Phase 2 Continued- Mixed Use Development Construction of a mixed- use residential and retail project with a grocery store/pharmacy at street level and between 100 and 300 apartments in air rights above the new garage. High end Condominium units also a possibility. Located on Modern Street Car line. Would bring foot traffic and residences to West end of downtown. could also provide restaurant space adjacent to TCC

Flagging and redevelopment of Hotel Arizona could occur quickly. 4. Hotels act as revenue generator; direct and indirect increases in Tucson tax base. 5. New hotels, apartments/condos and retail uses i.e. grocery store/ pharmacy and restaurants act as a catalyst for downtown development, attract residents and businesses to downtown, and for conventions. 6. Helps retain the Tucson Gem Show and makes larger conventions possible. 7. Adds need anchor development on west side of downtown. 8. No risk to taxpayers and no public backstop. 9. Renovation of existing hotel much less expensive than new construction. 10. Significant capital investment by the private sector. 11. Project triggers spinoff benefits for other properties and businesses.
