Hietavilla was finished in October In this file you can find instructions how to use the device of Hietavilla. Please, read! Some of the information maybe familiar to you. However, we have tried to note everything, what you should know in order to use device and stay safely and comfortable in Hietavilla. Especially, we would like you to pay attention to how to use the fire place and kitchen s hood at the same time (see the section 5 in this file). There is an outdoor bath tub in the back terrace. You can rent that for an additional price. For more information see the section 7 in this file. You can also rent Hietavilla directly from the caretaker. 3 1. FACILITIES OF HIETAVILLA You can find the manuals of the device in the drawer under the dish washer (if does not mentioned otherwise in the table below. We have listed all the useful equipment, which can be found in the villa. 5 2. SAFETY Call 112 in any emergency case. More detailed instructions for emergency cases are located on the wall in the hall. 2.1 Fire Safety A powder extinguisher is located in the hall or in the changing room (where the drying cabinet is). A fire blanket hangs on the wall in the entry. Fire alarms have been set on the ceiling of the balcony and downstairs. If the alarm is switched on, it cannot be switched off. It will be switched off when the smoke or fire has been put out. The alarm functions with a battery, which is checked regularly. Please, be careful if setting and lighting candles in and out Hietavilla. You can set candles in the following places: the glass brick window boards, tables when using candle holder/stick, in the front of the fire place (IF the fire place is NOT warm). Outdoor, check the candles are in safe place, far away from the walls and stairs, on the flat, refractory and unburned surface. Do not leave candles without supervision. It is not allowed to set candles on the fence or on the terraces. 2.2 (Fire) Escapes There are three (fire) escapes in Hietavilla: the main door, back door and the window in the loft How to Open and Lock the Back Door? Press the handle to the left and turn the key to the right at the same time. The key casing is lifted up. You can now open the door by turning the handle to the upper right. You can lock the door by pressing the key casing to down position. There is a wind hook in the door, which functions by turning the handle of the open door. The wind hook is locked, when you press the open door handle downwards. The hook is opened vice versa. You can close the door, when the handle is in the horizontal position. 2.3 Staircase Use the staircase carefully. As you see the stairs are very steep. There is a so-called child s safety gate on the top of the steps. If you do not need it you can lock it to the rail. If you need, there is a safety board available to the bottom of the steps in order to prevent little people entering the stairs. The owner of the villa is not responsible for any damages or accidents taking place in the staircase. In the bed room (next to the sauna), there is a safety instructions for the bunk bed. The owner is not responsible for any accidents taking place when using the bed. Be careful also outdoor. Note the slippery weather conditions and snow. The house manager takes care ploughing the snow.

6 2.4 Electricity Note, there may occur a power failure, if you use several electric devices at the same time. For example, if your car is plugged and you have a heater on in you car, and at the same time you are cooking, using coffee maker etc. the fuses become overloaded. So, please, use electricity wisely. 2.5 Child s Safety and Equipment We have tried to pay special attention to children. In addition to the child safety gate upstairs, there are a child bed (cot) and a high chair (set in the table) available. There is a foot stand and a pot in the toilet. There are also plastic dishes. There are so called play station chairs upstairs. You must have your own console. You can also use MP3 player in the chair. The entire devices are set up excluding the child cot and high chair. You can ask for them from the caretaker. 3. KEY AND LEAVING THE ACCOMMODATION DURING YOUR STAY You are responsible for the key during your stay. Leave the key to the kitchen table when checking out. If you happen to lock the door and the key is inside, give a call to the caretaker He will come and open the door. He will charge 20 /visit 7:00 22:00 and 30 /visit 22:00 7:00. If you lose the key, you are charged 100 in minimum. Whenever leaving the villa during your stay (and when checking out), please, remember - to switch off all the electric device including the drying cabinet - to blow out candles - to turn off the fire on the fire place; wait the fire is out (close the damper). See for more information 7. - to lock all the doors and windows and take the key with you.

7 4. FINAL CLEANING AND CHECK-OUT Please, note your accommodation booking does not automatically include the final cleaning. Please, note the following instructions when doing the final cleaning. The cleaning equipment are located in the entry in the big closet: the vacuum cleaner (dust bags) etc. Cleaning supplies for the toilet are in the toilet s closet. Cleaning supplies for the kitchen are in the kitchen s closet, and supplies for cleaning the sauna and bathroom in the bathroom floor. Also the mop wipe is on the floor and the mob stick is in the entry s closet. 1. Take the carpets out, vacuum clean the floor and loft (upstairs). 2. Wipe all surfaces with a damp cloth. 3. Wash the washbasins and toilet. 4. Go through the refrigerator freezer, stove, oven, microwave, and dish washer. Clean and empty them. Leave refrigerator freezer on, unless otherwise agreed. Wash the dishes and place them on their correct places on the cupboards. Broken dishes must be informed to the caretaker (house manager). 5. Wipe the floor with a damp cloth. 6. Clean the sauna and bathroom. Also clean the drying cabinet (floor) if you have used it. 7. Take the litter, old magazines and empty bottles to the garbage (separate container to the empty bottles and paper). 8. Make sure the furniture is on their original spot. 9. Windows and doors must be closed and locked thoroughly. If e.g. bulbs have burned out and new ones are not available, please inform the caretaker. Please, locking the back door can be little bit complicated. See the instructions 2.1. Please be thorough, when you clean the accommodation. If the accommodation is unclean, we will send a cleaning invoice (120 ) afterwards. Thank you for your cooperation. 8 5. USING THE FIRE PLACE See the pictures below. Before starting the fire, open the damper and turn on the fire place switch. SWITCH OFF the hood in the kitchen in order to avoid damages by smoke (and fire). Open the ventilation window in the kitchen, if you need to use both the hood and the fire place at the same time. You can close the damper after the fire has totally turned off. If there is a smouldering fire, an extremely dangerous carbon monoxide poisoning is possible. You can find firewood in the front and back terraces (wooden boxes) and car shed. Please, keep the doors of the fire place closed when there is a fire. Note the doors can be very HOT! Picture 1. The damper is located in the bathroom. Pull the handle out (open). Push the handle in (close). Picture 2. The fire place switch is located in the living room between the window and door. The red light is on, when the switch is on.

