Together with more than 20 partner companies, the real estate location Frankfurt is presenting itself to an international public of real estate professionals. The focus on redevelopment as this year s main theme and the presentation of pioneering project developments at the joint stand demonstrate Frankfurt s standing as an international business location and the city s attractiveness to global investors. The fact that well beyond 50 percent of all acquisitions in Frankfurt s office real estate market were made by foreign investors last year attests to the international property market s commitment to the top-class conditions at the location. Investment opportunities in Frankfurt will continue to remain manifold, thanks to the initiated project developments. The demand for new and reconditioned, energy-efficient office space as well as residential space for the growing population in Frankfurt is unabated and will considerably intensify the redevelopment of existing buildings in the medium term. 3 WELCOME NOTE DEAR MIPIM VISITORS, Welcome to the joint Frankfurt RheinMain stand at MIPIM 2013! With its focus on REDEVELOPMENT, our stand presents pioneering projects this includes examples for the conversion of office into residential space as well as for the revitalization of existing buildings and space recycling. All these approaches are responses to the continuing high demand for housing and the high vacancy rates of older office buildings. The reuse concept for existing buildings and spaces is based on the outstanding conditions of Frankfurt and the surrounding region and provides perfect proof of the city s enormous potential as a business and real estate location. Domestic and foreign companies and investors are well aware of the perfect conditions Frankfurt and the RheinMain region have to offer: in particular the central geographical location, which comes with an unparalleled transport network via road, rail, air and water, and increasingly important via high-speed data connections. While total space in Frankfurt is limited, the city offers a great variety of options, namely the development of completely new urban quarters such as the Europaviertel (former rail freight depot), the Kulturcampus (former university premises), and the Gateway Gardens office district (former US army residential community). In addition, there are projects in top bank quarter locations, such as the MainTor Areal or the T11 office project, which are an impressive proof of the redevelopment activities in the city. Naturally, Frankfurt continues to pursue new developments as well. The industry s performance in 2012 substantiates Frankfurt s claim as one of the most attractive real estate markets for developments, investors, and users. Frankfurt s efforts to reduce vacancy rates is already showing positive effects, thanks to both the reuse or demolition of buildings and the significant space turnover of more than 500,000 sqm. However, approx. 800,000 sqm of office space are still available for revitalization and reuse. Overall vacancy rates decreased from 15.9% in 2011 to a bit over 13% in late And Frankfurt s appeal is holding strong despite economically volatile conditions: The fact that, in 2012, 80% of investment deals involved core objects and 55% of buyers were international investors attests to the city s supreme quality and internationality. MIPIM provides an excellent opportunity to present both the location and numerous partner companies to an international public. Thanks to its favorable traffic infrastructure, Frankfurt am Main is well connected nationally and internationally. In 2012, the airport served around 57.5 million passengers.
