Here we are planning to build an outlet center, situated in the area called Sørlandsparken, 10 kilometers east of the city. The outlet center will be located right next to the IKEA store and become IKEA s immediate neighbor. More than 2,5 million people are visiting IKEA and the nearby amusement park each year, don t miss the chance to become their neighbor! 2 2 5 Popular retail destination with great potential Today, Sørlandsparken is already a popular retail area with millions of visitors a year and with a yearly turnover of NOK 6 billion. The area have more than 450 business enterprises with employees. Within a 20 minute drive, 96,000 people are reached, and the total market area covers 270,000 people. With more than 40,000 vacation homes in the area, you can add another 100,000 visitors to the catchment area during summer time. Attractions like Norway s largest amusement park and a wellknown racetrack, also adds reasons to visit the region, and so does IKEA of course. The outlet center is located right next to the new E18 highway, between Lillesand and Kristiansand. More than 44,000 vehicles are passing here every day. From the high-way, the accessibility is easy and there are already plenty of parking lots. There are buses running between IKEA, the planned outlet and the city center of Kristiansand on a regular basis, additional to the region buses.

3 3 5 Site plan We will build a 10,000 m 2 outlet center where you will find approximately 55 outlet stores. We will secure well-known fashion and sports brands, as well as retailers within the home and leisure segments. The outlet center will be managed by IKEA Centres, once founder of the Stockholm Quality Outlet and operator of Outlet Aubonne in Switzerland. We seek a close cooperation with our tenants in order to make the outlet center the most popular attraction in the region. The center management will consist of IKEA Centres employees with support and knowledge from our other shopping destinations. Detailed marketing plans will be made by the center management in close cooperation with the tenants.
