He created a start managing properties with his own residence purchased at 20 yrs old, while attending Arizona State University. His twin brother and he thought that buying a five bedroom home instead of a three bedroom home would be beneficial. Calculating that they could live in two of the bedrooms and rent out the other three, the property was rented for years through college never paying a mortgage payment out of their own pockets. Needless to say this was the start to his investment property bug. Property Management Sign-up Checklist Welcome to Scottsdale Luxury Properties Property Management. We are pleased that you have chosen us to manage your investment property. Return the Property Management Agreement, Marketing Package Document and Owners Information Document Return a Copy of Insurance Policy Keys - Home, Mailbox, Swimming Pool, etc. (put in kitchen drawer) Garage Door Opener (put in kitchen drawer) All Common area keys or codes- Pool, Gate, etc. (put in kitchen drawer) Send an authorization letter to the HOA, which directs all correspondence to SLP Property Management (SLPPM). Complete and Return Form for Maricopa County Assessor s Office so SLPPM can register property as a rental Register with Rural Metro Fire Department 800-352-2309 if applicable Fill out & return authorization form to connect all utilities, from utility companies Return any Existing Rental Documents &Funds (Existing Leases, Move-In reports, Security Deposits, Sales Tax Licenses, etc.)
Property Management Overview Scottsdale Luxury Properties Property Management provides the following services when managing property: Procuring business licenses and sales tax licenses in the properties location. Collection and payment of local sales taxes on the rents collected, as requested. Recordation of properties will be faxed to the County Recorder s Office. Collection of monthly rent. Arrange for all repairs, cleaning and maintenance work as needed. Owner s approval is required before major repair work is done. Due to the large volume of business our company does, we receive special discounted rates for most repair work. Start the eviction process in the event it should become necessary. Please note that most Judges do not allow Property Managers to attend court in lieu of an attorney/property owner. Provide a month-end statement of all financial activity including copies of paid bills and work performed. Leasing property to qualified tenants based on credit applications via credit bureaus. Advertising property to maximize the exposure of the property. Collection of Rent via www.propertyware.com to ensure late fees being added to monthly rent automatically. Ensuring your investment is protected during the entire length of occupancy. Ensuring that the property follows city codes based on renting property. After a tenant is approved for occupancy, Scottsdale Luxury Properties Property Management collects: Long Term: Fully refundable security deposit equal to 1 or 1.5 month s rent Refundable cleaning deposit of $300.00-$500.00 Refundable pet deposit of $250.00-$500.00 per animal (when applicable). Copy of Drivers License or Passport AZ Dept of Health and Safety Pool Safety Notice AZ Tenant/Landlord Act signed receipt by tenant Vacation Furnished Rentals: Fully refundable security deposit equal to $500.00 up to 1 month s rent Non-Refundable cleaning fee of $100.00-$250.00 Refundable pet deposit of $250.00-$500.00 per animal (when applicable).
