2 About Us About Elite Invest, LLC OUR HISTORY Elite Invest, LLC s founders Alex Al-Sabah and Sundeep Lamba have dedicated over a decade towards improving and simplifying real estate investing for investors and buyers around the world. The company prides itself in identifying homes in opportune neighborhoods and renovating them to maximize marketability while minimizing ongoing maintenance expenses. The approach of finding great deals and rehabbing its units into modern design specs, allows Elite to attract more responsible tenants, resulting in reduced turnover. The company s professional property management and tenant management services provide a seamless process for buyers - from purchase through the holding period. Elite s long lasting relationships with local and national banking institutions, trustee buyers, attorneys, national REO organizations, short sale experts, local brokers and wholesalers are instrumental in providing us with a consistent flow of properties that fit the time tested specific criteria of our business model. During the acquisition phase, Elite utilizes its very own proprietary due diligence valuation model, enabling the analysis of many assets quickly and efficiently, thus getting a leg up on the competition. The original software created for this purpose was contracted to financial service institutions, allowing the company to perform valuations on more than 120,000 properties. 4 About US Management Elite oversees and directs all of the construction work that their General Contractors Perform. The company s Project Managers and field staff combined have nearly 100 years of experience in rehabilitation and new home construction. They are committed to producing the best possible product on the market for their tenants and buyers. The company currently employs over 20 full time crews that work exclusively for Elite. Every property has a very select set of criteria that it must meet in order to ensure that it has the Elite signature finishes that are elegant and modern. We place a high emphasis in doing full renovations so that the mechanical systems are new and will last many years before any deferred maintenance. All you have to do is read your monthly statement and receive your monthly check. PEACE OF MIND Tenant Screening: Elite treats your property as if it is their own. They provide detailed screenings on every tenant and always look for the best possible tenants to reside in their properties. The Company s thorough screening process has consistently kept eviction rates low and tenant retention high. Screening includes running industry specific credit reports, verifying employment, income and rental history. Elite runs credit reports on all applicants age 18 years or older. This report includes a search for prior evictions, history of trade lines, judgments, bankruptcies and other public data. They verify driver s licenses, social security cards and paystubs, and contact all prior landlords for references. Elite follows many procedures to eliminate problem tenants. 7 Frequently Asked Questions About US Q: Why invest in a city that I do not live in, and why Chicago? A: Because the cash flow numbers work. The rent in relation to the purchase price of the home is quite high in comparison to other parts of the country. The Chicagoland area continues to experience exceptional appreciation in rental prices. Chicago is one of very few markets with an ample supply of 2-4 multi-family units that include both high rents and low acquisition prices. Q: Why multi-unit properties and not single family homes? A: To maximize your monthly cash flow. It s better to buy one building with multiple sources of rental income than to just have one. If you buy a single family home, it s inevitable that you will have vacancies, and during this time you will be paying out-of-pocket every month to cover your debt service (mortgage, taxes, insurance and utilities) until the home is leased again. Elite offers mostly multi-family residential units, but offer the perk of having more than one tenant. Having more tenants means more income, and during a vacancy there is money coming in to offset or pay for the expenses from the vacant unit. Q: How do I know what property to select for my investment? A: With our turn-key investment program we will identify the right property for you based on the return on investment and your criteria. Every buyer is going to be different. While some want the best performing property on paper, others may want properties that are close to a School, Church or have a specific number of bedrooms, etc. We select properties based on your investment requirements and availability. Most of our properties will be marginally different because we already have a specific criteria of what we like to buy. Q: How does Elite determine if a property is located in a quality neighborhood? A: We have a hands-on approach to selecting our properties. Every property is inspected more than once to determine the neighborhood quality. Typically Elite already owns and/or manages multiple properties nearby. Our Project Managers or field agents drive by a prospective property during different times of the day to determine the level of activity, traffic, noise, condition of the property. This data is collected and reviewed thoroughly, so that Elite can select the best possible location for the highest overall ROI. Q: Why doesn t Elite buy high end condo rental properties? A: We are not interested in buying high-end properties as they rarely have a high return on investment. The economics on our properties makes sense. The monthly rental income covers the expenses, and also provides a strong, monthly cash flow for investors. High end doesn t mean high performance. We find the right property, and buy what makes sense for a business model. Condos also have other fees that affect cash flow (such as HOA dues), which our apartments don t have. Q: Can I use my own local bank, or do you have preferred lenders? A: We strongly urge our investors to use our local, preferred lenders. They understand working with investors, investment property financing, our market, and are very familiar with our company and business model. We have established strong partnerships and because we consistently provide them new business, they will provide you with superior customer service. Choosing to go with an out of state bank as your lender could cause delays because they are unfamiliar with our investment market. Q: I already own properties can I still qualify to buy more? A: Yes. Our lenders can loan up to 20 residential properties per person in the household for well-qualified buyers. If you are married, each adult member of the household can purchase up to 20 properties although most lenders cap between a range of 4 to 10 per person. Page 7
