This document will guide you through on How to Create and Add a Detached Garage to SIMSOL s Evaluation Program. Currently the NFIP Flood Program requires the detached garage be addressed in the Final Report. Please note, you do not want to include your detached garage in your 80% Insured to Value determination in your building estimate. This will penalize the insured from possibly qualifying them for full replacement cost. Please follow the directions below on properly create an evaluation and detached garage in Simsol: Steps for Preparing a Building Evaluation with Detached Garage: This tutorial will teach you how to properly create a building evaluation with a detached garage and apply it to the SIMSOL Estimate. Step One: Creating Your Evaluation In this tutorial, you will add a square foot valuation to a pre-existing claim. To begin this exercise make sure you are in an existing claim. 1) Create a new square foot valuation using the speed button at the top labeled New Valuation. 2) Once you create the new valuation, the valuation wizard will automatically start with the first screen titled Valuation information. Title the valuation Main Risk and use today s date as the valuation date. Continue to the next screen using the Next button. 3) On the Building Type screen, select the following building type: BUILDING TYPE: Single Family Residence Wood Frame 6 Corners When done select Next to advance to the next screen.
4) On the Building Information Screen use the following data to complete the screen: BUILDING INFORMATION: Total Area: Stories: 2175 SF 2-Story: 1 st. Floor 1275 SF 2 nd. Floor 900 SF Story Height: 8 Quality: Year Built: Class 4 Good Std. 2000 - Economic Age (Same Age) 50+Miles From Metro Area:Yes Bldg. On Slab: 1275 SF When done select Next to advance to the next screen. 5) On the Building Components screen, edit the roofing component as follows: BUILDING COMPONENTS: Roofing: Override to Class 2 (Multi-level,slate, tile or flat surface, decorative details.) Hint: Double Left Click on the desired Component. When done select Next to advance to the next screen.
Click OK to Accept and Continue
6) On the Additions to the Building, complete the following additions: Please follow steps for adding Detached Garage for Flood Claim in SIMSOL ADDITIONS TO BUILDING: Garage, Single Family Dwellings: Area: Detached - Finished 450 square foot 1. From the Construction Additions to the Building Screen, click Garages Single Family Dwelling. Double Left Click Detached Finished 2. Insert 450 SF and click the OK button.
3. Detached Garage amount is displayed, please see below screen shot. 4. In order to apply the proper evaluation for detached garage for the house which is being evaluated, you first must determine the price per square foot of the garage. Take the total square foot of the garage and divided it by the total amount generated by the evaluation as shown above. (19,073.25 / 450 = 42.38 per sqft.) 5. Please retain these figures: 450 sqft. @ 42.38=19,073.25. These figures will then be transferred into the APS Evaluation Section in the SIMSOL CLAIM once the building evaluation is completed. 6. Right click on the Garages Single Family Dwelling and select the delete option. You do not want to include this amount in the original building evaluation. Please note, you originally added this item in the evaluation in order to determine proper amount for the type of detached garage being evaluated. 7. Proceed with your evaluation of the building by clicking next. 7) On the Building Built-in screen complete the following additions: BUILDING BUILT-IN ITEMS: Heating & Cooling Eq. Single Family Res. HVAC: Area: Central Ducted Air Systems, Forced Air Heating and Cooling, Overhead Outlets. 2175 square foot
Double Left Click on Central Ducted Air Systems, Forced air heating and cooling, Overhead Outlets. Validate the livable square footage under air (2,175) and click OK to accept. When done select Next building evaluation. to advance to the next screen which displays the total Steps for Applying the Building Evaluation with Detached Garage to the SIMSOL Claim: Once the building evaluation is complete along with the price per square foot of the detached garage, it must be applied to the BUILDING and APS Estimates of the claim, please see the steps below: Applying the Building Evaluation the Estimate Select the Building Estimate Information Screen from the Claims Enclosure Tree Hint: (Gold Padlock)
1. Click Bldg. Info Icon located top center of the screen. This displays the Building Description and Valuation Information Screen shown below: 2. Locate the Description Field Box and select the down arrow. The Valuation name will be displayed. Click the Valuation name from the drop down box and the evaluation amounts be inserted and now will be included on all Flood Forms. Applying the Detached Garage Evaluation to the APS Estimate Select the Building Estimate Information Screen from the Claims Enclosure Tree Hint: (Gold Padlock) 1. Click Bldg. Info Icon located top center of the screen. This displays the Building Description and Valuation Information Screen shown below:
2. Locate the Description Field Box and type Detached Garage followed by the square footage of the Detached Garage of (450sqft example) in the SQFT field box. Apply the Cost per SF of 42.38 (obtained by the Building Valuation for Detached Garage). RCV Amount will then be displayed just add depreciation and the amounts will then be applied to all relative flood forms.
