH THE AREA ON A REGULAR BASIS, GENERATING HIGH WINDS AND CAUSING WIND AND HAIL DAMAGE TO YOUR ROOF AND OTHER EXPOSED PARTS OF YOUR HOME. EVALUATE WHETHER OR NOT YOU HAVE WIND OR HAIL DAMAGE TO SHINGLES. THE INFORMATION BELOW FOCUSES ON THE EVALUATION OF WIND AND HAIL DAMAGE TO YOUR SHINGLE ROOF. WIND DAMAGE: CREASING: THE MOST COMMON WIND DAMAGE THAT OCCURS TO SHINGLE ROOFS IS CREASING, WHERE THE SHINGLE TAB IS BENT UP AND DOWN UNTIL A CREASE FORMS. THIS IS SIMILAR TO TURNING THE PAGES OF A BOOK YOU HAVE USED MULTIPLE TIMES, UNTIL A CREASE IS FORMED ON THE SPINE. TEARING: THIS DAMAGE OCCURS AT AREAS OF HIGH UPLIFT PRESSURES AND IN EXTREMELY HIGH WIND SPEEDS. THIS IS WHEN THE ACTUAL SHINGLE STRIP TEARS AWAY FROM THE ROOF DECK.
11 OTHER ISSUES: IN ADDITION TO TEARING AND CREASING, WHICH TEND TO BE THE MOST COMMON OF ISSUES, NAIL PULLS, BENDING, FLIPPING, AND DISLODGING CAN ALSO OCCUR TO YOUR SHINGLE ROOF. OFTEN TIMES, MANY OF THESE OCCUR DUE TO MULTIPLE EVENTS OR STORMS, NOT ONE SINGLE EXPOSURE TO WIND. HAIL DAMAGE: LOOK FOR MINERAL DEPOSITS: CHECK THE DOWNSPROUTS FOR GRANULE BUILDUP. WHEN HAIL DAMAGE OCCURS TO ROOFING SHINGLES, IT DEGRADES THE SHINGLE AND OFTEN KNOCKS OFF GRANULES. DAMAGED METAL: CHECK THE METAL ROOF VENTS OR FLASHING TO SEE IF THERE ARE ANY DENTS. METAL WILL SHOW DENTS AND WILL ALSO INDICATE IF YOU'VE GOT HAIL DAMAGE. LOOK AT THE SHINGLES. CHECK THE WHOLE SHINGLE, AS WELL AS THE EDGES, FOR SIGNS OF DAMAGE. LOOK AT THE SHINGLES. 3 MAJOR SIGNS OF HAIL DAMAGE INCLUDE BRUISING, CRACKING AND GRANULES MISSING FROM ASPHALT.
