Currently, the bids are in hand and being reviewed by the Board. A Board meeting will be scheduled to approve the lowest bidder in the near future. Access Control Project: After several revisions requested by The City of Miami Beach, the signed and sealed plans are now being reviewed by City officials. Once the permits have been issued, the construction phase of the project will commence. INSIDE THIS ISSUE Sundeck Resurfacing Project: Front Landscape Lighting... 2 The project is 85% complete. Progress photos will be included in our next Mezzanine Paver... 2 newsletter. 2 Page 2 Carriage House Condominium October 2012 Front Landscape Lighting Improvements Quarterly Mezzanine Paver Pressure Cleaning New Grandfathered Pet Policy In order to better enforce the Associations By-Laws, Management will be contacting those owners who own grandfathered pets in order to issue them a distinctive Association pet tag. These tags will be numbered and assigned to those specific pets. Owners are encouraged to report those pets that do not have this tag to Management so that legal proceedings can commence. 5 October 2012 Monthly Maintenance Payment Changes As a reminder all maintenance payments (coupon included) are to be sent to: The Carriage House Condominium c/o Banco Popular Lockbox PO Box Miami, Florida ASSOCIATION REMINDERS To ensure accurate payment application, please make your checks payable to The Carriage House Condominium and clearly print your unit number in the memo section. Please note that those unit owners who have ACH or are making direct payments from their banking institutions may continue to do so. Architectural Modifications ARE A MUST! Before any unit owner commences any project, they must first complete an Architectural Modification Form with the Management Office. With this Form, applicable City permits and a $500 deposit must be submitted. Failure to follow protocols may result in the violating unit owner being fined. Page 5 Carriage House Condominium Pest Control Reminder Residents please remember that our pest control vendor visits our property on the second Thursday of every month. Any resident that wishes to have their unit serviced when they are not present must have an authorization form completed and on file with Management. Any residents that wish to complete this form or be added to our service list, please contact Denise Diaz in the Management Office via at admin@carriagehousecondo.info Balcony Rules Reminder Nothing that will detract from the outward appearance of the building shall be hung or exposed on balconies. This shall include, but not limited to laundry, towels, beach mats, large containers, mops, mattresses, antennas, appliances, barbecues, equipment, etc. Illegal Pets Reminder Per Association By-Laws, pets are prohibited at The Carriage House Condominium, with exception of the remaining grandfathered pets. As such, all residents are encouraged to report any pets to the Management Office. For any pet verification, please contact the Management Office.
