TECHNICAL REPORT
The Site The Project of al Khalidia site is located in one of the most important areas of the City of Abu Dhabi, close to the most ancient part of the Corniche. The area has a preminent residential use, and a great number of apartment blocks have been realized in the time being, in various shape and in different times. The front area of the Corniche, is now completely under re-development, with new important modern buildings, as Headquarters for important International Companies, Hotels and new luxurious Residential apartments. The Al Khalidia site is now occupied by 20 years old Apartment buildings, and the all site, due the very outstanding location, requires to be re-designed improving its high potential, and becoming a new point of reference for the quality of the Corniche Area. 2
The aim of the project The aim of the Architects of the K-Skibridge competition project, is to offer to the Client an important Real Estate opportunity, according to the new developments of Abu Dhabi and the Corniche itself. The Architects plan to build a new attractive complex, marked by the highest quality of construction, a luxurious interior design, but different from the standard of the modern towers and blocks that have filled all towns of the Emirates in the last few years. Therefore the Architects guidelines are: To build higher than the surrounding buildings, to spring up from the city context. To get the maximum possible distance from the existing buildings. To concentrate the functional program in 3 Towers. To build an external podium with shared functions connecting the whole building and the towers built on it. To give a different, soft and high class image to the entire complex. The K-Skybridge project tries to contain and resume the mentioned tasks with the following main drivers: No massive volumes, but single towers connected over a common stage. Non shocking design of the building, to emphasize the quality of the class of the complex, and the relaxing sense. Give to the complex a European image: a distinctive sign of quality. Luxury fitting out and interior design: the best Italian Style tradition, will confere the most outstanding figure of the complex. Minimum maintenance cost will preserve the complex from a quick decline The 3 towers are connected and served by a large and bright Retail Arcade & Plaza where residents e people in general, can find a place for daily shopping, relax, and meeting opportunities. The Retail plaza is also completed by upper restaurants, meeting rooms, business centre, conference hall (or Multiplex Cinema) that allow to the common area to offer full services and meeting opportunities. 3
Master Plan The site presents an L shape and is served by only one main road in the South- West Side. The whole environment, with new and aged buildings, is built on a high density grid; the blocks are very close each other, and the quality of the construction is not attractive. The Master Plan Design is oriented to utilize the maximum area in the site: the shape of the site is extruded into a volume excavated into three towers. The pattern grows out of the scheme of the city: the new compound so becomes a new idea of vertical city. The new idea of vertical city, K Skibridge, is the ultimate European compound in Abu Dhabi. 4
Site accessibility The problem of cars circulation and accessibility to the site is solved creating two new roads that connect the main one way road in south-west to the closed road in the north-east. The new roads are one way for cars circulation in clockwise sense: this allows four different main access to the new complex. 1 4 2 The first access is divided in two different entrances: one for offices and the other for the internal plaza, the shopping arcade, the restaurants, the fiteness centre, the multiplex cinema and the business centre. The second access is divided in two entrances too: one dedicated to the residential apartments and the other for the internal plaza and the other services. The third access is divided in more entrances: one is for the serviced apartments; one for the shadred services to apartments like laundry, kindergarten, club house; one for health and fitness centre; one for other serviced apartments and one for the supermarket. The fourth main access is for technical compartment, maintenance and delivery services. The new circulation allows a direct and functional access to the main technical compartment at ground level. 3 The aim of the new traffic network is to have a clear and efficient circulation system for cars and people and to make the access to technical and services area at the ground floor easier. Therefore the main internal plaza with shopping arcade is at the main floor at + 4,00 meters. The car parking are underground divided into 4 levels. Entrances and exits are in three different corners in order to divide the traffic flows. 5
3D Concept Tower 1 The complex is made by three different towers connected with a common podium at the lower floors and connected with three different sky bridges : the sky bridges across the towers symbolize the exchange of different cultures and people. Tower 2 bridge Tower 3 In the base there are internal plaza, shopping arcade, restaurants, beauty centre, conference hall (or multiplex cinema) and principal technical compartment. The first tower is 30 floors with a 3 level luxury glass penthouse on the top. It is 156 meters high and contains offices. bridge bridge The second tower is 25 floors and contains residential apartments with a swimming pool and a solarium at the roof. The two towers are connected with 2 bridges, from where thanks to the highness respect the existing buildings all around, people can watch the sea. In the first bridge there is the business centre and in the second, the highest, there is a luxury panoramic skybridge restaurant. The third tower contains serviced apartments, services like laundry, kindergarten, club house and supermarket at the ground floor. In the middle level and in the third bridge connected to the second tower, there are two floors for health and fitness centre. 6
