3 THE ANNEX TEAM Kyle Bach, President & Chief Executive Officer Kyle Bach launched Annex Student Living, LLC in 2009 to provide luxury student housing for colleges and universities that have limited housing options (if any) at regional campuses, community colleges, and Division II and III universities. Prior to establishing Annex, he worked for two large midwestern real estate development firms, The Sterling Group and Richsmith Development, where he had responsibility for site selection, entitlements, debt and equity offering structures, and various other predevelopment structures. Bach has developed more than 2,000 multifamily and single family assets throughout the Midwest with a total development value exceeding $250 million. Thomas Tomaszewski, Chief Operating Officer Thomas Tomaszewski is chief operating officer of Annex Student Living and president of Annex Construction. As an experienced construction manager and development specialist, Tomaszewski actively has participated in all stages of development and construction on several different types of projects with a total value in excess of $250 million dollars. He worked as an engineer and subsequently served as a project manager for a mid-size commercial and residential developer/contractor. Tomaszewski s construction experience includes work on major civil infrastructure projects; development and construction of single and multifamily communities, midrise commercial buildings, office parks; and rehabilitation and construction of single family housing. Rob Martinson, Chief Investment Officer Rob Martinson plays a lead role in developing long term relationships with debt and equity partners for Annex Student Living. He is particularly interested in finding innovative ways to partner with public entities and private institutions to provide quality housing and amenities to further attract and retain the best students, researchers and faculty. Throughout his career, he has worked on over fifty projects and transactions totaling more than $300 million including retail, office, industrial, flex, self-storage, multifamily and student housing. Martinson has over ten years of real estate experience spanning a broad range of roles including construction, project management, owner representation, financial analysis and development. 4 Julie Elliott, General Counsel Elliott serves as a strategic adviser and is responsible for developing and leading corporate legal strategy to promote and protect the interest of Annex Student Living. With 15 years of legal experience, Elliott previously served as the associate general counsel for a national real estate investment and development company where she was responsible for all legal aspects of development and leading a legal team to support the company s development activities. She is a graduate of the Indiana University Robert H. McKinney School of Law and licensed to practice law in Indiana. Erica Hovermale, Controller An experienced accountant, Hovermale s experience includes financial statement completion for a portfolio of multi-family housing communities, as well as managing cash flow and identifying opportunities to save time and money on reconciliations for several different property development firms. A graduate of McKendree College in Lebanon, Illinois, Hovermale obtained a bachelor s degree in Business Administration and Accounting and a Bachelor of Fine Arts degree in Spanish Studies. Billy Mattingly, Operations Manager Mattingly has been involved in all facets of the construction industry for over fifteen years. Mattingly provides extensive experience in both commercial and multi-family construction management. The total gross construction dollar value for various multi-family construction projects under Mattingly s leadership exceed $127 million. Mattingly graduated from Purdue University s Civil Engineering School with a Bachelor s of Science in Construction Engineering & Management (CEM). Chuck Chuck Evans, III, Senior Superintendent Evans is an experienced construction manager and project superintendent with more than 40 years of experience. Projects under his supervision have included heavy industrial construction, commercial construction, low to mid-rise mixed use construction, multifamily construction and single family infill construction. He runs all day to day operations on job sites and is responsible to deliver projects on time. Beau Pahud, Development Associate As an in-house broker, Pahud is responsible for identifying acquisition opportunities and growing the development pipeline, as well as conducting market research and site selection, predevelopment due diligence and sourcing economic incentives. He earned his bachelor s from Purdue University with a degree in Financial Counseling and Planning. Melanie Alvarez, Administrative Assistant Alvarez is an expert in the area of communication and holds a high standard for attention to detail. Prior to joining Annex, Alvarez devoted her career to coaching, teaching, customer service and business development for various organizations. She studied Allied Health at IUPUI. We are excited about the new housing options for our students, as this facility has been instrumental in recruiting students outside our immediate location. The units themselves are nice and appropriate for student living. They offer the kind of flexibility that students want in their living arrangements.
