Trails End Land Company, LLC The Three Creeks Lemon Creek Ranch At Three Creeks... the folds of the hills and meander of it s creeks will sing to you... Jim Kaatz, Broker/Owner PO Box S. Main St. Sheridan, Montana (406) Office (406) Fax vigilant@3rivers.net
Three Creeks Ranch There are, in the modern hustle and bustle of this rapidly changing world, very few places remaining where mountain creeks teeming with brook and west slope cutthroat tumble down secluded draws, direct access to high country, fish filled lakes that are rarely seen by humans. The country is made for riding, private without human intrusion for miles and miles. The sweeping brilliant blue of the sky frames incredible 360 degree vistas of towering mountains and plain old fashioned space, where the A prettier place you could never find-- Three Creeks Ranch Spectacular rainbows grace the ridges of the Ranch only sounds to be heard are the sighs of breezes whispering down hidden canyons. There are even fewer properties of this nature which are of manageable size and reasonably priced. Three Creeks Ranch boasts these attributes and more. About Three Creeks Three Creeks Ranch is an unusual, wonderful and aesthetically stunning working western mountain ranch of approximately 2270± measured acres, plus a contiguous BLM federal mountain lease. The Ranch has a boundary with and adjacent to thousands of acres of unbelievably scenic, wonderfully remote public land including the towering 10,000 foot crags of the Tobacco Root Range. Three Creeks Ranch vistas of a number of mountain ranges. The Lower Rubys, Highlands, Tobacco Roots, Gravelys, Snowcrest, McCartneys and Pioneers spread out in an incredible array, lifting from green valleys framed by Montana s azure blue Big Sky. The lofty peaks of the Tobacco Roots, including Mount Baldy, tower above the Ranches. One can stand transfixed for hours in simple awe of their majesty, and the soft beckoning of the tree covered, rolling foothills, which cloak like a robe, the body of that spectacular range, and its crown of snow capped alpine heights. The Ranch is unique, with special topographic features, varying terrain, creeks, and views. A working ranch on which resource restoration and enhancement is planned and underway, including pond and spring development complexes, upland range and irrigation enhancements, carefully managed to integrate agriculture and recreation; key ingredients which must be coordinated to allow each to compliment the other in a modern working ranch...and to optimize the already outstanding, bird, big game, wildlife, and fishery resources. (406) Office - (406) Fax ax vigilant@3rivers.net
The unique terrain, dozens of mystical high desert canyons and arroyos, desert alpine, and subalpine reaches of the Ranch provide the horseman with riding experiences that would be tough to duplicate anywhere in the West. Holistic ranch management dovetails beautifully with the outstanding recreational opportunities offered by the Ranch and the surrounding area. Increasing populations of wildlife, as resource enhancements have been completed by the current owners, frequent the area. Hundreds of big game animals call these Ranches home including antelope, mule deer, whitetail deer, bear, mountain lion and elk. Bald and Golden Eagles and a variety of other raptors sweep the skies, and Hungarian partridge cackle in the brush. Three Creeks at the end of the rainbow The Ruby Mountains and Ruby Valley are stunning from this vantage point The owners, in their relatively short tenure as stewards of the land, have put in place strict use regulations which govern the recreational use of the Ranches, enhancing and safeguarding the high quality and very private hunting, fishing, horseback riding and other recreational uses of the property. Big game management, under the new stewardship of these spectacular Ranches, is orientated to the development of trophy herds, with strict harvest limits, five or six point antler restrictions on deer and elk, and fifteen inch minimums on antelope. The Ranches are rapidly becoming unique and wonderfully productive game sanctuaries. The topography is diverse, ranging from rolling, indigenous grass and sagebrush high desert foothills, to heavily treed riparian bands along No Name, Wisconsin, Lemon and Nugget Creeks, to the beckoning folds of desert alpine foothills studded with aspen, juniper and pinon pine, and, finally, in its upper reaches gently transitioning into the towering firs and spruces of the Rocky Mountain subalpine ecosystem. There exits a number of incredibly spectacular building sites with views, water, and total seclusion. There are very significant conservation easement benefits yet to be taken by a purchaser over those already enjoyed by the current owners. Upland range improvements underway Above all of this looms the incredible eye popping view across Three Creeks Ranch to towering Mount Baldy, miles away but seemingly so close you can reach out and touch it. Wisconsin Creek flows, bubbles, meanders, and roars through beaver ponds down its rocky bed. Wonderful peek-a-boo views of the Pioneers, Lower Rubys and Tobacco Roots dress the heavily treed Wisconsin Creek. Several wonderful building sites with views, caressed by the sounds of Wisconsin Creek are available to plan your one of a kind Montana retreat. (406) Office - (406) Fax vigilant@3rivers.net
