Spectrum Partners offers the following services: Property sourcing, acquisition and sale Development / Project Management Property Advisory Property Site Sourcing, Acquisition and Sale This service involves maximising opportunities for sourcing and acquisition and/or sale of property for clients. It could include the rollout of a retail store or commercial property network, through to the acquisition or sale of retail or commercial assets, development sites and other investment property. The process typically includes confirming the client's brief, preparing the property sourcing strategy, full market analysis, property identification and development options. Comprehensive due diligence is undertaken, through to purchase or lease negotiations, documentation and completion. Spectrum Partners can also manage the space planning, construction and facilities management process. Recent Projects 8-20 Napier St North Sydney On behalf of its client Australian Catholic University, Spectrum Partners completed the acquisition of the 11,000sqm building formerly known as NCR House via an off market transaction with Charter Hall. The circa $60 million purchase was managed by Spectrum from initial client brief, site identification, due diligence and purchase transaction. Spectrum has been retained as building asset manager and is also directing the proposed progressive redevelopment of the building. The redevelopment includes refurbishment of all office floors including BCA/DDA upgrade, a student learning commons and library, new external access stair/lift and ground floor refurbishment and extension Napier St North Sydney 2

3 8-10 Berry Street The circa $7 million purchase was managed by Spectrum from initial client brief, site identification, due diligence and purchase transaction. Spectrum identified the opportunity to seek statutory approval to redevelop this three level 1,500sqm building into a six level 3,000sqm building adding significant value for the university. Spectrum acted as project director for the circa $18 million redevelopment project which houses a modern health sciences facility Berry Street North Sydney Allianz Australia Insurance Ltd Spectrum Partners was exclusively mandated to purchase $200 mil (AUD) worth of retail and commercial assets for and on behalf of Allianz Australia Insurance Limited. On behalf of its client, Spectrum Partners completed the acquisition of the Aspley Village Shopping Centre in Brisbane worth $63 million. The centre consists of a Coles Supermarket, approximately 25 specialty shops including fresh food, convenience shopping, alfresco dining and undercover parking for approximately 470 cars. The existing medical centre has now expanded to incorporate a gymnasium. Spectrum is currently acting as Asset Manager for Allianz Australia Insurance Aspley Village QLD Investment Advice Spectrum Partners also advised an Institutional investor in its investment in a $50 million participation in the Dexus Wholesale Property Fund. This is a diversified fund that has a mix of high quality Retail, Industrial and Commercial assets e.g. part ownership Westfield Miranda, Gateway Office Building etc. Spectrum Partners coordinated the sale of over $100 million of commercial investment property in the Sydney CBD and North Ryde. 3

4 88 Talavera Rd Spectrum Partners coordinated the successful sale of a 1.4 hectare commercial development site. This particular property provided the purchaser with one of Macquarie Park s only dress circle redevelopment sites. Prior to the sale, Spectrum Partners managed the Development Approval process which allowed the purchaser to construct a 24,755sqm, A Grade commercial premises. The profit on sale equated a 60% profit over book value. 88 Talavera Road, Macquarie Park Development / Project Management Spectrum Partners understands the importance of identifying key project issues at the commencement of a project, enabling project resources to be focussed in a manner that delivers the most cost and time-effective programme thus realising the full commercial potential of the project. Spectrum Partners is particularly experienced in managing the project process on a client representative basis. The project is currently in pre-construction phase pending release of DA approval. Construction is due to commence approx. June Hudson Street Lewisham, Visualisation Image GP Super Clinic at Jindabyne - Complete Snowy River Shire Council approached Spectrum Partners to direct the circa $5.5 million construction of its new GP Super Clinic being funded by the Federal Department of Health and Aging. Avonside rural subdivision - Current Spectrum Partners is currently managing the subdivision, development and sale of a 1,400acre rural property in Jindabyne. The subdivision of the property has yielded 12 x 100 acre (approx.) rural residential lots. Fiserv Solutions of Australia Pty Ltd - Current Spectrum recently completed negotiation of 7 office leases for Fiserv in all states of Australia including the relocation of their Sydney offices to an 815m2 (approx) tenancy in North Sydney. Spectrum acted as client project manager for the $430k approx. fit out of the above premises. Spectrum also managed the refurbishment of cheque processing facilities in NSW and VIC which comprise approximately 3,000m2 of office space. 6

