Roof Inspected At: 1465 Gerlach Drive, San Jose REMARKS & RECOMMENDED TREATMENT: This roof is a Class A Fire Rated Dimensional Composition roof; it was likely a 25 year grade. It is installed over a layer of original composition. This roof is showing the classic signs of being worn out. The protective colored granules are dislodging from the shingles; Photo A. The inner mat is exposed as the asphalt and granules are not there to protect the shingle from the destructive ultra violet rays; Photo B. The shingles are fracturing; Photo C. This is the result of the shingles drying out. There are the typical problems that could be repaired if the roof had life remaining; Photo D, shows torn shingles. The back of the chimney is clogged with debris, this could be cleared. However the roof is showing all the signs of having reached its maximum life. We recommend the roof be replaced. The lack of ventilation and the existing roof being left in place while the new roof was installed likely played a part in the failure of this roof. Gutters: The gutter line has a mix of heavily rusted gutters which are full of debris; Photos E&F. There is a partial PVC gutter at the left hand side of the roof; Photo G. These are in poor condition. A portion of the gutter edge has no gutters. We recommend the entire gutter edge have new pre-painted seamless gutters and downspouts installed. Note: There are several areas of visible dry-rot; Photo H. We recommend the home inspectors report be referenced. Please see attached Estimate for re-roofing specifications and recommendations. 2

Roof Inspected At: 1465 Gerlach Drive, San Jose *The purpose of this roof inspection is to determine type, age, life expectancy and corrective work if needed. This is a visual inspection, some types of roofs such as built-up roof systems can have hidden leaks and we accept no liability for such conditions. We do not inspect for dry-rot or structural deficiencies; if information on these items is needed, the appropriate inspector should be contacted. If we detect any such items, it will be noted only if it will affect the performance of the roof system. Slight deflection or bowing is common to most roofs and we do not offer any opinion on this, excepting if in our opinion it would affect roof life. In accord with the above mentioned items, this roof inspection report cannot be subject to a warranty. This report does not include coverings for patios/sheds, solar units or other fixtures if any on property. Full disclosure of any and all known leaks is imperative and must be provided, failure to disclose known leaks prior to or upon inspection could result in voiding all or part of stated workmanship warranty. Gutters and drains are an important part of roof function, however they in themselves constitute a separate component of the structure and we accept no responsibility for their function. We can offer opinions as to the performance and condition of gutters and drains, and how they affect the roof function and life expectancy. Gutter inspections performed along with our standard roof inspection are a visual inspection; generally, it is to evaluate the basic function; we cannot always determine if any or all seams, end caps or miters may leak or not. In most cases, we would not be able to determine how the gutters are pitched as they generally follow the eave lines. Settling and roof deflection may change the gutter line after they are installed and as they settle. The only way to determine these factors would be to perform a water test filling gutters with water; this testing could take many hours depending on the size of the home. An additional fee for this type of water testing would be determined on a house to house basis, depending on access and linear feet of gutters (prices could range from $100.00 to $250.00) and even then there are factors that may make a repair impossible to warranty. Offering a full warranty would only apply to gutter systems installed by Timberline Roofing Solutions. Warranty Statement: If the above noted work is completed by Timberline Roofing Solutions, Inc. we will warranty this roof against leakage for a period of one year. If a leak should occur within one year we will repair the leak at no cost to the buyer provided that: 1) the leak was not caused by abuse; 2) payment is not in default; 3) the leak was not a result of a manufacturer s defect; 4) the leak was not caused by work performed by others; 5) the leak is in an accessible area (not under solar units, H.V.A.C. units or other fixtures on the roof); 6) the leak is not the result of inadequate protection neglected by the original manufacturer s specifications (i.e. lack of felt underlayments on some tile applications, etc.). Limits: Timberline Roofing Solutions, Inc. is not responsible to perform roofing work stated in other opinions. Our warranty states the roof is water-tight and not that is free of material and/or application flaws. Our warranty does not include problems regarding any gutter or drainage system present. Our warranty does not include damage caused by excessive wind conditions and/or others acts of nature. Remove existing roof layers and dispose of all debris. 2. Nail down or remove all protruding nails. 3. Install ASTM 36 /30 lb. felt underlayment. 4. Install new vents and pipe flashings, this includes two new low profile attic vents and a ridge vent system. 5. Install new composition roof material with approved fasteners. 6. Install high profile Ridglass to all hip/ridge areas. 7. All exposed sheet metal will be coated with a rust-resistant paint for added protection. 8. Roof and surrounding grounds will be cleaned and all roofing debris will be removed from premises. Material Warranty: The roof will be installed according to the Manufacturer s Specifications with their Lifetime Limited Material Warranty. JOB NOTES Note 1: The above listed specifications are typical and in accord with all visual components of re-roofing. Any extra or special requirements imposed by the City Inspection Department as to hidden problems such as but not limited to inadequate flashings, inadequate chimney flashings/saddles, inadequate drainage, dry-rot, additional requirements for Title 24, etc.; will be an additional cost and will be performed on a Time and Materials basis. Note 2: In order to obtain manufacturer validation on your new roof system for the purpose of your warrantee, attic ventilation is needed. There are many ways to ventilate an attic. Included in your Estimate are two new low profile eyebrow vents and a ridge vent system. Note 3: Grounds will be thoroughly cleaned each day. Dust and debris may filter into the garage. Please cover items that may be affected. Driveway and grounds will be cleaned at the end of each day (we use dump trucks and haul away debris daily), there will be no dump boxes or debris boxes on your property). Note 4: The existing chimney saddles and saddle counter-flashing will be wire brushed; soldered corners will be inspected and sealed. All metal will be primed and painted with a rust prohibitive paint. If the saddle is un-useable, the homeowner will then be notified. To remove top and bottom saddles and brick mounted counter-flashing system and install a complete new system would be an additional $495.00 per chimney. Dry-Rot: Any dry-rot found will be handled on a time and materials basis, the hourly rate is $89.00 per man hour, plus the cost of materials. All change orders will be agreed upon before work begins.
