2 MEGA Kazan Total catchment area is 3.5 million people MEGA Kazan is a regional shopping centre located 800 km east of Moscow with Gross Leasable Area of 91,400 sqm. Kazan is located on the Volga River and is an important Russian city known for its aircraft construction, chemical and light industries. Opened in 2005, MEGA Kazan was our very first centre located away from Moscow, and it immediately became an important asset that diversified our portfolio and symbolized our regional development ambitions. 2

3 MEGA Kazan is located in a busy suburb to the West of the city centre with a total catchment area of 3.5 million people. A new metro station is being built there, located close to the centre, and will be opening in This increase in accessibility will further boost visitor numbers and reinforce MEGA Kazan s status as the city s best shopping and leisure destination. Our parking provides 6,500 places for our customers making it the biggest in the city. MEGA Kazan is a centre that delivers one of the highest quality shopping experiences for customers in the city. MEGA Kazan is anchored by powerful retailers IKEA, Bahetle and OBI, supported by over 138 stores from a range of retail, leisure and F&B operators brands. Our tenant mix includes Zara, H&M, Mango, Massimo Dutti, Lacoste, Decathlon and many more. Customers in Russia are now very familiar with these and other international brands a new generation of consumer is coming through with an ever stronger sense of brand awareness. They are expecting more and more, and we aim to be there for them. Our immediate objective for MEGA Kazan is to provide our exceptional food offer the location, design and platform it deserves. We were the first to bring the traditional food court concept to Russia, and are now keen to deliver the next generation of food and dining experience. 3

4 Commercial Upgrade project At IKEA Shopping Centres Russia we are all about constant renewal and improvement. As a result we are continually looking for newer, better opportunities to strengthen our MEGAs and launch Commercial Upgrade project in MEGA Kazan. The project will bring the shopping experience to the new level by upgrading internal common areas, exterior and undercroft parking, with focus on important parts of the property elements, which have high impact on customers perception and tenants performance. Developing the design solution we were looking at natural zig zag shapes, bright blue colour of the water, ice and historical buildings of Kazan. Ice Crystals symbolize typical attributes of Scandinavia inspired by ice, snow, vividness, nature s clarity and transparency with strong connections to Kazan and Russian Winter. Characteristic codes of ice crystals contribute to the commercial upgrades of shopping center MEGA Kazan by using diagonal lines, polygonal shapes and triangles reflecting the crystalic structures of ice and snow, sharp edges, light colours and transparency with an effort to create inspiring and outstanding design. 4

6 New MEGA Kazan Food Court Seating capacity will be increased by 30% Our centre currently offers customers what s regarded as a traditional food-court experience to enjoy food and drinks. We now plan a major redevelopment of MEGA Kazan Food Court that will transform the centre s food offer. It will allow us to keep our position as the biggest food-offer in the city, and will bring a state of the art space that reflects the growing trend among Russians to eat out. This area will be atmospheric with an inviting, family friendly design to appeal to the centre s huge customer flow. The leisure dining, social drinking, mix of fast-food, refuel and relax, impulse operators offer will increase in terms of size and operators` number. Existing main operators include McDonald s, Burger King, Planeta Sushi, Il Patio, Paul Bakery and others. The number of food operators will increase up to 23, while the seating capacity by 6

7 one third: up to 2500 seats instead current 1900 seats. This will size our food partner operators the chance to exploit the increasing habit among customers to eat out, and feed demand throughout the day. This redevelopment, along with a host of upgrades to food and beverage offers, will set us apart from our competitors. We want to diversify our food tenant mix so that every customer can find something to meet their different tastes in an environment they love. We will also continue to meet the rising demand for coffee shops and are determined to capitalize on the growing attitude among Russians of all ages to eat out. As well as improving the experience of eating and drinking in the centre s food court, the redevelopment will also fulfill the needs of our operators. The servicing ar- eas will be enlarged and the facilities will provide greater flexibility for them to trade more efficiently. The project implementation starts in 2015 and the opening of the redeveloped space is due to take place in This improved area will make a huge difference to the shopping experience at MEGA Kazan, and allow customers to refuel and relax before continuing their shopping with us. 23 planned number of food operators 7