Beaver ponds and trout - a delight! View from and across Three Creeks West Ranch to Nugget and Lemon Creek Ranches Riparian protection zones have been established along the entire length of Nugget, Lemon, No Name and Wisconsin Creeks, comprising, all interlocking. The lower meadows of Three Creeks West Ranch The Aspens of Lemon Creek Ranch quake in a Fall breeze An afternoon ride on Nugget Creek Ranch Resources The current owners of Three Creeks Ranch are dedicated to long term agricultural and recreational enhancement, preservation and improvement. (406) Office - (406) Fax vigilant@3rivers.net
Of horses, saddles and riding things! Happy (ecstatic!) horsewoman high on the ridges of Lemon Creek Ranch Three Creeks Ranch is truly a horseman s delight. With beautiful, varying country for riding terrain for every level of experience, any ride, be it two hours or a day (without seeing a human), is spectacularly stunning. Countless trails, secret canyons, rolling foothills, rugged subalpine high country and undulating meadows wait to be explored and enjoyed. Fish filled lakes in the high country federal lands offer unparalleled opportunities for short, long, or many day wilderness excursions. Three Creeks Ranch is a horseman s delight... ride it... let it sing to you! Wisconsin Creek riparian area through Wisconsin Creek Ranch Faboulous riding for all ages New fencing to enhance the wildlife resources and provide for better livestock control Golden aspens and the bluest of blue on the boundary of Lemon Creek Ranch (406) Office - (406) Fax vigilant@3rivers.net
View from Wisconsin Creek bottom up to Lemon Creek Ranch THE AREA The Ruby, Beaverhead, Big Hole, Jefferson and Madison Rivers magic trout-filled waters are all within 15 to 45 minutes of the The Three Creeks. By far the greatest concentration of blue-ribbon trout streams in North America other than the Bristol Bay region of Alaska. Ruby Reservoir is 25 minutes from the Ranches, and Clark Canyon Reservoir is 1 hour away. Both beautiful lakes offer great uncrowded boating, sailing, and fishing, in superb mountain settings. The wonders of Yellowstone Park are a 2 hour drive. A 1.5 hour drive leads to several fun, smaller ski areas. The great slopes of Bridger and Big Sky, are 2.5 hours out, and mighty Jackson Hole is 3 hours away. Incredibly, the Three Creeks lie only 3 miles from the great little town of Sheridan, population 700, which offers every conceivable service, including a 20-bed hospital, fire department, new ambulance service, retail, gifts, jewelry, grocery, hardware, auto parts, liquor, restaurants, automobile services, leather and other art shops. The location of the Ranches, their spectacular surface acres, and adjacent wilderness setting is just 1 hour from the Butte commercial airport, and 1.5 hours from Bozeman. Dillon, 35 miles to the west, and Twin Bridges, 9 miles north, Sheridan - One great little western town! (406) Office - (406) Fax ax vigilant@3rivers.net
offer facilities for private jets. Butte and Bozeman are serviced by major air carriers. Nine miles downstream as the crow flies, the Ruby forms it s confluence with the Beaverhead, and the Beaverhead and Big Hole merge to form the mighty Jefferson. Thirtyfive miles below the Jefferson confluence the Jefferson, Gallatin, and Madison form the awesome Missouri. SOUTHWEST MONTANA AREA MAP Potential Tax Benefits The Ranches are already protected by perpetual conservation easements through well known Conservation Organizations. The icing on the cake, however, is that each of the Ranches at Three Creeks might offer, through the grant of second tier conservation easement deeds by a purchaser, very significant potential tax benefits to a purchaser. These tax benefits will vary, depending upon the Ranch, and the purchaser s individual goals and tax status. The benefits would be direct deductions from a purchaser s adjusted gross income after standard deductions. Knowledgeable experts in this field, fully familiar with Three Creeks and current ranch management are available to work in conjunction with your personal CPA and legal representative and construct for you the perfect blend of tax advantage and perpetual conservation on each of these magnificent ranch properties.
