Provide accessible-route access points to building entrances/exits. 2. Earthwork/Demolition: Assume complete demolition of existing buildings, ancillary structures, and parking areas by Owner. a. Assume that existing subsurface sewer, water and other lines are removed or capped by Others per code. b. Assume that Asbestos and other Hazmat materials are abated and removed. c. All imported substrate materials per criteria of Geotech report. d. All trenching and backfill per criteria of Geotech report. 3. Landscaping: a. Landscape plan to meet requirements of the City of Houston Zoning Standards and Code of Ordinances. b. Submit for approval a Mitigation plan; all mitigation to be on-site. c. Irrigation system throughout landscaped areas with separate meter coordinate with Landscape Architect. d. Property ID signage to be by others e. All Landscaping to be directed and coordinated by Landscape Architect.. Pool: One () podium level concrete pool a. Pool with cast stone / tile coping; deck to have decorative pavers. b. Pool equipment in designated pool equipment room located within garage structure. c. Fountains and Pools to be coordinated with Landscape Architect. d. Two (2) water features in secondary courtyards.. Foundation / Garage Structure: a. The podium scope assumes a P-T flat plate deck; columns and/or grade beams bearing on drilled piers. b. Metal screen panels/louvers at garage openings (with street exposure). c. Plaza decks to have drains/waterproof membranes and special topping/pavers as selected d. Sub-grade garage level to have blind-side wall waterproofing and subsurface g drainage system per criteria of Geotech report. e. Final foundation design per final geotechnical report and recommendations. T assumptions herein are based on past experience with the construction type general area of the project.. Building Structure, Type IIIa: Five () story wood framing with engineered OSB structur sheathing (per UL wall assembly and lateral bracing), with building wrap*, typical. (* single-source wrap, tape, and sealant system) a. Floor system 8" open web wood trusses with T&G decking; gypcrete with s mat underlayment, typ. at units, ½ lt. wt. conc. at corridors; hold-downs / s for shear. b. Roof system: pre-engineered, open web wood trusses at 2 on center with / APA rated decking; 9/32 APA rated decking at low slope roofs (< 3:2). c. Balconies to be cantilevered steel assemblies. d. Single layer gyp ceilings on resilient channels throughout lower floors; double layer gyp. board at Roof/Ceiling [top level]. e. 0'-" plate heights, typical f. Elevator shaft: CMU assembly 7. Stairs: a. Closed riser steel stair system, -/2" dia. handrails, 7/ design at exit stairs with concrete treads. b. Residential stairs (-story) protected with 2-hour fire-rated construction, doors and hardware 8. Envelope: Exterior [Street or side yard exposure] a. Combination of Alpolic panels, cementitous rainscreen panels & GFR stucco w/accents.. b. Handrails and Guardrails to be Decorative Steel, painted. c. Canopies and Awnings per Drawings as applicable; prefabricated. 9. Envelope: Interior [Courtyard-side] a. All levels from base up to be stucco/plaster with stucco accents [sills, caps, etc.] b. Handrails and Guardrails to be Decorative Steel, painted. 0. Building Insulation: a. R9 walls (typical of 2x framing); R walls at secondary 2x framing. b. R38 roof/ceiling. c. STC 0 sound insulation at tenant walls and corridors; sound insulation below apartment hard surface floor finishes. d. Provide sprayed insulation (min. R9) below suspended floor decks (at Garage) where conditioned spaces are above.. Roofing: a. 0mil TPO product; see drawings for location of parapets and the associated flashing; mechanical units will be located on the roof, typically. b. Pre-finished alum. gutters, roof leaders and conductor boxes (as applicable); leaders to be booted into storm lines. c. Misc. flashing, 2 ga, G.I., minimum. 2. Area Firewalls: 3 Hr. as required by local code. a. Fire Walls to extend from ground to underside of roof. b. 90 min. fire rated doors in corridors with magnetic hold-open devices. c. Fire Walls to be USG shaftwall construction. 3. Apartment Finishes: a. One-coat flat latex paint walls / ceilings over prime coat. b. Ceramic tile pavers in entries; baths to have ceramic tile floors. c. Lever hardware throughout; brushed chrome, typical. d. High grade cabinets 2 height uppers, 3 height at vanities. e. Lighting allowance with upgraded fixtures f. 2-2oz. Carpet over /2" rebound pad [ or lb. pad]. Windows / Doors / Storefront: a. Insulated glass single hung vinyl windows: Low-E glass; 8' head heights, unless indicated otherwise. b. 8-0 double atrium doors. c. Leasing and Amenity areas: insulated (temp.) clear glass in coated aluminum store-front frame; 2. x (min.) frame dimension. Entrances shall be medium stile type with temp. clear glass; upgraded hardware. d. Fire-rated two-panel doors at Unit entries with spring hinges or closers to meet building code. e. Hollow-core, two-panel interior Unit doors. Design Assumptions. Specialties or Special Finishes: a. Decorative steel entry gates with remote entry access readers. b. Metal, ganged mailboxes, recessed; located in Leasing and/or Carriageways. c. Corridor floor finish: stained and scored concrete with accent stain at intersections.. Fireplaces: NA 7. Trash: Two (2) Trash compactors with two (2) vertical trash chute 8. Elevators: Two (2) 3,00 lb. hydraulic elevators 0 ft/sec. 7 stop; holeless with controlled access; meet accessibility requirements for state and local code; Thyssen or approved similar. a. All elevators will be designated for freight/move-in use; provide pads. b. Car: eight (8) foot ceiling (9-7 car height) min.; manuf. standard cab finishes, with hard-surface flooring TBD; include $2,00. finish allowance for each cab. c. Shaft construction per 2-hour fire-rated construction, doors and hardware. 9. Plumbing: Standard fixtures; tied to public mains; no detention required. 20. HVAC: a. Electric fan coils units [air-handlers typically mounted above tubs]. b. Remote mount condensers installed at rooftop locations [these locations to be coordinated by Architect and MEP Engineer] c. Dryer vents galvanized metal run to exterior locations [vent locations to be coordinated by architect on elevations] d. Baths and Utility Rooms vented to exterior [vent locations to be coordinated by architect on elevations] e. Garage below podium mechanically ventilated and subgrade level; open air ventilation at levels and Fire Systems: a. NFPA 3 for residential levels. b. NFPA 3 for parking garage levels. c. Class I stand pipes as required for all levels. 22. Electrical: Each building area provided with an electrical room for meters [as needed and coordinate with MEP Engineer] a. Transformers to be ground or pole mounted b. Landscape Architect, Architect, Civil Engineer and MEP Engineer to coordinate transformers, meters, misc. mechanical items and other elements. c. Garage lighting to be induction. d. Fire alarm systems per local codes. e. Assume CATV and data connections at two locations per Unit.
