(Short Listing) WILLOW CREEK ACREAGE, NEXT TO GLACIER NATIONAL PARK, MONTANA The Willow Creek Acreage comprising 634 total deeded acres all in one block. The perennial creek of Willow Creek meanders through the middle of this acreage for over one plus mile. The Willow Creek Acreage is uniquely nestled between where Montana s rolling plains meet the Majestic Rocky Mountains of Glacier National Park. Vistas of this spectacular jewel of Glacier National Park serve as the backdrop for this Willow Creek Acreage. The Willow Creek Acreage is a highly productive ranch unit situated in the higher precipitation zone. The native range is found to be a very desirable composition of native grasses including a dominant stand of Rough Fescue. Willow Creek meanders through the ranch property for over one plus miles, interspersed with Willows and Beaver Dams, creating higher water tables that provide natural sub-irrigation. This productive range unit would provide excellent summer pasture or a year around unit. A full set of improvements for this operation are located on this property. $450,000.

WILLOW CREEK ACREAGE NEXT TO GLACIER NATIONAL PARK LOCATION: The Willow Creek Acreage is situated in a good rainfall and production area of Glacier County approximately 3 miles west of Browning and 10 miles northeast of East Glacier, Montana. The Willow Creek Acreage is uniquely nestled between where Montana s rolling plains meet the Majestic Rocky Mountains of Glacier National Park as their backdrop. Browning has a population of 1,000 residents and East Glacier a population of 500. Between the two towns one has all the services one would expect, but still have the small town feeling. Both Browning and East Glacier are located on the Blackfeet Indian Reservation and adjacent to Glacier National Park.

East Glacier is one of the eastern gateways into Glacier National Park and it is here, that the historic Glacier Park Lodge is located. Click on the following link for a video of the Glacier Park Lodge. www.youtube.com/watch?v=hrvbtfd_bfa&nr1

East Glacier has lots to offer with Glacier Park next door, often referred to as the Switzerland of North America. In fact, you feel as if you re in the Swiss Alps because of the Swiss style lodges and chalets found in the park. More than a thousand miles of hiking trails afford you magnificent view of glaciers, colorful wildflowers, snowy peaks and pure mountain streams. More information about Glacier Park can be accessed from their web page at www.nps.gov/glac Vistas of this spectacular jewel of Glacier National Park serve as the backdrop for this Willow Creek Acreage.

The perennial creek of Willow Creek meanders through the middle of this acreage for over one plus mile. The following is a breakdown of this acreage taken from the Department of Revenue records: Native Pasture: 560 acres Wild Hay Land: 73 acres Farmstead: 1 acre Total: 634 acres

PRODUCTION: The Willow Creek Acreage is a highly productive ranch unit situated in the higher end of a 15-20 inch precipitation zone. The native range is found to be a very desirable composition of native grasses including a dominant stand of Rough Fescue. Willow Creek meanders through the ranch property for over one plus miles, interspersed with Willows and Beaver Dams, creating higher water tables that provide natural sub-irrigation. The acreage classified as Wild Hay Land, totaling 73 acres is situated adjacent to Willow Creek as it flows through the property. The natural Willow Brush is found along Willow Creek provides excellent protective cover for wintering livestock. WATER: A total of five drilled wells are found on this acreage and utilized for domestic and livestock water. The town of Browning has just recently completed a new a water line for domestic water for the city of Browning. This pipeline is from Two Medicine Lake and cuts through a portion of the subject property on its route to Browning. In exchange for allowing the water pipeline through the subject property, the city of Browning has given the property owners the right to hook-up to this water system.

IMPROVEMENTS: The improvements are all situated in one location in Section 13, Township 32 North, Range 12 West, and breaks down as follows:

MAIN HOUSE: This home was built in 1978 and has 1430 square feet of living space on the main level, consisting of master bedroom & bathroom. In addition there are two additional bedrooms and one bathroom, kitchen, dining area off the kitchen, living room with rock fireplace, enclosed porch with laundry area. This home sits on a full basement that is unfinished. Front deck having 515 sq. feet. This home is under a renovation project and I would estimate the project is 65% complete. This home is positioned to take advantage of the outstanding views this property offers of Willow Creek and Glacier National Park.

BARN AND CORRALS: This barn is a pole frame barn structure that is steel sided having 720 square feet. A functional set of wood corrals with working pens are attached to the barn. Built in 1978. SHOP: This structure is a pole frame structure with steel siding having 1440 square feet and built in 1978. BUNKHOUSE: This structure in wood frame construction and has 144 square feet.

RECREATION: Willow Creek Acreage is a very well-watered ranch having one plus miles of Willow Creek flowing through the ranch. Good fishing is to be found along Willow Creek. The headwaters of Willow Creek are among the ice-scoured peaks of Glacier National Park and flows east from the Park.

Glacier National Park is only a short 8½ air miles to the west of the ranch. Glacier is a land of mountain ranges carved by prehistoric ice rivers. It features alpine meadows, deep forests, waterfalls, glistening glaciers and sparkling lakes. The vistas seen from Going-To-The-Sun Road are breathtaking, a photographers paradise. Glacier National Park has been labeled as The Crown Jewel of the Continent. This area around the Willow Creek Acreage is rich with opportunities for those seeking true western adventure. With Glacier National Park as their backdrop, it s no exaggeration to say the Willow Creek Acreage is in the center of the absolute best in outdoor recreation. World-class fishing, trophy big game hunting, abundant pheasant and upland bird hunting, hiking, mountain biking, snowmobiling, cross country skiing, snowshoeing, camping and much more. With the grandeur and beauty of some of the premier pristine outdoor areas in the country within sight, the areas surrounding East Glacier and Browning offer you a truly unforgettable experience. For more information on fishing and hunting to Montana Fish, Wildlife & Parks web site at http://fwp.mt.gov/

HISTORICAL: The first white men to this area arrived over 200 years ago. On July 22-26, 1806, Capt. Meriwether Lewis and three companions, George Drewyer, Joseph Fields and Reuben Fields camped for three days along Cut Bank Creek to the east of the Willow Creek Acreage. Lewis called this Camp Disappointment, the northernmost campsite of the Lewis and Clark Expedition. They were exploring the headwaters of the Marias River, hoping to be able to report to President Jefferson the headwaters arose north of 49th parallel, thus extending the boundaries of the newly acquired Louisiana Purchase. Lewis could see from here that the river arose to the west rather than to the north, as he had hoped. Disheartened by this discovery, the cold rainy weather and shortage of game Lewis named this farthest point north Camp Disappointment. For more information on Camp Disappointment and the Lewis and Clark Expedition through Montana go to www.nps.gov/history/nr/travel/lewisandclark/dis.htm TAXES: 2015 Real Estate Taxes are $1,982. PRICE: $450,000 Cash
