01: Company Profile Equity Development Management was formed in 2001 and has grown to become one of Australia s leading property development and project management consultancies. The management team has experience working within some of Australia s largest companies, including Leighton Holdings and Lend Lease, and have brought this wide spectrum of construction and development experience to Equity Development Management. Equity Development Management is committed to providing the highest level of service to all clients, focusing particularly on consistent communication, strong documentation and applying innovative tools to ensure the client s specific goals are met, risks are defined and managed and commercial objectives realised. The consultancy builds teams of skilled consultants and individuals to manage the challenges of a wide range of projects across all property sectors including commercial, industrial, retail, residential, land subdivision and large scale mixed use developments. Equity Development Management is also a company which is focused not simply with the process but has the experience to ensure that the most efficient and cost effective paths are taken to ensure that established objectives are achieved.
02: Capability Statement Particular disciplines of expertise include: Preliminary property / project assessments to assist in evaluating the feasibility of a project or potential acquisition. Preparation and analysis of financial models, project cashflows and feasibility studies. Preparation of tender documentation and negotiation of construction contracts. Sourcing, appointment, management and administration of project consultants and design teams. Creation of detailed project briefs addressing the requirements of all project stakeholders. Preparation of applications to and co-ordination with local Councils, public authorities and other government agencies. Construction contract administration, including management of contractors and other specialist consultants through to project completion. Development and implementation of property marketing campaigns. Negotiation and documentation of sale and purchase contracts. General property and tenancy advisory including sourcing of space and lease negotiation. Equity Development Management also holds cover for Professional Indemnity, Public Liability and necessary statutory insurances.
03: Recent and Current Projects Aevum Limited - The Cove Retirement Village, Northmead, Sydney - Stage 1 Equity Development Management has been appointed by Aevum as Superintendent to administer the construction works for Stage 1 of further development at The Willows Retirement Village. The project comprises 24 new independent living units in 2 buildings above basement car parking. Completion is due in late 2010. Aevum Limited - The Cove Retirement Village, Daleys Point - Stage 1 Equity Development Management has been appointed by Aevum to manage the delivery of the first stage of works adjacent to the existing The Cove retirement village. The project includes 8 new independent living units above basement car parking on a waterfront site. Services include design and approvals management, building contract tender, award and administration. Completion is due in mid 2010. The GPT Group - CBD Commercial Tower Projects Development and project management services for GPT on major CBD commercial tower projects in Sydney and Melbourne. Cartier Group - Marketown East, Newcastle Development and project management services for the redevelopment of a cleared site adjacent to the client's existing land holdings in the Newcastle CBD. The development includes a large neighbourhood shopping centre underneath three residential towers. Equity Development Management has been appointed as Principal's Representative to manage the project through to completion. Stage 1 works are due for completion in early 2011.
03: Recent and Current Projects Aevum Limited - The Willows Retirement Village, Northmead, Sydney Development and project management services for the proposed development of 75 new Independent Living Units and 100 Bed Aged Care Facility at The Willows Retirement Village, Northmead, Sydney. Equity Development Management has appointed the project team, and is managing the design development process, securing approvals and administering the construction in stages through to completion Challenger Diversified Property Group - The Domain Car Park, Sydney Equity Development Management has been appointed to provide project management services for the refurbishment of the 1,250 space Domain Car Park in Sydney. Equity Development Management coordinated the bid for the new long term lease and is managing all aspects of the delivery of the works on behalf of Challenger. Completion is due in mid 2011. Aevum Limited - The Cove Retirement Village, Daleys Point, NSW Equity Development Management has been appointed to provide development and project management services to Aevum for proposed further development at The Cove at Daleys Point, NSW. Consolidated Press Holdings/ Crocus International - Gaming / Hotel / Retail Complex - Moscow, Russia Development management services for a 250,000 sqm mixed use development in Moscow, Russia. Equity Development Management was appointed as development manager to co-ordinate the project team, manage the design development process and represent the interests of the international Joint Venture throughout the project.
03: Recent and Current Projects Century Funds Management - Macquarie Park and Sydney Olympic Park Initial feasibility analysis, advisory and DA preparation in relation to the proposed redevelopment of existing commercial properties in North Ryde, NSW and Sydney Olympic Park, NSW. Perisher Blue - Perisher Village Centre, Perisher Valley, NSW Development management services for the proposed 850 bed, 6,000 sqm commercial / retail, mixed use Perisher Village Centre project, Perisher Valley, NSW. Services include feasibility analysis, design team co-ordination and liaison with a wide range of stakeholders including NSW State Government Agencies, private sector and specific interest groups. Concept Plan approval obtained in November 2006. Kosciuszko Thredbo - Valley Terminal TAH Redevelopment, Thredbo Village, NSW Property advisory services in relation to the proposed Valley Terminal redevelopment at Thredbo, NSW. Project will comprise approximately 500 beds of new hotel and apartment accommodation plus retail, restaurants and bars, and other skier facilities. COX CRONE Architects - Dubai Festival City, Dubai, UAE Project management services for a large scale mixed use project known as Dubai Festival City in Dubai, UAE. Equity Development Management provided consultancy administration and coordination services to the Cox Crone Lead Consultancy Joint Venture.
03: Recent and Current Projects The Greater Union Organisation - Bass Hill and Blacktown Drive-in, Sydney Property development options analysis and advisory services in relation to existing land holdings, including at Bass Hill, Blacktown and Double Bay, NSW. The Greater Union Organisation - 45 Market Street, Sydney Property advisory services relating to the successful purchase of a strategic retail and commercial property known as "The Gowings Building", 45 Market Street, Sydney. Mission Australia - Mission Australia Centre, Surry Hills, Sydney Pre-DA advisory, feasibility analysis and Project Management services for the redevelopment of Campbell House in Surry Hills, NSW. The onsite works commenced in October 2004 and were completed in August 2005. Equity Development Management was appointed as Project Manager to coordinate the design team, negotiate with and appoint contractors and manage Mission Australia's interests throughout the delivery period. Head Contractor: Baulderstone Hornibrook. Mission Australia - Miller Child and Family Centre, Liverpool, Sydney Project management services for refurbishment works to the Miller Child and Family Centre at Liverpool, NSW. Services provided by Equity Development Management include building contract negotiation, on site QA monitoring and representation of Mission Australia's interests throughout.

04: The Executive Team Bruce Wallis - Director After 12 years with Leighton Properties in both Sydney and Melbourne, Bruce Wallis established Equity Development Management in October 2001 to provide property consultancy and development management services. With over 20 years experience in the property and construction industry, Bruce is well placed to assess the issues and opportunities presented by significant property and construction projects. Prior to Leighton Properties, he was with the publicly listed Eurolynx Properties Limited providing property acquisition, analysis and management services to the Heine Property Trusts. Significant projects in Bruce s career prior to the establishment of Equity Development Management include: 417 St Kilda Road, Melbourne, Victoria -20,000sqm office development; Development management of Sydney s Temporary Casino and the Star City casino complex; 383 Kent Street, Sydney, NSW - 18,000 sqm office development; and The Manors residential apartment project, Waitara, Sydney, NSW - 72 residential apartments and associated car parking. As principal of Equity Development Management, Bruce is currently managing significant projects including consultancies in New South Wales highly sensitive alpine environment and outside of Australia.
