With extensive knowledge and experience in corporate relocation, our team can assist with everything from helping an employee find their new home using our complimentary Home Search service, to preparing tenancy agreements and representing both employee and employer throughout the tenancy as part of our Tenancy Management service. Our Corporate and Relocation Service enables both large and small companies alike to cost effectively outsource this specialist work on a tenancy by tenancy basis. Complimentary Home Search Relocation of Employees With different requirements for each staff member we offer a bespoke service to companies from all sectors, providing advice on locations, processes and a hand-holding service for home searches in London and the Home Counties. This service can include conducting one-to-one consultations, presentations to staff about the lettings process and co-ordination of visits to the area. Tenancy Management Regardless of whether your employee finds their new home on their own, using our complimentary Home Search service or via a nationwide relocation specialist, our bespoke Tenancy Management service protects their interests and yours from start to finish. Available irrespective of where in England, Scotland or Wales the property is located, a monthly fee is charged on a property by property basis enabling us to deal with everything from a single employee to many hundreds with equal ease. A typical service package would include: Negotiation on terms with the landlord. Preparation of a tenancy agreement/ check third party agreement. Ensuring safety certification is up to date. Arrangement of transfer of utilities. Arrangement of an inventory clerk to represent you. Arrangement of payment of initial monies and ongoing rent. Ongoing help and advice throughout the tenancy. Negotiation of tenancy extensions. Handling end of tenancy arrangements. Negotiating the release of the deposit. A Senior Executive service is tailored to meet the requirements of high profile executives. Corporate and Relocation Services The Process The process for the Complimentary Home Search combined with the paid Tenancy Management service: Professional Advice Our trained staff will guide you through the letting process, clearly explaining landlord and tenant statutory and contractual obligations. Initial Consultation Your Account Manager will take time to understand your specific requirements to design a bespoke service for you. The Offer Once you have found a property we assist and guide you through the negotiation process, advising on price, break clauses and options to renew. Orientation & Home Search Your Account Manager will make arrangements to view prospective properties. A member of staff with local knowledge is on hand to accompany you and provide a thorough insight into the area. Practical Matters Your Tenancy Manager prepares a tenancy agreement and makes arrangements for payment of monies and the setup of utility accounts. Ongoing Management As part of our Tenancy Management service we are on hand throughout the tenancy to offer practical assistance and guidance. Terminating the Tenancy As the end of the initial term approaches, your Tenancy Manager seeks your instructions regarding extending the tenancy and negotiates the terms of renewal on your behalf. Extending the Tenancy Your Tenancy Manager serves any Notices that are required and assesses claims against the deposit by the landlord to ensure your best interests are served to the very end. Optional VIP Service At an extra cost, we can arrange everything from meeting your employees at the airport with keys, to having someone on hand to explain how the central heating works.
