The benefits include a nonprorated coverage for leaks caused by material defects up to 40 years for your GAF steep slope roof and up to 35 years for your GAF low slope roof. A non-prorated coverage for leaks caused by misapplication up to 35 years for your GAF low slope roofing system and up to 20 years for your GAF steep slope roof. Color TBD Install 14 squares of GAF Pro-start Eave/Rake starter strips. This product is installed along all eaves and rake edges. With the factory applied Dura Grip adhesive strip this helps to lock down the roof edges to prevent blow offs and leaks. With the installation of six nails per shingle and the approved starter row the Armorshield II shingles comes with a 130 mph wind warranty. The approved factory starter strip and six nails must be used to achieve this increased wind warranty. Install 32.33 squares of GAF Armorshield II Seal-A-Ridge protective ridge cap shingles. These shingles are Class IV Impact Resistant providing protection at the highest stress areas of your roof. Install 84 rolls of Tiger Paw synthetic roof underlayment. Tiger Paw is a superior-quality roof deck protection and will protect the home by providing a critical extra layer of protection between your shingles and your roof deck. It helps prevent wind-driven rain (or water from other sources) from infiltrating under your shingles and causing damage to your roof structure, or to the inside of your home. In addition, superior-quality roof deck protection will help reduce damaging moisture that can become trapped on your roof deck, provide longer-lasting leak protection than conventional felts (which can rot or become brittle before your shingles reach their useful life), and help your shingles lay flat and uniform, for a better-looking finished roof. Tiger Paw Roof Deck Protection is a key part of the GAF Lifetime Roofing System, and has even earned the prestigious Good Housekeeping Seal. This product conforms to all ASTM standards for underlayment's. Building K has 1.25 squares of 3/12 slope which will require two layers of underlayment.
Re-roofing, Gutter/Downspout Replacement and Fascia Repair Proposal Cont d Install 14.72 squares of GAF Liberty low slope modified rolled roofing material. This includes all necessary products to reroof all low slopes from 0.25/12 up to 2/12 roof slopes. Install 139.48 squares of GAF Everguard Extreme 60 mil TPO flat roofing system. This includes all necessary material with 420 sheets of 1/4 Densdeck. The total roofing material for this project is 992.86 squares. Remove all existing metal valley flashing. Install 1073 lft. of new metal valley flashing. Install 170 new 3-1 rubber autocaulks. These are the flashings that seal around the plumbing exhaust pipes. Install 1902 lft. of new 4x5 metal edge flashing. Install 3240 lft. of new metal 2x2 drip edge flashing along all eaves. Color TBD. Install 1763 lft. of new metal Style D rake edge flashing along all rakes. Color TBD. The manufacturer may void the roof warranty if the proper attic ventilation is not installed. There is currently no ventilation on the structure therefore Triton Roofing & Solar will install 141 new Lomanco 750 GS air vents. This will provide sufficient ventilation for the roof structure and meet manufacturers specifications. The most susceptible roof areas for leaking are any penetrations and in and around valleys. The installation of 2218 lft. of GAF Weatherwatch leak barrier will prevent any future issues. This product is installed around all roof penetrations and in valleys. If there is any damaged decking that needs to be replaced a charge of $40.00 per board of 7/16 OSB will be applied. To meet manufacturers specifications this product must be installed on a clean non damaged surface. The work to be performed is considered major construction. Safety is of the utmost importance and will be the main priority, there will be a project foreman on site to ensure all OSHA standards are met and followed. The job site will be cleaned each day, removal of material will be in 5 ton dump trailers and no large trash containers will be left at the complex. Nails are a large concern during a reroof, to ensure none are left on the ground the crews will sweep the properties at the end of each day with a magnet. All dump fees are included. The buildings will be roof stocked by the distributor, the product will be evenly distributed along the ridges of the homes. The deliveries will be spaced apart so no material is on the roofs for an extended period of time. All permits will be pulled through Pikes Peak Regional Building Department (PPRBD) and are included in this proposal. Permits will be pulled before any material is delivered to the property. Remove and replace 3541 lft. of gutters. Install 5 aluminum gutters on all one story structures and 6 gutters on all two story structures. The roof capacity for water run off on the one story buildings do not warrant the cost of increasing into the 6 gutters. Install 2440 lft. of downspouts. All one story buildings will have 2x3 downspouts while all two story buildings will have 3x4 downspouts. Color TBD.
Re-roofing, Gutter/Downspout Replacement and Fascia Repair Proposal Cont d Cut existing raised fascia at all roof eave locations to match the slope and height of the existing roof deck. This will allow for proper water flow into the newly installed gutters. At the time of inspection the following areas of fascia board require replacing. These numbers are approximate and any new areas of damaged fascia board discovered during the project will be on a time plus material basis cost for replacement. Entry J2-10lft, rear J1-10lft, entry H1-10lft, entry H2-5lft, entry H3-30lft, entry H4-10lft, entry G1/G2-20lft, entry G3-20lft, southwest corner G4-20lft, rear G-20lft, F1-F3-20lft, west elevation E1-10lft, entry D4-20lft, front D1-10lft, entry K1-20lft, entry K2-10lft, entry/rear K3-20lft, entry/rear K4-10lft, south elevation K4-5lft. Cut all extended rafter tails flush and even with existing trim and fascia. The rafter tails will need to be properly trimmed so that new drip edge metal and gutter systems may be installed. All existing beam projections will not be cut. The existing beam projections do not interfere with installation of new gutters and will remain in place. The estimated completion time for this project is 6-8 weeks. This of course will be weather dependant. Temperatures must be above 40 degrees Fahrenheit. If high winds, rain/snow and lightening within a mile occur all work will be suspended. The property will never be left without properly being dried in and protected. Due to the length of time for this project sanitary facilities will be provided for the crews. Note: At the time of inspection it is in our professional opinion that the low slope roofs do not need to be replaced at this time. The only exception to this would be F5 and F6. The low slope portions of the structures require some minor maintenance (yearly maintenance is suggested). For the purpose of this project it is recommended that all areas of concern on the low slopes would be sealed as needed and a yearly maintenance plan would cover the expense of this work. Install 26.40 squares of GAF Everguard Extreme 60 mil TPO flat roofing system. This includes all necessary material with 80 sheets of 1/4 Densdeck on buildings F5 and F6 only.
