2 MISSION STATEMENT Shelters to Shutters is a national 501(c)3 organization that transitions individuals and families from homelessness to economic self-sufficiency by educating and engaging the real estate industry to provide employment and housing opportunities.

3 LETTER FROM THE FOUNDER AND PRESIDENT In December of 2012, I came across an article by Will Harlan, Editor of Blue Ridge Outdoors Magazine, profiling homelessness in Asheville, NC. Contrary to most perceptions, the individuals he encountered in shelters were willing, able and actively looking for employment, but with no home address to place on their applications most were struggling to get an opportunity to interview. As an owner and operator of a property management company, I knew there was something my industry could offer these individuals and families that most couldn t employment AND housing. In 2014, Shelters to Shutters was created to pair property management companies with individuals experiencing homelessness who are ready to work. It s a program that offers a pathway for economic independence to those in need of a hand up while providing property management companies with a solution for finding pre-screened, job trained candidates for their open positions. After just 18 months, we strategically developed the program and rolled out what we believe is a win-win solution. We helped over 20 individuals transition from the challenge of being homeless to returning to a life of self-sufficiency. And, in this short time, we added 5 property management partners who understand the value of hiring our participants - a huge benefit to an industry where annual workforce turnover averages 50%. And we re just getting started. In the first six months of 2016, we have added five additional property management partners including two of the largest real estate companies in the country. I m excited for the future of Shelters to Shutters as we expand to provide jobs, career paths and housing to veterans, domestic violence survivors and other deserving individuals. 5 CREATING WIN-WIN IMPACT Shelters to Shutters was founded and piloted within the property management industry. In its first 18 months of operation the program has experienced proven success in not only assisting individuals who have faced homelessness with full time employment and housing, but in successfully helping industry meet a growing business need identifying and retaining good employees. 20 individuals in 2015 placed in full time employment and housing. Over 50 lives changed and no longer experiencing homelessness 75% OF PARTICIPANTS have enrolled in career advancing training programs since hired. 20% have received promotions. 96% vs. 49% S2S PROGRAM PARTICIPANTS EMPLOYEE RETENTION RATE INDUSTRY AVERAGE Every S2S participant placed saves the local community on average 57,828 In first year of operation, S2S added 5 property management partners. 6 SHELTERS TO SHUTTERS TO ME? IT S A DREAM COME TRUE. PARTICIPANT STORY ODESSA Odessa had always been stable but after difficulty at home followed by eviction, she found herself in a shelter with her two sets of twins under the age of 5. Through Shelters to Shutters, Odessa was hired as a leasing agent at a property in Charlotte, NC and moved into one of the properties apartments. Her ability to relate well with people and her willingness to learn and grow made her a natural fit for the position. Today Odessa is thriving and for two years in a row has achieved the highest markings for customer service within her company. She is truly grateful for the opportunity and the ongoing support of Shelters to Shutters and has her eyes set on advancing to management. 4 SHELTERS TO SHUTTERS Annual Report

7 BUILDING STRONG PARTNERSHIPS The success of Shelters to Shutters lies within the strength of our partnerships with property management companies looking to make a difference in their community and with local non-profit organizations providing innovative job training and case management services. We source candidates from our local non-profit partners, and after careful screening, match them to meet the employment criteria and needs of open entry level positions of our property management partners. We work with the best non-profit organizations in local communities to find the right individuals for our industry partners. 9 SHELTERS TO SHUTTERS HAS GIVEN ME A CAREER AND A NICE PLACE TO LIVE. PARTICIPANT STORY JOE Before his struggle with homelessness, Joe was a successful Navy veteran who held a steady 13-year career as a machinist. Shelters to Shutters was introduced to Joe through Operation Stand Down, one of our non-profit partners and a veterans service provider in Nashville, TN. Ideal candidates display a strong drive for employment, and Joe s professional background and commitment fit the mold. Today, Joe is a full-time groundskeeper and living in his own apartment. He is currently working on advancing to the position of maintenance technician and taking HVAC certification classes. SHELTERS TO SHUTTERS Annual Report 7
