Since registration the Australian operations of Lend Lease has continued to grow and change. In March 2011, Lend Lease acquired Valemus Australia (also formerly known as Bilfinger Berger Australia) comprising Abigroup, Baulderstone and Conneq. These Businesses have been progressively incorporated into Lend Lease s EEO cycle, with the integrated Assessment Plan being approved by the Department in November As such, financial year 2012/13 is the first year that these three businesses are included in Lend Lease s annual report under the requirements of the EEO Act. In March 2013, Lend Lease sold its Aged Care business and the energy efficiency opportunities previously identified in this Business were subsequently transferred to the new owner of the assets and are no longer included in Lend Lease s reporting. Total percentage of energy use assessed to date % The Communities Business initially identified energy efficiency opportunities on a representative development project by undertaking an Independent Level 2 Energy Audit in FY11. With the acquisition of the Valemus Businesses, a review of operational control boundaries across all Lend Lease operations was subsequently required. On this basis it was agreed that the Communities Business had a significantly reduced energy footprint given it did not have Operational Control of principal contractors. Further to discussions with the Department, Lend Lease opted to exclude the Communities Business from reporting under EEO for the remainder of the first cycle as permitted under the Act*. *A Corporation is required to assess 80% of its reported baseline energy use in the first cycle, with the remaining 20% permitted to be excluded from participating under the EEO Act. Total percentage of energy use assessed to date % Energy efficiency assessments have been performed on Lend Lease Corporate offices including the Bond in Sydney and the Gauge in Melbourne as part of their Green Star rated as-built ratings. Further to this all Lend Lease Offices implement a Green Office Guide which includes review and implementation of energy efficiency measures. As part of the Green Office initiative, Lend Lease Group also invested in an ICT management program which automates the shutdown of all office based PCs out of business hours leading to substantial energy savings. 11 Significant Opportunities Case Study 1 Lend Lease Investment Management Description of Opportunity The Investment Management business commissioned a detailed energy audit of the Lakeside Joondalup Shopping Centre in The Audit identified a number of opportunities to improve energy efficiency at the facility including an option to upgrade the existing chiller plant by replacement of two of the three chillers servicing the existing facility. Fortunately this work was undertaken when the design development phase of a major expansion to the centre was also commencing. As a result of combining the findings of the energy efficiency assessment and a broader life cycle assessment of the existing building s plant, the building owners requested the commercial feasibility of a Centralised Energy Plant servicing both new and existing parts of the facility be investigated. Type of information to be covered Equipment Type Centralised Energy Plant Business Response Implementation Commenced Energy saved (GJ) ~ 5,000 GJ Greenhouse gas abated (CO2-e) ~ 1,000 t CO2-e $ saved ~ $300,000 per annum The investigation, which included comprehensive energy and financial modelling, confirmed that centralising all chilled water plant for the entire facility would not only provide environmental benefits such as energy and water usage reductions, but would also provide significant financial benefits to the asset and its stakeholders. Once the commitment to the Centralised Energy Plant was made, further detailed feasibility studies were completed to determine the optimum configuration for the plant. The expansion of the Lakeside Joondalup Shopping Centre and its Centralised Energy Plant is due for completion prior to Christmas Page 11
12 Significant Opportunities Case Study 2 Lend Lease Project Management and Construction Description of Opportunity The Project Management and Construction business conducted an assessment of its site access and egress temporary lighting system to determine areas for improvement. A significant opportunity identified consisted of upgrading the existing lighting system to Light Emitting Diodes (LED). Key Features of the LED Lighting system include It incorporates three major components control box, soft wiring leads and light fittings. It is safer as it converts 240 volts AC input to 24 volts DC output therefore eliminating risk of electrocution from the temporary lighting. It is compact as it powers all the lights and controls the battery backup system. It is reliable as when power to the control box is disconnected or power drops off, the battery backup system, housed within the box, will immediately begin operating. Alternatively, when power is restored to the system the battery backup system will disengage and recharge. It is easy to install through a plug and play system, which also enables electricians to add, remove or change lights while power is still connected. This limits the downtime as lights do not need to be turned off. It is a more environmentally sustainable solution as it is energy efficient and does not contain glass or mercury. This enables individual control of different levels or areas from a central location and as a result further enhances energy efficiency. The system can also feature motion sensors which are piggybacked off the main system s wiring the same as the LED safety light. The motion sensors allow for areas that are not in use to be switched off heightening the energy efficiency yet again. Page 12
13 Significant Opportunities Case Study 3 Abigroup Description of Opportunity From commencement of the initiative in 2010, Lend Lease s vision for its Virtual Superintendent initiative was that a complete connected site technology solution allows detailed real-time information to be collected remotely from machines on a project to enable informed decision-making in regards to project productivity and machine efficiency. In 2011, Lend Lease launched Project Catalyst with the objective of piloting the Virtual Superintendent initiative on the Hunter Expressway project. Project Catalyst involved the installation, configuration, calibration and set up of on-board and off-board machine control and guidance systems along with productivity management solutions to deliver real-time and accurate productivity summaries, exception management recommendations and outlook on short term and longer term job production and energy consumption goals. The emphasis on this pilot project was to control and drive continued improvements around energy efficiency and fuel consumption of our 51 heavy plant items by proactively managing key variables such as production method, plant allocation and operator performance. Type of information to be covered Equipment Type Data Capture Business Response Under investigation Energy saved (GJ) To be determined Greenhouse gas abated (CO2-e) To be determined $ saved To be determined This initiative has positively impacted service, quality and efficiency in the field through the elimination of unscheduled downtime, control maintenance cost, reduced component wear and lower fuel consumption. One example includes the monthly analysis reported identified that the machinery spent 54% working and 46% idle. After reviewing the data and implementing changes to their day-to-day operations, in the following month they had already increased their machinery productivity to 66% working and 34% idle. This is just the start of many project efficiency improvements. Such results showed subsequent benefits to the business, substantial profit increase per month, large annualised saving and increased productivity by working smarter, not harder or longer. Following the success of Project Catalyst, Lend Lease has taken the initiative to a new level and in late 2012 launched Project Iron Rubix. Project Iron Rubix takes the fleet monitoring to an advanced level and will be applied to all Lend Lease fleet on the Nambucca to Urunga Project in Page 13
14 Significant Opportunities Case Study 4 Construction Energy Efficiency Calculator Description of Opportunity Recognising the challenges of identifying energy efficiency opportunities on construction sites the Lend Lease Construction and Engineering Businesses have identified an opportunity to embed energy efficiency identification into project bids and designs. Lend Lease, in liaison with the Department, is developing a Construction Energy Efficiency Calculator. The Construction Energy Efficiency calculator will enable a cost planner at the bid phase of a project to establish the likely baseline of energy use for a proposed project and understand the high level opportunities for reducing energy consumption and/or efficiency. Source: Department of Industry & ACA Guidance (2013, 12) Analysing Energy Consumption in the Australian Construction Sector Should the project bid be successful, the project cost planner is then able to revisit the Calculator with the final project construction details (volumes, duration, activities, distances, equipment, labour) to estimate the energy budget for the project. Similarly, the cost planner will then be able to utilise another part of the Calculator to then estimate/ test alternative scenarios, volumes, methods or activities to improve energy efficiency on the project during the planning phase. The Construction Energy Efficiency Calculator will help to streamline EEO compliance obligations with Business needs and increase the uptake of energy efficiency initiatives on all future Lend Lease construction and engineering projects.
