Chalet Castellino Chalet Castinello is perched above the charming village of Saas Fee at 1930m in the Hohnegg area. From here there are stunning views over the village to the impressive Allalain and glaciers beyond. The chalet has 7 bedrooms divided into two apartments and two studios both with their own entrances. It is finished and ready to occupy. There is also a hotel situatd nearby that is currently awaiting renovation and will re-open as a 5 star hotel, with extensive facilities and maintenance options available for Chalet Castinello. Resort Information Saas Fee is one of our favourite resorts, a high altitude traditional traffic free village set at 1800m in a dramatic setting surrounded by glaciers. The village oozes Swiss charm; narrow streets lined with old chalets, traditional barns set on stones, with a church and mountain guide office and school at the centre of the village. Unlike so many of the mega-resorts this village has a fabulous atmosphere in both summer and winter, Small is beautiful. Location Saas Fee is about two and a half hours drive from Geneva, Milan, or Zurich. As it is a car-free resort all visitors park at the entrance to the village and take an electric taxi to their chalet or walk five or ten minutes. Alternatively you could take the express train train from Zurich or Geneva and then the post bus up from Visp. There is a huge selection of good restaurants, traditional tea houses and shops but Saas Fee also has a great après ski scene, starting in the snow bars near the lifts and ending with live music in Popcorn or cool bars such as Poison.

Property Chalet Castellino is a beautiful old chalet which has been internally renovated into a very high standard, creating a superb Alpine property. It has a habitable space of 336m 2, divided into two connected apartments (one with three bedrooms, one with two) and two studios both with their own bathroom and entrance. First built in 1748 Chalet Castellino embodies all that Saas Fee as a resort represents. The perfect mix of tradition and high end luxury- this property an exceptional chance to buy in the area. The property has seven bedrooms, six bathrooms with an additional WC. The internal layout is such that there is one duplex apartment with two bedrooms, and another apartment on the first and second floors which has three. The two bed apartment has it s own kitchenette and living area. The three bedroom aparmment, which is connected but can be used as a seperate unit, is bigger with an open plan kitchen and living area. The two studios each have a bed, a kitchnette and a seperate bathroom. Both also have their own enterances. For outside space there are three terraces and one balcony. The terraces are large with plenty of space to relax on them in the summer months. The views from the property are absolutely stunning looking over Saas Fee and the surrounding area. Chalet Castellino is a very rare and special opportunity for a non-swiss to buy a chalet so full of character and history in Saas Fee. It is available for foreign buyers with no special residence permit requirements. The property is freehold and there is no rental obligation, although there are options to rent if you wish to do so.

Traditional Traffic-free resort

Location Saas Fee is a traditional traffic-free resort at an altitude of 1,800m just over two hours from Geneva, Zurich and Milan. Chalet Castinello is in the Hognegg area of Saas Fee, on a sunny moutainside above the village but just a 10 minute walk down into town and a slightly longer 15 minute walk back home. The nearest ski lifts are just 10 minutes away and you can even ski down to them. Chalet Castellino is located near a famous hotel which is currently closed and awaiting a massive renovation. Once re-opened the hotel will be 4 or 5 star and will have all the facilities associated with a high-end hotel. The owner of Chalet Castellino will have full access to these facilities as well as service options provided by the hotel.

1800m to 3500m with high altitude glacier skiing

Winter Saas Fee is the place for all winter sports including the World Snowboard championships in November and the World Ice-climbing championships in January. If you like ski touring then put on your skins and take a guide to discover the real mountains. Saas Fee is a good choice for non-skiers too as there are many marked winter walks and plenty to do including husky dog sledding, tobogganing, ice skating, curling and a superb indoor sports centre with a pool and saunas. The 5* Hotel Fereinart offers beauty treatments and relaxing massages if you want to pamper yourself. Skiing With most of the skiing between 2500m and 3500m skiing is possible throughout the year and the lifts are open from July right through autumn until the end of April, so you have skiing 10 months of the year. If you want a resort with a snow guarantee, this is it! Saas Fee has ambitious plans to replace old lifts and to build a new with a new gondola up to 3880m to serve the summer ski area and to provide a link to Zermatt. The ski pass includes a free day in Zermatt in the next valley, just one hour away by car.

Dual season resort with lots to do for all ages

Summer Saas Fee is a real village, a true dual season resort. Most of the international ski teams train on the glacier in the summer so the resort is always busy. Apart from its 350km network of hiking paths, the Saas Valley also has a wide variety of summer activities for both old and young, such as summer skiing and snowboarding, mountainbiking, tennis, golfing, pétanque, trekking on horseback, scooters, and climbing. There is also a rope challenge in the forest, a children s roller coaster (the Feeblitz) and children s clubs with organised activities. The public swimming pool and sports facilities are excellent.

There are plenty of cheap flights to Geneva, Zurich and Milan and it is also possible to fly to Sion airport just over an hour away with Snowjet www.snowjet.co.uk in the winter. Legal requirements Demand for property in Saas Fee was so strong and prices were rising so fast that the commune of Saas Fee restricted new construction to just 1500 m2 per year. This is enough only for two new apartment buildings and one or two chalets per year and of these only three or four properties will be authorised for sale to non-swiss. There are very few re-sale properties on the market but if it is owned by a foreigner then it may be sold to a foreigner. Chalet Ama Dablam has been owned by the vendor for over 10 years so it could be sold to a non-swiss buyer. The notary would apply for a foreign purchase permit as part of the purchase procedure.