7 Allianz Insurance - Complete 2 Market St, Sydney Spectrum Partners was the client project manager for base building upgrade and tenant fit out for Allianz Insurance (as lessor). Total sqm approx. 9,000sqm with a total value of approx. $14 million.2 Market St, Sydney 2007/08 Spectrum Partners was the client project manager for base building upgrade and tenant fitout for Allianz Insurance (as lessor). Total sqm approx. 18,000 sqm with a total value of approx $20 million. 2 Market St Sydney Surry Hills Commercial Office Conversion - Complete Spectrum Partners was the client project manager for the upgrade of a 1,700 sqm office facility in Surry Hills for a private investor. 8 Dymocks Book Arcade Ltd - Complete Spectrum Partners was the client project manager for the upgrade of The Dymocks Building at 428 George St Sydney for the Dymocks Group of Companies. Phase 1 had a value of approximately $5 million. Total project value is approx $25 million. Spectrum Partners also acted as the Dymocks client representative in relation to the Mid City development in the Sydney CBD. Bovis Lend Lease was the Mid City contractor. 9 Westpac Banking Corporation - Complete Spectrum Partners advised Westpac Banking Corporation over the period 2000 to Spectrum Partners undertook client representation works for Westpac on multiple relocations and make good negotiations in the Sydney CBD prior to Westpac Place being occupied. Other assignments for Westpac have included retail and commercial project manager reviews and commercial office and branch relocations such as 341 George St Sydney, King William St Adelaide and other branches. In 2010 Spectrum Partners was engaged to assist in the sourcing of new Westpac branch locations in a nationwide expansion program. Allianz Australia Insurance Ltd - Complete Spectrum Partners was the Development Manager for Allianz Insurance Group and Macquarie Asset Services Ltd on the redevelopment of the forecourt of 2 Market St Sydney. This $50 million 4.5 Star ABGR building (now completed) consists of a new 7 storey office building and approx 3,000 sqm of retail space which reached practical completion in June Market St Sydney 9

10 Property Advisory Spectrum Partners' results-oriented property consulting service assists in aligning clients' real estate activities with their broader business objectives. Services include strategic portfolio reviews, outsourcing tender and contract negotiation, service level preparation and process efficiency reviews. Spectrum Partners also provides asset and lease management services, strategic project management as well as tenant advocacy. Spectrum Partners currently provides Asset Management Services covering commercial and retail assets worth over $350 million. Some of the key Asset Management services Spectrum Partners provides are: Preparation and monitoring Asset Management plans Prepare and present regular client asset management reports Appoint and manage key third party suppliers, property managers and leasing agents etc. Review, monitor and make recommendations regarding rent reviews, facilities management contracts, makegoods and other property management functions Manage the leasing coordination process for vacant space and upcoming vacancies Take a direct role in negotiating new leases and lease extensions Review and monitor key financial indicators, cash flows and budget preparation Coordinate and monitor capital works projects Joint Venture management Coordinate the valuation of assets. Our People Rob Dickson Rob Dickson has over 25 years experience in all aspects of property development, asset management and the purchase, sale and leasing of property. He has extensive experience in managing a number of complex commercial, industrial, retail and residential projects. Rob s experience comes not only from his vast property knowledge, but also from having held senior positions within large Australian corporations i.e. both property owners and space users. Until he formed Spectrum Partners in October 2000, Rob held the position of General Manager - Projects for Australia's premier Department store retailer, David Jones Ltd, where he was responsible for property development and refurbishment projects valued at more than $300 million. Prior to this Rob was the General Manager - Property for Industrial Equity. The role had a national responsibility for an extremely diverse mix of property types. These properties ranged from major commercial industrial and retail properties to residential units, townhouses and subdivisions. While at Industrial Equity, Rob ran the operations of the $300 million Optus Centre and Greenwood Plaza complex in North Sydney. He was instrumental in leasing the 38,000 sqm office tower to Optus and the eventual sale of the property to the Capital Property Group. Rob Dickson holds a Bachelor of Business (Land Economy) degree from the University of Western Sydney. He also holds a Real Estate Agency licence. 10

11 David Mitchell David Mitchell is a Property and Development executive with over 25 years experience in retail and commercial project management. David has a strong business, property, design and development background established through senior positions in various industries. Until he joined Spectrum Partners in October 2004, David held the position of General Manager - Property and Development for Coles Myer Liquor Group. David enabled the achievement of the CMLG store network and brand initiatives by effectively managing the acquisition, leasing, liquor licensing, design, construction and maintenance of over 700 C.M.L.G. property assets through a multi-disciplined team of property, design, construction and legal professionals. Until August 2003 David held the position of Property Manager David Jones Ltd. David managed all aspects of the property and facilities management portfolio for David Jones Department Stores. Prior to this, David held the position of Manager Property and Development Foodchain by David Jones (August 1999 to July 2002). James Sandwith James is a Project Director with strengths in project delivery with a particular attention to detail. He is a qualified UK architect with broad experience gained over the past 15 years on various project types including Commercial, Multi- Residential, Educational and Health. Throughout his career James has worked mainly on large scale developments in Australia and the UK, at leading firms such as Foster and Partners and Hassell. James background and experience gives him the ability to understand projects from a development and design perspective, facilitating a strategic approach. James is experienced in managing complex projects, with capability to deliver multiple projects simultaneously. He has undertaken the role of outsourced Project Director and Project Manager for the Australian Catholic University Sydney campuses over the past two years overseeing over 50 Capital works projects. In this role he held overall responsibility for projects overseeing a number of project managers and consultant teams.