9 6. OUTDOOR FIRE PLACE You can find you re the path to the outdoor fire place, when going about meters to the right from the main door. You can freely use the firewood in the shed. Always supervise the fire.

10 7. RENTING THE OUTDOOR HOT TUB Dear customer, You can rent the outdoor hot tub for an additional price (see below) either a) by paying the rental price at the same time with the accommodation payment OR b) by booking and paying the tub rental in cash during your stay in Hietavilla. In case a) you inform already when booking the accommodation you want to rent the tub and when you would like to use it. The rental price of the tub will be charged together with the accommodation payment. In case b) book the tub by phoning the number (the caretaker) at least three days before the time you want to use the tub. The rental price will be paid in cash to the caretaker before using the tub. You get a receipt if you want. The weather temperature limit for using the tub is -15 Celsius. Price Rental 150 / 2 days (includes the VAT 22 %) The price includes filling the tub (water 1500 litres), starting the heating, firewood, emptying and cleaning the tub and fire box (disinfection). You are responsible for finalising the heating (adding firewood), maintaining the fire and the water temperature. Good to Know - Note, heating the tub takes for about 5 7 hours depending on the outdoor temperature. - Keep the lid closed so the water heats faster. Close the lid, when not using the tub. The water stays quite warm for about next 12 hours after the last heating. Keeping the tub closed makes sure the water will heat faster next day. - As soon as the water reaches +38 Celsius, the water will stay warm next 1,5 3 hours without adding any firewood. - Remember to mix the water every hour with the stick during the heating. - Take care of the water does not freeze. - Release the plug in the bottom of the tub after your final bath. - Please, take a shower before entering the tub. - The caretaker will check (and clean) the tub after 2 days. Safety When you have rented the tub, it is on your own responsibility to use the tub. It must be paid attention, that the terrace can be slippery and icy so please, be careful. Children are not allowed to use to tub without adults supervision. The owner is not responsible for any accidents taking place when using the tub.

11 8. DIRECT BOOKINGS VIA HIETAVILLA S CARETAKER Call or seppo.kallunki@pp.inet.fi Booking Terms Client accepts these terms upon confirming the reservation. The owner reserves the right to alterations. Reservation and Payment The client will be sent a confirmation with driving instructions and contact information of the caretaker together with the invoice. Deposit (30 % of the total) must be paid within 10 days after confirming the reservation. The rest of the payment must be paid 35 days before the beginning of the reservation. If the reservation is made when there is less than 42 days to the beginning of the reservation all payment must be done at one time. Cancellation All cancellations must be done in writing. Leaving the invoice unpaid will not be considered as a cancellation. Cancellation takes effect when the information arrives to us cancellation fee 30 will be charged in all cases. If the cancellation is made less than 35 but more than 28 days prior to the beginning of the reservation, 25 + deposit 30 % will be withheld. If the cancellation is made less than 28 days of the beginning of the reservation total rent will be charged. In case of serious illness, accident or death of the client or his/her near relatives cancellation fee 30 + office fee 25 will be withheld, all other payments will be returned. In such case doctor's certificate is required. If the cllient changes the reservation to another cottage/apartment or to another time period, this will be considered as a cancellation and a new reservation. Owner s Right to Cancel or Change a Reservation We can cancel the reservation without notice if the reservation is not paid by the due date. In force majeure cases we can cancel the reservation. In this case all payments will be refunded to the client. Check-in, Check-out and Keys The check-in time is at 4 p.m. on arrival day and check-out time at 12 a.m. on departure day. Caretaker of the cottage/holiday apartment will provide the keys. The client should contact the caretaker (3-5 days before arrival) and agree about the keys and inform the time of arrival. If the key will be lost during the rental period, expenses of changing the locks will be charged from the client. The client brings his/her own bed linen and takes care of cleaning of Hietavilla during the stay and when checking out unless otherwise agreed. Bed linen and final cleaning are possible to reserve beforehand with a surcharge. Bed linen cost 12 /person (not made beds) and final cleaning 80 reserved beforehand or 120 invoiced after checking-out. As a summary: if the client has not cleaned the accommodation, we have a right to charge an additional fee. Hietavilla is a nonsmoking accommodation. Any kinds of pets are not allowed.

12 The rental price includes the use of Hietavilla and all facilities (the outdoor hot tub EXCLUDED). Firewood is also included. The cottage may only be occupied as many persons as there are beds (6 + 2 persons in Hietavilla/apartment). Damage and Complaints Complaints regarding Hietavilla must be addressed to the caretaker right after they are noticed. All complaints after the rental period must be addressed to the caretaker in written. Client is obliged to cover all damages caused to Hietavilla during the rental period.
